The Stuart FL 34996 Condo Market of Stuart improved the closed sales activity from a very poor previous month.  But, pending sales took a big dip.  This may impact the volume of closed sales in the coming months.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 plunged to 3.2 months from August’s 6.3 months. Bringing us back into a seller’s market for this segment of Martin County condos but not as extreme as last month.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for September 2018 were: 100 active listings, 30 pending sales, and 22 closed sales. Much better-closed sales activity this year while pending sales were much better last September.

For October 2019, there is just 1 home available for sale in the Indian River Point (a.k.a. Newport Jensen) community of Jensen Beach on Hutchinson Island.  This home is listed for $420,000 which equals $207.10 per sq. ft. of living area.

There are no homes currently under contract.

In the past 12 months, 7 homes have sold in this waterfront community.  The sales prices ranged from $270,000 up to $585,000.  This works out to an average sales price of $337,000 or $204.72 per sq. ft. of living area.  These homes took an average of 152 days on the market before going under contract. Sales prices were an average of 93% of the list price.

Situated on the shores of the wide Intracoastal on the east side of the Jensen Beach Causeway is the private community of Indian River Point (also known by its official designation as Newport Jensen). This non-gated community of 67 homes features community docks with a fishing station, tennis court, community pool and outdoor areas for barbecuing.

Some homes have a 1 car garage while others have assigned parking spaces near or in front of the residences.

The 34996 zip code area of the Stuart Florida residential real estate didn’t have any significant change from last month.  We had a small drop in inventory.  Also, a small drop in pending sales. While we had a small increase in closed sales.

The one-month absorption rate for the 34996 zip code area of Stuart Florida for September dipped to 7.4 months as compared to 8.1 months for last month.  Remaining in a seller’s market for this segment of the Martin County single-family real estate market.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to a 7-month absorption rate.

The numbers for September 2018 were: 151 active listings, 19 pending sales, and 13 closed sales.  Better market activity this year even though we have a smaller inventory of available condos for sale.

The Charter Club us a gated community of 203 homes on the south side of Martin Downs Blvd.  Developed in 1988 with the last home completed in 1995.  Very well located in the heart of Palm City and just a short distance to shopping, the Turnpike, numerous golf courses, and rivers and only about 15 minutes to the beaches of the Atlantic Ocean or 10 minutes to historic downtown Stuart, FL.

There are a community pool and hot tub for residents as well as to tennis courts.  There’s also a nice large pond (or small lake) which many homes have nice private water views.  The charter club allows up to 1 medium-sized pet per home.  There are also vehicle restrictions for trucks and commercial vehicles that don’t fit into garages.

The HOA fee is currently $235 per month and covers the common areas, landscaping and lawn service, basic cable tv, pest control, and trash service.

The Palm City FL 34990 condo real estate market remains a fairly small segment of the Martin County condo market.  The sales activity in this market is challenging because of two condo communities with high equity and association fees that are currently not in favor with the general public.  Though, those who love golf, there are some incredible bargains in these communities.  September had zero sales.  This is the first time in my memory this has happened in this market.

The current absorption rate for condos in the 34990 zip is uncalcuable with zero sales for the month (was 26.7 months in August). This is an extreme buyer’s market for Palm City condos.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The September 2018 numbers were: 83 active listings, 5 pending sales, and 6 closed sales.  There was considerably better activity last year.

Island Village in Jensen Beach on Hutchinson Island is a townhouse community that was developed between 1981 and 1983.  Located on a huge preserve area on the west side of Highway A-1-A  with deeded ocean access just across the street. Island Village was created in two different phases, with phase I offering 28 quad style townhouses that offer 2 bedrooms, 2 and ½ baths and 1,328 sq. ft. of living area.  While phase II consists of 96 units of 1,270 sq. ft. with 2 bedrooms and 1 and ½ baths, in buildings with various sized units.

The monthly absorption rate dropped to 3.5 months from 3.8 months in August.  Remaining in a strong seller’s market for the Palm City zip code 34990 area, though approaching a balanced market.  A 6 to 7-month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The September 2018 numbers were:  357 active listings, 119 pending sales, and 57 closed sales.  Considerably stronger closed and pending sales this year on a significantly smaller inventory of available Palm City homes for sale.

The absorption rate for September rose to 5.4 months compared to last month’s 4.2 months.  Remaining in a seller’s market for this condo segment of Stuart’s 34994 zip code area.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers nor sellers have an advantage in the real estate market.

Last September the numbers were 76 active listings, 47 pending sales, and 20 closed sales. There’s a considerably greater inventory of available condos for sale this year when compared to last year.  This makes this year’s activity weaker than last year.

