Florida Townhouses and Condos October 2019 Market Report

For October 2019, Florida Townhouses and Condos had mixed sales results when compared to last October.  Closed sales were down by 0.5% as compared to last month’s increase of 6.1%.  New sales under contract (new pending sales) increased by 4.2% (In September there was a 0.4% decrease).

Prices, though, were up for October.  The median sales price was up by 5.8% (was also up by 5.8% in September), while the average sales price increased by 2.9% (was up 1.3% in September).

The inventory of active listings decreased by 3.7% from October of last year.  We now have 5.4 months of inventory as compared to 5.5 months for October 2018.  Remaining in a seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Single Family Home sales continue to have improved activity from the same period last year.  The closed sales were up by 5.2% (were up by 11.5% in September) and new sales under contract (new pending sales) were up by 13.3% (were up by 4.5% in September).

Prices were also up for October.  The median sales price rose by 3.6% (it was up by 5.3% in September) and the average sales price was up by 1.5% (it was up by 4.9% last month).

The inventory of available homes for sale decreased by 7.0% from last year.  This represents a 3.7 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (October 2018 had a 4.0 months supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

Just across the street from the Martin Downs Golf Club lies the gated community of Sunset Trace in Palm City, FL.  Conveniently located close to Florida’s Turnpike as well as shopping, restaurants and medical facilities.  Only a 15-minute ride to the pristine waters of the Atlantic Ocean and the numerous waterways and boating facilities available in Martin County, FL.

All ages are welcome in Sunset Trace. Children attend Citrus Grove Elementary SchoolHidden Oaks Middle School, and Martin County High School.  The HOA fees run $305 per month, but include exterior and hurricane insurance, basic cable TV, Lawn and Landscaping, pest control and security.  Making life in Sunset Trace easy and carefree.

      The Stuart Florida Residential Market for ZIP Code 34997 remains as one of the most active segments of the Martin County residential real estate market.  Our results were quite impressive for October with very strong closed sales numbers.  We did show a decrease in pending sales, but these are still strong results.
     The absorption rate plunged to 2.7 months (was 4.2 months for September).  We remain in an extreme seller’s market for the 34997 zip code area of Stuart for October 2019.  A typical balanced market, favoring neither the seller or buyer, is represented by a 6 to 7-month absorption rate.
     The 2018 numbers for October, were: 316 active listings, 123 pending listings, and 63 closed sales.  This is a considerably stronger sales and pending sales figures on a smaller inventory this year.  We are showing very impressive results for this segment of the Stuart FL real estate market.

The October 2018 numbers were: 181 active listings, 47 pending sales, and 40 home sales closed.  There was better activity last year even with a significantly lower inventory of available Jensen Beach homes for sale.
