As of July 2016, there are 4  homes available for sale in Lake Tuscany with listing prices from $479,315 to $579,900 for an average list price of $519,405 which is a price per square foot of living area of $138.55.  As of July 14, 2016 these homes will have averaged 79 days on market.

There are 4 homes under contract.  List prices were from $405,000 up to $485,000 for an average list price of $445,975 which works out to $139.60 per sq. ft. of living area.  These homes averaged 33 days on the market before going under contract.

In the past 12 months, 8 homes have sold in Lake Tuscany ranging in sales price from $362,000 to $469,000 for an average sales price of $414,500 which equals $153.54 per sq. ft. of living area.  These homes took an average of 34 days on market to go under contract and sold at 98% of list price.

Lake Tuscany in Stuart FL is a newer subdivision just to the west of I-95 in Martin County, Florida.  The homes in Lake Tuscany were mostly completed between 2004 to 2005.  This attractive subdivision is set up with a gated entrance and all 98 homes in Lake Tuscany are on Panther Trace which makes a large circle around the lake in the center.  Homes range from 3 Bedroom, 3 Bath or 4 BR 2 Baths of around 2100 sq. ft. of living area to spacious 6 Bedroom, 4 Bathroom 2 story homes with lofts and theater rooms with pools by the lakeside along with 3 car garages.  All are high quality homes built by local builder Mercedes Homes.

 Lake Tuscany boasts lush landscaping and very reasonable Home Owner’s Association fees of $398 per quarter.  These fees cover security, the common areas and lake upkeep, basic cable, trash collection and front landscaping.  The Lake Tuscany property owners web site is located at this site.

Families in Lake Tuscany enjoy Martin County’s ‘A’ rated schools in the following schools: Crystal Lake Elementary, David L Anderson Middle School and South Fork High School.  Shopping is only minutes away and there’s easy access to Martin County’s waterways and just a short drive to the many public beaches.

     The absorption rate continues to drop, now down to 2.4 months (was 2.8 months for May).  A very strong sellers’ market for the 34997 zip code area of Stuart FL.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
     The 2015 numbers for June, were: 257 active listings, 200 pending listings and 113 closed sales.  Closed sales outpaced last years’ volume though pending sales numbers are lower.  Inventory is higher this year than last.

There are currently 5 homes and/or villas available for sale in the Jensen Beach Golf and Country Club.  List prices range from $259,900 to $399,000 or an average list price of $336,360 which equals $167.09 per square foot of living area.

5 homes are under contract awaiting the final sale.  List prices range from $238,000 to $369,000 for an average list price of $306,180 that equals $162.23 per square foot of living area.  These homes averaged 83 days on market before going under contract.

In the past 12 months, 45 homes have sold.  The sales prices ranged from $230,000 to $487,905 for an average sales price of $312,819 which works out to a price per square foot of  $167.73 at a 97% sales to list price ratio.  These homes were on the market for an average of 56 days before going under contract.

 The Jensen Beach Golf and Country Club in Jensen Beach Florida is one of the most desirable communities on Florida’s Treasure Coast.  There are 656 homes and home sites spread out on over 240 acres of wildlife preserve with plenty of privacy and homes from four different builders.   Homes began to be constructed in 2000 and new homes from D.R. Horton and Renar Homes have been recently completed.  Previous builders included WCI Communities and Engle Homes.

 The Jensen beach Golf and Country Club is home to the Eagle Marsh Golf Course.   This is apublic course and all are welcome to play.  Inexpensive membership plans are available along with dining facilities, a snack bar and a pro shop.  More information about the Eagle Marsh Golf Club can be found on their web site.

The Jensen Beach Golf and Country Club is attractively situated only 2 miles from the Indian River (the Intracoastal Water Way) and quaint downtown Jensen Beach, only across the causeway to the public beach of Jensen beach for those wishing to take advantage of the clear waters of the Atlantic Ocean.  Less than a mile to the west is the Treasure Coast Mall and the shopping and restaurant corridor of US-1.

     The 2015 numbers for May, were: 275 active listings, 225 pending listings and 91 closed sales.  Interestingly enough, there is a greater number of homes for sale this year as compared to 2015.  Sales were better this year though the pending numbers were higher last year.  Though, with this kind of hot activity, these numbers are very similar.

The numbers for February of 2014 were: 158 active listings, 39 pending sales and 12 closed sales.  Very similar inventory and closed sales as compared to 2015, but there’s quite a bit better pending inventory this year which should make for some excellent sales numbers for the coming months.

There are currently 2 Angler Cove condos available for sale.  The list rices are $210,000 and $310,000 which works out to an average price of $260,000 or $187.09 per sq. ft. of living area.

There are no condos under contract at this time in Angler Cove

In the past 12 months there have been 6 sales.  Sales prices ranged from $172,000 to $320,000 for an average sales price of $226,333 or $170.69 per sq. ft. of living area.  The list to sales prices averaged at 93%.  These condos averaged 202 days on market before going under contract.

(Please consider that some condos in Angler Cove have deeded docks and some don’t.  This can add to the wide disparity of both listing and sales prices)

      The Stuart Florida Residential Market for ZIP Code 34997 continues as the largest and the strongest segment of the Martin County single family real estate market.  We have seen an unfortunate continuation of a decrease in inventory which is going to effect future sales unless this trend reverses.
     The current one month absorption rate remained almost the same at 3.4  months (was 5.0 months for December).  Even a stronger sellers market for the 34997 segment of the Stuart residential market for the beginning of 2016.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
     The 2014 numbers for January, were: 348 active listings, 198 pending listings and 76 closed sales.  Even with considerably less inventory, closed sale for 2016 were ahead of last years numbers.

The 34996 zip code area of the Stuart Florida residential real estate market had a drop in sales and inventory for the beginning of the year.  The good news is the big jump in pending sales which should result in better closed sale numbers in the following months.

The one month absorption rate for the 34996 zip code area of Stuart Florida for January increased to 16 months as compared to December’s 14.2 months.  Still a strong buyers market for this section of Martin County, but this number should improve when the strong pending numbers translate into sales.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

The numbers for January of 2014 were: 160 active listings, 41 pending sales and 7 closed sales.  Similar activity when compared to 2015, though with a slight edge to to this year’s numbers with slightly better activity.
