The 34996 zip code area of the Stuart Florida residential real estate market continues to show some weakness.  A surprisingly large drop in inventory will not help for future sales.

The one month absorption rate for the 34996 zip code area of Stuart Florida for May decreased slightly to 9.2 months as compared to April’s 9.6 months.  Drifting in a better direction, though with lots of room for improvement.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

The numbers for May of 2014 were: 187 active listings, 48 pending sales and 20 closed sales.  Considerably better activity last year.  (It should be noted that this zip code includes the Sewalls Point area, and should the Sewalls Point activity be excluded from this report, it would look much better.)

 There are currently 7 homes and/or villas available for sale in the Jensen Beach Golf and Country Club.
List prices range from $269,000 to $399,000 or an average list price of $331,755 which equals $168.32 per square foot of living area.

9 homes are under contract awaiting the final sale.  List prices range from $200,000 to $375,000 for an average list price of $298,077 that equals $1150.90 per square foot of living area.

In the past 12 months, 38 homes have sold.  The sales prices ranged from $185,000 to $440,000 for an average sales price of $281,340 which works out to a price per square foot of  $151,92 at a 97% sales to list price ratio.

The Jensen Beach Golf and Country Club in Jensen Beach Florida is one of the most desirable communities on Florida’s Treasure Coast.  There are 656 homes and home sites spread out on over 240 acres of wildlife preserve with plenty of privacy and homes from four different builders.   Homes began to be constructed in 2000 and new homes from D.R. Horton and Renar Homes have been recently completed.  Previous builders included WCI Communities and Engle Homes.

The Jensen beach Golf and Country Club is home to the Eagle Marsh Golf Course.   This is apublic course and all are welcome to play.  Inexpensive membership plans are available along with dining facilities, a snack bar and a pro shop.  More information about the Eagle Marsh Golf Club can be found on their web site.

Homes in the Jensen Beach Golf and Country Club range from smaller 2 BR attached villas of approximately 1300 plus square feet of living area and single car garages to spacious one floor and two story pool homes of just over 2500 square feet with 3 car garages.  In addition to the facilities associated with the Eagle Marsh Golf Club, there are two community pools and an active tennis club with 6 professional courts along with a local pro and active league play.

All of these amenities come at an incredibly attractive HOA fee of around $225 per month and include landscaping, trash pickup as well as basic cable TV service.

The Jensen Beach Golf and Country Club is attractively situated only 2 miles from the Indian River (the Intracoastal Water Way) and quaint downtown Jensen Beach, only across the causeway to the public beach of Jensen beach for those wishing to take advantage of the clear waters of the Atlantic Ocean.  Less than a mile to the west is the Treasure Coast Mall and the shopping and restaurant corridor of US-1.

For those with children, the ‘A’ rated Jensen beach High School is within walking distance from the front gate of the Jensen Beach Golf and Country Club.

      The Stuart Florida Residential Market for ZIP Code 34997 continues to outperform most other Stuart FL areas in the single family real estate market.  Our inventory took a major drop as sales are going faster than homeowners are willing to list on the market.  Both pending sales and closed sales were up and well priced new listings are going off the market very quickly.
     The current one month absorption rate increased to 3.2  months (was 4 months for March).  Moving to even a stronger seller’s market for the 34997 zip code area of Stuart, FL.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
     The 2014 numbers for April, were: 404 active listings, 190 pending listings and 61 closed sales.  Much stronger activity for 2015, even with a considerably reduced inventory.

The 34996 zip code area of the Stuart Florida residential real estate market retreated from the improved numbers of last month.  Both pending sales as well as closed sales were off for the month as compared to March.  A little bit of a disappointing report especially when looking at our other Stuart markets.

The one month absorption rate for the 34996 zip code area of Stuart Florida for April increased to 9.6 months as compared to March’s 7.9 months.  Drifting to even a stronger buyers’ market.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

The numbers for April of 2014 were: 186 active listings, 52 pending sales and 11 closed sales.  Better sales activity this year, but the pending sales are off as compared to last year, which may mean slower sales in the immediate future.

     The current one month absorption rate increased to 4  months (was 5.2 months for February).  A very strong seller’s market for the 34997 zip code area of Stuart, FL.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
     The 2013 numbers for March, were: 416 active listings, 192 pending listings and 98 closed sales.  Considering the reduced inventory from last year, better activity for 2015.

The one month absorption rate for the 34996 zip code area of Stuart Florida for March decreased to 7.9 months as compared to February’s 13.2 months.  Still a buyers’ market, though the trend is towards a balanced market.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

The numbers for March of 2013 were: 162 active listings, 47 pending sales and 15 closed sales.  We experienced more  closed sales  this year, but the pending (future) sales activity was better last year.

As of April 2015, there are 7 available homes for sale in the Lost River Plantation community of Stuart, FL.  Prices range from $449,000 to $875,000 for an average price of  $650,271 which equals $227.01 per sq. ft. of living area.

There is 1 home under contract which is listed for $592,700 or $208.33 per sq. ft. of living area.

