     The absorption rate inched down to 2.6 months in August compared to 2.4 months for July.  Still in a very strong sellers’ market for the 34997 zip code of Stuart FL.  A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.
 The August 2016 numbers were: 65 active listings, 28 pending sales, and 12 closed sales.  Better closed sales this year but a decrease in inventory and pending sales.

 As of August 2017, there are no homes on the market in the Foxwood equestrian community in Stuart, FL.

There are also no homes under contract at this time.

In the past 12 months there were 6 sales in this sought after Stuart community.  Sales prices ranged from $300,000 to $445,000 for an average of $387,483 which equals $150.54 per sq. ft. of living area.  These sales averaged a sales price of 97% of the last list price and took an average of 86 days on the market before going under contract.
