Stuart is the only true city in Martin County.  It is the home of the City and the County Government of Martin County.  In 2007, the census bureau recorded a population of 15,964 for the City of Stuart.

The City of Stuart totals 8.5 square miles of which 2.2 square miles are mainly navigable waterways.  The average rainfall is 58 inches per year yet there is also an average of 236 sunny days.  The average high temperature in July is 90 degrees while the average low temperature in January is 55 degrees.

The Stuart area was first inhabited by sailors that wrecked during hurricanes in the early 1700’s. Through the years Stuart has grown and was a center for citrus and pineapple plantations.  Because of the abundance of easily accessible waterways the population soon grew and residential areas are now abundant.  Stuart was a part of palm Beach County until 1925 (formerly called Potsdam) at which time the city was incorporated and Martin County was formed.

Now known as the Sailfish Capitol of the World, Stuart is the home of many marinas, golf courses and a wonderfully quaint downtown area.  A wonderful place to call home.  Visitors are also always welcome.

If you’ve found the right home, how can you be certain you aren’t paying too much? Once you make your choice, it’s quite likely you’ve also become well informed about property values. How is this so? Because before you made that choice, you probably looked at a variety of homes, possibly as many as six to twelve properties. That’s called “comparison shopping.”
As you visited each home, you made value judgments based on the size, features, and amenities offered, as well as the condition of the homes. Without realizing it, you compared prices, looking for the greatest value for your dollar. Nevertheless, another aspect of your purchase further protects you from purchasing an overpriced home. Called an “appraisal,” it’s a required step in the mortgage approval process. Your mortgage lender, who is putting up the majority share of the purchase price, also wants to be sure the home is not priced above the market.Thus, the lender asks a licensed appraiser to determine the home’s value for the record. If the appraised value does not at least meet the purchase price, the lender may not approve the loan or, at the very least, may ask for a higher down payment.

As the buyer, however, it’s easy to spot the overpriced homes. They are the ones that have been on the market for some time – but remain unsold.

The condo situation is a bit more complex in Martin County as we have a wide array of products available. Median prices show a slight uptick this past month, due mainly to the sale of some upper-end Ocean Front units. Overall, the inventory remains quite high and the seasonal slowdown in sales has begun. While the trend is definitely positive, we feel that this market continues to be in some difficulty.

Short Sales

In areas where home prices have significantly declined, some owners find themselves strapped with mortgages that total more than their home’s value. When options such as extending the term of the loan or negotiating a lower interest rate have been exhausted, then a short sale may provide the solution.

However, short sales are complicated, requiring approval from a number of parties, so you need the representation of a professional to make sure the transaction moves quickly. You can have more than half of the paperwork done before that first offer even comes in.

Most lenders require an application package to be completed by the sellers, including a financial worksheet, as well as a letter of hardship explaining why the owners cannot continue to pay the mortgage.
