The one month absorption rate for the 34996 zip code area of Stuart Florida for December rose to 10.1 months as compared to November’s 7.5 months.  Still a buyer’s market for the 34996 zip code area of Stuart FL.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

The numbers for December of 2016 were: 169 active listings, 31 pending sales, and 17 closed sales.  Slightly better sales last year but also with a greater inventory of available homes for sale.

The Stuart FL 34994 Condo market showed slow but continued improvement from last month. Both pending and closed sales were up and a small rise in inventory.

The absorption rate for December decreased to 6.1 months compared to last month’s 4.8.  Back into a balanced market for this condo segment of Stuart’s 34994 zip code area after one month of a seller’s market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last December the numbers were 86 active listings, 36 pending sales, and 13 closed sales.  Very similar activity compared to last year but with a slightly higher inventory of available condos for sale.

The single-family real estate market in Sewalls Point had a weak month for closed sales, but did show an increase inpending sales.  The inventory of available homes is now down to historically low numbers.

The absorption rate jumped to 15.3 months, in November was 4.7 months.  Back into a buyer’s market for Sewalls Point single family homes after only a single month in a seller’s market.  A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to December 2016, the inventory was 62 homes on the market, 10 pending sales and there were 11 closed sales.  Better sales activity last year on a significantly greater invenotry.

St Lucie County Townhouses and Condos November 2017 Market Report

The St Lucie County Townhouses and Condos November 2017 Market Report continues with strong gains from last year.  Closed sales were up by 30.7% from last year (was up by 18.1% in October) while new pending sales was down by 8.4% for November (was up by 83.6% in October).

Values rose sharply with the median price increasing by 37.8% from last year (was down by 3.3% in October) while the average sales price increased by 30.7% (was up by 2.7% in October).

The inventory of available townhouses and condos increased by 63 unit from last month to 497 units, which is 10.0% less than November 2016. The current supply is 5.0 months, which is 10.7% less than the 5.6 months of inventory last year.  The St Lucie County townhouses and condos market continues to be a seller’s market. Typically a 6 to 7 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

Copperleaf in Palm City FL was first developed by Centex Homes with the first homes constructed and sold in 2007.  New construction continues to the present now under the name of Pulte Homes.  As of this writing there are 123 homes in Copperleaf.  Though, construction continues with room for considerably more homes.

St Lucie County Single Family Homes November 2017 Market Report

St Lucie County Single Family Homes November 2017 Market Report showed good activity as compared to last year. Closed sales were up by 14.6% (in October they were up by 16.7%) and new sales under contract (new pending sales) increased by 1.1% (they were up by 25.9% last month).

Prices continued to rise.  The median and average sales prices up by 14.2% and 10.8% respectively from last November (For October these numbers were up 17.0% and 10.4%).  The continued rate of price increases is beginning to have a major impact on affordability in St Lucie County.

Active listings increased by 58 homes down to 1,623 homes.  This inventory is 9.2% lower than last year.  The current supply of homes is 3.5 months (was 3.4 months for October) compared to 4.1 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Townhouses and Condos November 2017 Market Report showed strong activity for the month.  Closed sales for the month were up by 10.4% (was up by 60.8% in October) while new sales under contract (new pending sales) were up by 2.4% from November 2016 (increased by 45.9% in October).

Prices, also, were up for November as the median sales price increased by 7.1% (was up by 18.6% in October) while the average sales price increased by 10.5% (was up by 33.6% in October) as compared to November of 2016.  Improved results from last month as well as last year.

The inventory of available townhouses and condos increased by 23 units to 388 properties as compared to last month.  This is 8.1% less than the November 2016 inventory.  Currently, there’s a 4.0 month supply of inventory (compared to 4.4 months for November 2016).  Still a seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes November 2017 Market Report showed better activity after two months of weaker results.  The weaker activity may have been hurricane related.  Closed sales were up by 11.9% (was down by 5.1% in October).  While new pending sales decreased by 4.7% as compared to November of 2016 (Decreased by 11.7% in October).

Prices were mixed with the median sales price up by 13.1% from last year (up by 10.2% in October) while the average price decreased by 4.3% (was up by 21.8% last month).

The inventory of available single family homes decreased from last month by 13 homes to 986 units for November,  this is  4.1% less than last November.  The current supply of homes is 4.8 months, for November of last year it was also 5.2 months supply.  Still a seller’s market for Martin County single family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.
