Another strong month for the Stuart Condo market for zip code 34994.   Both pending and closed sales increased from January.  Unfortunately the inventory decreased by a fairly large amount.

The one month absorption rate dropped to 7 months, which still signifies a buyers market, although only a slight one.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last February the numbers were 134 active listings, 43 pending sales, and 7 closed sales.  Considerably better numbers for this year with a similar inventory.

After numerous months of strong results for the Stuart Condo market for zip code 34994 even during our off season, the market has cooled slightly as we passed the holidays.  The bright note is that end of year bargain hunters closed on 14 condos an increase from the previous prices.  All were in the under $100,000 price range.  The inventory remained unchanged while pending sales were off.  An expected result as there is typically considerably reduced traffic during the holidays.

There are currently 16 homes and villas available for sale in the Jensen Beach Golf and Country Club.
List prices between $169,900 and $339,900 or an average of $133.94 per square foot of living area.

3 homes are under contract awaiting the final sale. ( no short sales or ban owned properties – all conventional sales.)  The average listing price per square foot was $117.86.

In the past 12 months, 46 homes have sold.  The sales prices ranged from $172,000 to $330,000 for an average price per square foot of  $138.85 with 95% sales to list price ratio.

 The Jensen Beach Golf and Country Club in Jensen Beach Florida is one of the most desirable communities on Florida’s Treasure Coast.  There are 656 homes and home sites spread out on over 240 acres of wildlife preserve with plenty of privacy and homes from four different builders.   Homes began to be constructed in 2000 and new homes continue to be built to order, with a limited number of spec homes available from D.R. A little bit of a surprise as we head into the historically slower season for condo sales.   Pending sales were off by 25% and also a surprise, we’ve had the first increase in inventory in quite some time.  Most sales were in the more modest categories of under $80,000.

The one month absorption rate for this market is now 9 months.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither a buyers or sellers market.

There are currently 16 homes and villas available for sale in the Jensen Beach Golf and Country Club.

8 homes are under contract awaiting the final sale, none of these are short sales and one is a foreclosure (bank owned).

In the past six months, 23 homes have sold.  Only one short sale and no bank owned (foreclosure) homes.

 The Jensen Beach Golf and Country Club in Jensen Beach Florida is one of the most desirable communities on Florida’s Treasure Coast.  There are 656 homes and home sites spread out on over 240 acres of wildlife preserve with plenty of privacy and homes from four different builders.   Homes began to be constructed in 2000 and new homes continue to be built to order, with a limited number of spec homes available from D.R. Horton and Renar Homes.  Previous builders included WCI Communities and Engle Homes.

The Jensen beach Golf and Country Club is home to the Eagle Marsh Golf Course.   This is apublic course and all are welcome to play.  Inexpensive membership plans are available along with dining facilities, a snack bar and a pro shop.  More information about the Eagle Marsh Golf Club can be found on their web site.

Homes in the Jensen Beach Golf and Country Club range from smaller 2 BR attached villas of approximately 1300 plus square feet of living area and single car garages to spacious one floor and two story pool homes of just over 2500 square feet with 3 car garages.  In addition to the facilities associated with the Eagle Marsh Golf Club, there are two community pools and an active tennis club with 6 professional courts along with a local pro and active league play.

All of these amenities come at an incredibly attractive HOA fee of around $225 per month and include landscaping, trash pickup as well as basic cable TV service.

The Jensen Beach Golf and Country Club is attractively situated only 2 miles from the Indian River (the Intracoastal Water Way) and quaint downtown Jensen Beach, only across the causeway to the public beach of Jensen beach for those wishing to take advantage of the clear waters of the Atlantic Ocean.  Less than a mile to the west is the Treasure Coast Mall and the shopping and restaurant corridor of US-1.

For those with children, the ‘A’ rated Jensen beach High School is within walking distance from the front gate of the Jensen Beach Golf and Country Club.

For June 2011 in the 34994 Zip Code area of Stuart, Florida :

There are currently 140 active condo listings (Down by 10 condos from May).

40 Condo sales are pending and awaiting close or lender approval. (Up 3 from last month)

12 Condos Sold in June (Decreased by 11 condos from May).

The Stuart Condo market for zip code 34994 showed a marked decrease of closed sales possibly indicating a seasonal slowdown for the summer months.  But pending sales took a small jump, which is encouraging.  Active listings were down by 10, now only 140 active listings.  Lower inventory typically means less supply, which with any return in demand, might indicate price rises in the near future.

Last year in June of 2011 the numbers were: 148 active listings, 44 pending listings and 10 closed sale.  Fairly similar numbers from last year, with slightly better numbers in all categories.

For May 2011 in the 34994 Zip Code area of Stuart, Florida :

There are currently 150 active condo listings (Up by 3 condos from April).

37 Condo sales are pending and awaiting close or lender approval. (Down 6 from last month)

23 Condos Sold in May (Increased by 8 condos from April).

The Stuart Condo market for zip code 34994 showed an increase of closed sales, reflecting the winter and spring contracts that were written and went into pending status.  As the summer approaches, the inventory has taken another small rise and pending sales also decreased slightly as we typically go into a slower market for condos during the summer and fall months.  It should be noted that the 34994 zip code area of Stuart has a fairly low number of condo developments compared to other zip codes in Martin County and Stuart.

In May of 2011 the numbers were: 154 active listings, 36 pending listings and 13 closed sale.  Better closed sales numbers and pending sales along with a lower inventory.  We are still doing considerably better than last year with an improved real estate market in almost all Martin County residential real estate segments.