The residential real estate market for the 34994 ZIP code area of the Stuart, Florida rebounded from a pretty weak August with much better activity for September.

The one-month absorption rate for the 34994 zip code for September plunged to 7.7 months from 21.8 months for August.  Moving towards a more balanced market for the 34994 zip code area of Stuart, FL.  I anticipate that this is just a temporary one-month situation.   A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

The September 2018 numbers were 72 Active Listings, 16 pending sales, and 17 closed sales.  There was less inventory of available homes for sale last year.  Yet, closed sales were greater.  This year, our pending sales look stronger which should result in greater closed sales in the coming months.

For October 2019 there is only 1 home available for sale in the Falls of Jensen Beach.  The list price is $515,000 or $170.30 per sq. ft. of living area.

There are no homes under contract currently.

In the past 12 months, 10 homes have sold in the Falls of Jensen Beach.  Sales prices ranged from $505,000 up to $640,000.  This is an average sales price of $556,700 which is equal to $177.77 per sq. ft. of living area.  These homes averaged 86 days on the market before going under contract and sold on average for 96% of the listed price.

A newer Kolter community located just north and west of the Treasure Coast Mall in Jensen Beach FL.  This is a gated community with spacious lots, many of which have serene preserve or lake views from the back patio and yard.

The Falls is in a wonderful location close to shopping, restaurants as well as professional services and only a few minutes to the beaches and waterways that Martin County has to offer.  Children living in the falls have the privilege of attending Martin County ‘A’ rated schools.  Currently, these are the Jensen Beach Elementary school, Stuart Middle school, and the Jensen Beach High school.

Construction in the Falls began in 2006 and all of the 130 lots have now been built, with the latest homes just recently completed in 2016.  As of this writing, there are only two new homes available from the builder, but resale homes have been coming on the market at a fairly steady rate.

Homes sizes in the Falls range from 4 bedroom, 3 bathroom homes of 2,236 sq. ft. of living area up to 5 bedroom, 4 bathroom homes with just under 4,500 sq. ft. under AC.  The majority of the homes in the falls have 3 car garages.  Homes range from single story ranch style designs to two-story homes and many have private pools.

Since this is a newer community, all homes meet the latest building codes for hurricane and wind protection and most homes also feature an updated kitchen with granite countertops.

The single-family real estate market in Sewalls Point had a decrese in closed sales for September.  Pending sales were up for the month.  While the available inventory of homes for sale remains fairly steady.

The absorption rate jumped up to 8.0 months, in August it was 4.2 months.  Transitioning back into a buyer’s market for the Sewalls Point single-family home market.  A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to September 2018, the inventory was 51 homes on the market, 8 pending sales and there were 8 closed sales.  There was better sales activity last year on a greater inventory of available homes for sale.  Pending sales remain the same.

St Lucie County Townhouses and Condos August 2019 Market Report

The St Lucie County Townhouses and Condos market for August 2019 has now had four consecutive months of activity that is weaker than last year..  Closed sales were down by 29.9% from last year (were down by 6.8% in July). New pending sales were down by 14.4% for August (they were down by 11.3% in July).

Prices were mixed for August.  The median price increased by 4.9% from last year (was down by 10.1% in July) while the average sales price decreased by 23.3% (was up by 4.8% in July).

The inventory of available townhouses and condos decreased by 21 units from last month to 531 units, which is 7.7% greater than August 2018. The current inventory is 5.5 months, as compared to 4.7 months of inventory last year.  The St Lucie County townhouses and condos market remains as a slight seller’s market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

About Coral Point in Rocky Point:

Coral Point is a small community of only 20 homes located in Rocky Point just off the Manatee Pocket in Stuart FL.  This community had its first home built in 1986 and was mostly finished by 1993, though there have been a few homes with some extensive remodeling and could be considered brand new.

There are a number of wide waterfront homes in Coral Point with quick access to the Atlantic Ocean as this community lies only a mile or two from the inlet.  For those, not on the water there’s community day dock and fishing pier with excellent fishing for snook or so the residents inform me.

St Lucie County Single Family Homes August 2019 Market Report

For August 2019 in the St Lucie County Single Family Home Market had weaker sales activity when compared to last year, while new pending sales activity increased slightly. Closed sales were down by 1.5% (in July they were up by 7.7%) and new sales under contract (new pending sales) increased by 1.7% (they were up by 11.5% last month).

Prices were up for the month.  The median sales price was up by 4.4% (was up by 5.0% in July).  The average sales price was up by 1.8% (it was up by 7.2% in July).

The number of available home listings decreased by 57 homes to 1,733 homes.  This inventory is still 6.1% higher than last year.  The current supply of homes is 3.7 months (it was 3.6 months last year).  The St Lucie County single-family home market remains in a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.
