The one-month absorption rate for the 34996 zip code area of Stuart Florida for October dropped slightly to 11.3 months as compared to September’s 11.6 months.  Remaining in a buyer’s market for the 34996 zip code area of Stuart FL but drifting towards a balanced market.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

The numbers for October 2017 were: 129 active listings, 30 pending sales, and 5 closed sales.  Better sales numbers this year, but lower pending sales and a larger inventory of available homes for sale.
