The one-month absorption rate for the 34996 zip code area of Stuart Florida for July dropped to 6.9 months as compared to 12 months for last month.  We are heading back into a balanced market this segment of the Martin County single family real estate market.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to a 7 month absorption rate.

The numbers for July 2018 were: 128 active listings, 21 pending sales, and 25 closed sales.  We had pretty similar sales volume when compared to last year.

The Palm City FL 34990 condo real estate market remains a fairly small segment of the Martin County condo market.  The sales activity in this market is challenging because of two condo communities with high equity and association fees that are currently not in favor with the general public.  Though, those who love golf, there are some incredible bargains in these communities.  July retreated back to weak activity for this market.

The current absorption rate for condos in the 34990 zip exploded to 25.7 months (was 5.5 months in June).  Shifting back into an extreme buyer’s market for Palm City condos.  A balanced market is considered to be an absorption rate of around 6 to 7 months.

The Palm City FL, zip code 34990 residential real estate market had a large improvement in pending sales while closed sales were off.  With the increase in pending sales, I expect closed sales to improve in the next month or two.  There was also a pretty large (and unexpected) drop in inventory for July.
The monthly absorption rate rose to 5.5 months from 4.5 months in June.  Remaining in a seller’s market for the Palm City zip code 34990 area, though approaching a balanced market.  A 6 to 7-month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The July 2018 numbers were:  335 active listings, 142 pending sales, and 76 closed sales.  There’s a greater number of pending sales this year while closed sales were better last year.

The absorption rate for July dropped to 6.6 months compared to last month’s 7.6 months.  Back into a balanced market for this condo segment of Stuart’s 34994 zip code area.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last July the numbers were 84 active listings, 57 pending sales, and 16 closed sales. Much better pending sales numbers last year and just slightly better closed sales.  Inventory is higher for 2019.

For late August 2019, there are 31 properties for sale in Mariner Sands.  These properties include a mix of condos, villas, and homes.  The list prices range from a low of $155,000 to a high of $699,000.  This is an average list price of $374,996 which works out to $154.44 per sq. ft. of living area.

There are 2 homes under contract (pending) which have not completed the sales process to date.  The list prices were  $269,000 and $379,000.  This works out to an average list price of $324,000 or $166.70 per sq. ft. of living area.  These homes averaged 74 days on market prior to going under contract.

In the past 12 months, 51 Mariner Sands homes have sold.  Sales prices ranged from $100,000 up to $825,000.  This equals an average sales price of $346,469 which is $141.32 per sq. ft. of living area.  These homes averaged 103 days on the market before going under contract and sold on average at 92% of the last listed price.

The single-family real estate market in Sewalls Point erased the rise in inventory from last month with an increase in pending sales and a small increase in closed sales.

The absorption rate dropped to 5.3 months, in June it was 8.3 months.  Transitioning back into a seller’s market for the Sewalls Point single-family home market.  A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to July 2018, the inventory was 50 homes on the market, 6 pending sales and there were 9 closed sales.  Similar closed sales on a smaller number of homes for sale this year.  Pending activity is considerably better which may indicate better sales volume in the near future.
