For March 2025, eight homes are available for sale in the Tres Belle community of Stuart FL. The list prices range from $929,888 up to $1,400,000. This is an average list price of $1,169,236 which is $351.96 per sq. ft. of living area.

There are two Tres Belle home currently under contract.  The list prices are $929,900 and $1,175,000 or an average of $373.90 per sq. ft. of living space.  These homes were on the market for 69 days on average before going under contract.

Eleven Tres Belle homes have sold in the past 12 months.  Sales prices ranged from $1,000,000 up to $1,500,000.  This equals an average sales price of $1,255,864 which works out to $360.98 per sq. ft. of living area.  These homes went under contract in an average of 42 days after being listed. And, they sold for an average of 95% of the list price.

Prices were steady for the quarter while the inventory continued to rise. Interest rates remain higher than recent past. I expect sales to remain sluggish for the short term, though we remain in a slight seller’s market for Martin County single-family home sales.

As of February 2025, there is one homes available for sale in Spinnaker Point on Hutchinson Island. The list price is $1,430,000. This is $507.81 per sq. ft. of living area.

There are also no homes currently under contract.

In the past 12 months, two Spinnaker Point home has sold. The sales prices were was $1,200,000 and $4,050,000 or an average of $645.69 per sq. ft. of living space. This home was on the market for 9 days before going under contract. And, it sold for 97% of the last list price.

Spinnaker Point on Hutchinson Island is easy to miss when driving by on Highway A-1-A in Stuart FL.  But, it is one of the gems for those who want both river and ocean access.  This gated community has 12 homes west of the road and 2 lots that have yet to be built upon on the ocean side.

Four of these homes enjoy being on the Intracoastal Waterway (also known as the Indian River) and have deeded docks with ocean access (no fixed low bridges) through the Saint Lucie Inlet just a little under 5 miles south. The remaining 8 homes have access to the community pier and a few have deeded docks as well.

All the homes are built in the Key West style and were built between 1991 and 2001.  Home sizes range from a 3 bedroom, 2 bathroom home with a 2 car garage up to a 5 bedroom, 6 bathroom home with a 2 and ½ car garage.  There is deeded access to the ocean with a boardwalk leading over the dunes.  All ages and pets are permitted in Spinnaker Point. 

School-age children attend the Felix A Williams Elementary School, Stuart Middle School, and Jensen Beach High School.

Located approximately halfway between the Stuart and Jensen Beach causeways, it is easy to enjoy the restaurants, shopping, and amenities both areas offer.

Interest rates remain high. So, I expect sales to stay sluggish at least until mortgage rates come down more. We have now entered into a buyer’s market for this segment of the Florida real estate market.

Here is the February 2024 real estate market report for the Cabana Point community in Stuart FL.

There are no homes for sale in the Cabana Point community of Stuart Florida.

There are also no Cabana Point homes currently under contract.

In the past 12 months, there have been three Cabana Point sales. The sales prices ranged from $350,000 to $1,000,000, which is an average of $666,667 or $342.58 per sq. ft. of living area. These of homes were on the market for an average of 44 days before going under contract. And, they sold for 87% of the final list price.

Cabana Point is an older Stuart community located between the South Fork of the Saint Lucie River and Kanner Hwy.  This community had its first home built in 1958 and the most recent one was built in 2007.  This small community has 40 homes (all but one are single-family homes) and two remaining vacant lots (neither for sale at the time this is being written).   28 of these home sites are waterfront with access to the ocean or to Lake Okeechobee from a canal or the banks of the Saint Lucie River.  The remaining non-waterfront homes have access through a community boat ramp.

This is a non-HOA community with no fees. You should be aware that this is an older community with many of the homes back from the age of smaller CBS-style cabana homes. Though, as time passes, many of these homes are being torn down and replaced with spacious 2 story modern waterfront homes that are in high demand. Current home sizes range from the largest one which is a 2 story 3,100 sq. ft. (under air), 9 bedrooms, 6 bathrooms estate down to a 2 bedroom, 2 bath home with just over 1,000 sq. ft. of living area.

It is a 7-story building that was opened for sale in 1979.  All the residences in Oceanrise have 2 bedrooms and 2 bathrooms. There is one exception for a corner penthouse double unit which has 2,042 sq. ft. of living area.  The other 68 homes have either 1,086 or 1,021 sq. ft. of living area and additional balcony space.

For February 2025, there are five condos for sale in the Lakeside Condos community of Indian River Plantation on Hutchinson Island. The list prices range from $285,000 up to $870,000. This is an average list price of $452,000 or $454.76 per sq. ft. of living space.

There are no Lakeside condos currently under contract.

In the past 12 months, three Lakeside Condos have sold.  Sales prices ranged from $275,000 up to $415,000.  This works out to an average sales price of $330,000 which is $375.40 per sq. ft. of living area.  These condos sold for an average of 90% of the list price. And, they averaged 74 days on the market before going under contract.

The Atlantic Ocean surrounds it to the east and the Indian River (Intracoastal) to the west.  Situated on a private peninsula in the middle of the Marriott Resort Complex at Indian River Plantation.  There are 74 units built during 1980.  Sizes range from 1 bedroom, 1 bath units of 596 sq. ft. up to 2 bedrooms, 3 bath units with 1323 sq. ft. of living area.  This is a pet-friendly complex that will allow up to two large pets.  At the time of this writing, the condo association fees were $375.00 a month.

The Lakeside Condos are in an excellent location, just a short walk to the beach. There’s a courtesy tram available to take residents and guests around the sprawling facilities of the Marriott resort at Indian River Plantation.  Just a short drive to the grocery store, historic downtown Stuart, and the many, many amenities that Martin County FL has to offer.