In the past 12 months, there have been 12 sales ranging in sales prices from $349,900 to $710,000 for an average sales price of $489,116 which comes out to $191.73 per sq. ft. of living area.  Sales prices averaged 96% of the list price.  Three of these sales were short sales and two were bank owned foreclosures.

 Lost River Plantation April 2015 Market Update

Lost River Plantation in Stuart, Florida consists of 111 homes all with private docks and Ocean access via the South Fork of the Saint Lucie River.  All, but just a handful of the homes have waterfront and dockage located in the backyard.  Suitable for deep draft ocean going vessels with some docks able to accommodate over 50’ vessels.  All homes are of newer construction (from 2004 to the present).  There are a limited number of new homes not on the MLS available now or to be built, please call us for details.

This is a spectacular waterfront community with very private and protected waterfront areas.  There is a community marina with a clubhouse that offers a fitness center, kitchen and social rooms.  For those wishing to commute to pints north or south, Lost River is very conveniently located near the Interstate for easy access.  Yet, it’s only 10 to 20 minutes’ drive to the pristine beaches and  quaint downtown areas of Stuart, Florida.  Also close to shopping, restaurants as well as medical facilities.  Lost River Plantation is a tremendous opportunity for newer waterfront construction.  A rare gem in this real estate market!

     The current one month absorption rate increased to 5.2  months (was 4.6 months for January).  Still a sellers market for the 34997 zip code area of Stuart, FL.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
     The 2013 numbers for February, were: 424 active listings, 184 pending listings and 63 closed sales.  For the first two months of 2015, activity has been superior to last year.

The one month absorption rate for the 34996 zip code area of Stuart Florida for February increased to 13.2 months as compared to January’s 22.9 months.  A huge buyers’ market, though I suspect this will be a short time phenomenon.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

The numbers for February of 2013 were: 152 active listings, 40 pending sales and 6 closed sales.  Very similar activity to Feb. 2014.  No significant differences other than double the number of closed sales.

There are currently 5 Angler Cove condos available for sale.  Prices range from $189,900 to $375,000 with an average price of $261,980 which equals $200.15 per sq. ft. of living area.  None of these listings are distressed properties.

There is 1 condo currently under contract and awaiting settlement.  It is listed for $194,000 or $137.98 per sq. ft. of living area.

In the past 12 months there have been 4 sales.  Sales prices ranged from $199,000 to $295,000 and the average sales price was $238,250 or $167.95 per sq. ft. of living area.  The list to sales prices averaged at 90%.  None of these sales were distressed sales.

(Please consider that some condos in Angler Cove have deeded docks and some don’t.  This can add to the wide disparity of both listing and sales prices)

Angler Cove Condos on Hutchinson Island in Stuart Florida is a unique complex with 10 buildings amd 64 units surrounding a man made cove with deep water dockage for the boating enthusiast.

The 34996 zip code area of the Stuart Florida residential real estate market started off with greatly decreased closed activity from previous months.  Though, the bright note is also greater pending activity, which should equate to much better closed sales coming in the next few months.  The inventory was down, which also came as a surprise.

The one month absorption rate for the 34996 zip code area of Stuart Florida for January increased to 22.9 months as compared to December’s 7.3 months.  A huge buyers’ market, though I suspect this will be a short time phenomenon.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

The numbers for January of 2013 were: 146 active listings, 33 pending sales and 17 closed sales.  Better closed activity last year, though the greater pending numbers and inventory is a good sign for later performance.

      The Stuart Florida Residential Market for ZIP Code 34997 is our largest and typically most active segment for the Stuart residential real estate market.  Activity is very strong in this zip code and the year ended in a strong way.  Unfortunately inventory continued to decline, while pending sales rose a little (though it remains very strong) and closed sales took a big jump.
 
     The current one month absorption rate dropped to 4.3  months (was 6.2 months for November).  Back into a strong sellers market for the 34997 zip code area of Stuart, FL.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
 
     The 2013 numbers for December, were: 394 active listings, 130 pending listings and 85 closed sales.  When the reduced inventory for this year is factored in, activity this year is considerably better.

The 34996 zip code area of the Stuart Florida residential real estate market had increased inventory for December and a nice jump in closed sales.  Unfortunately pending sales were off.  I’m expecting continued increases in inventory as the new year gets under way and most likely an increase in pending sales as well.

The one month absorption rate for the 34996 zip code area of Stuart Florida for December decreased to 7.3 months as compared to November’s 10.9 months.  Still a buyers market, but almost back into a balanced one.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

The numbers for December of 2013 were: 128 active listings, 25 pending sales and 16 closed sales.  For the 34996 residential real estate area, there’s a considerably more inventory of available homes this year when compared to last year.  Pending sales are not as strong as last year which may indicate a little weaker start to the year.  Closed sales were better for this year, though.

      The Stuart Florida Residential Market for ZIP Code 34997 is our largest and typically most active segment for the Stuart residential real estate market.  It is the only zip code in Stuart to show a decrease in inventory for November.  There was also a sizable decrease in closed sales.  Pending sales, however, saw a big rise which indicates to me that there will be good closed activity in the coming months.
