For late October 2015, there are two active listings in the Indian River Point (a.k.a. Newport Jensen) community of Jensen Beach on Hutchinson Island. These two homes were listed for $255,000 and $299,900 for an average of $277,450 or $168.36 per sq. ft. of living area.
There aren’t any homes currently under contract.
In the past 12 months, 6 homes have sold. Sales prices ranged from $245,000 to $361,000 or an average sales price of $301,000 which equaled $182.95 per sq. ft. of living area. These homes took an average of 162 days on market to go under contract and sold for an average of 89% of list price.
Situated on the shores of the wide Intracoastal at the east side of the Jensen Beach Causeway is the private community of Indian River Point (also known by its official designation as Newport Jensen). This non-gated community of 67 homes features community docks with a fishing station, tennis court, community pool and outdoor areas for barbecuing.
Homes were constructed from 1976 to 2001 (with the majority of them built from 1976 to 1983), though some of the homes have been totally remodeled and appear brand new. Sizes range from 2 Bedroom, 2 Bathroom homes of 1,100 sq. ft. up to 4 Bedroom, 3 Bathroom homes of up to 2,370 sq. ft. of living area. Both one and two story homes are in this waterfront community. Some homes have a 1 car garage while others have assigned parking spaces near or in front of the residences.
As of this writing the home owners’ association fees are $300 a month and these include basic cable TV, landscape and lawn maintenance as well as the insurance and care of the common areas and facilities.
Indian River Point is a wonderful and tight knit small community that is within walking distance to the beaches and only a short drive to quaint downtown Jensen Beach. Close to restaurants, shopping and in the ‘A’ rated Martin County School District. A wonderful winter getaway or full time Florida home.

There are 4 homes under contract that have not yet sold. List prices range from a low of $185,000 up to $239,500 with an average list price of $223,250 or $133.57 per sq. ft. of living area. These homes went under contract in an average of 34 days.
These past 12 months saw 16 homes sold in the Charter Club. Sales prices ranged from $154,900 up to $245,000 for an average sales price of $204,108 which equals $18.68 per sq. ft. of living area. These homes were under contract in an average of 54 days and sold for an average of 94% of list price.
The Charter Club us a gated community of 203 homes on the south side of Martin Downs Blvd. Developed in 1988 with the last home completed in 1995. Very well located in the heart of Palm City and just a short distance to shopping, the Turnpike, numerous golf courses and rivers and only about 15 minutes to the beaches of the Atlantic Ocean or 10 minutes to historic downtown Stuart, FL.
Home sizes range from 3 bedroom, 3 bathroom, 2 story homes with over 2,500 sq. ft. of living area down to 2 bedroom, 2 bathroom homes with just over 1,200 sq. ft. All of the Charter Club homes have garages and most are two car, though a few of the smaller homes only have one car garages.
There’s a community pool and hot tub for residents as well as to tennis courts. There’s also a nice large pond (or small lake) which many homes have nice private water views. The charter club allows up to 1 medium sized pet per home. There are also vehicle restrictions for trucks and commercial vehicles that don’t fit into garages.
The HOA fee is currently $228 per month and covers the common areas, landscaping and lawn service, basic cable tv, pest control and trash service.
A wonderful and safe community neighborhood that’s close to ‘A’ rated schools. The Charter Club at Martin Downs is a great place to call home.
As of October 2015, there are 6 active listings in the Princess of Hutchinson Island. List prices range from a low of $229,900 to a high of $405,000 for an average list price of $327,150 and an average cost per sq. ft. of living area of $214.54.
There are 2 condos under contract that have not closed as of this writing. List prices were $257,500 and $267,500 for an average list price of $262,500 or $195.02 per sq. ft. of living area. These two condos were on the market for an average of 90 days before going under contract.
In the past 12 months, 7 condos have sold in the Princess. Sales prices ranged from $212,000 up to $395,000 for an average sales price of $285,642 or $197.86 per sq. ft. of living area. These condos were on the market for an average of 184 days before going under contract and sold for an average of 95% of the last list price.
The Princess of Hutchinson Island is one of the more elegant high rise condominiums on Hutchinson Island in Jensen Beach. Located just North and East of Nettles Island and just 2 miles North of the Jensen Beach Causeway this 20 story condominium has both 3 bedroom, 2 bathroom condos and 2 bedroom, 2 bathroom condos with varying floor plans from 1,209 sq. ft. to spacious 1,716 sq. ft. units.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market. We remain with only 2 active listings in the Hobe Sound. It’s pretty incredible that there is as much activity as there is.
The current absorption rate is 1 months (Last month it was .67 months). This absorption rate should be taken with a liberal grain of salt, as small changes in activity make for very large changes on percentages that may not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.
The September 2014 numbers were: 19 active listings, 1 pending sales and 2 closed sales. Considering there are only 2 active listings this year 1/9th of what was available last year and we still have similar activity is pretty amazing.

The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County continues to show very strong activity. It is good to see a small increase in inventory for September, though we still remain quite far below historical averages. Both pending and closed sales remain quite strong as we head into our typically slower sales months.
The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 increased to 5.1 months (4.4 months in August). Still a sellers’ market for Hobe Sound, though edging closer to a healthier balanced market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.
The numbers for September 2014 were: 250 active listings, 74 pending sales and 25 closed sales. Considerably stronger activity this year even with a much reduced inventory.

The Jensen Beach FL 34957 Condo Market Report September 2015 remains a small sector as far as condos in Martin County and making meaningful comparisons with such small numbers can be problematic. Activity remains remarkably strong in Jensen Beach condos even though the inventory is now very, very low. As we head into the slower months (historically), I’m hoping to see some more product come on the market.
The one month absorption rate for the September 2015, Jensen Beach Florida Market Report ZIP Code 34957 dropped to 3.7 months (from 4.4 months in August), even a stronger sellers’ market than last month. A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.
The September 2014 numbers were: 34 active listings, 8 pending sales and 10 condos closed. Better closed numbers from last year, though pending sales are better this year.

The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market. Very little change month to month for the Palm City condo market. One less sale and everything else remained unchanged.

As of October there is only one active listing in Joes Point. It is listed at $1,870,000 or $525.58 per sq. ft. of living area.
One home is pending (under contract) which was listed for $969,900 or $315.11 per sq. ft. and was on the market for 50 days prior to going under contract. This is a bank owned foreclosure.
In the past 12 months, one home has sold in this waterfront community. The sales price was $1,195,000 which equals $381.55 per s. ft. This home went under contract in 45 days and sold for 91% of the list price.
One of the most unusual properties on Stuart’s Hutchinson Island is Joes Point. Located on a private peninsula which juts to the north west into the mile wide Indian River (Intracoastal Water Way).
