There are currently 190 active listings (Up 11 from December).

28 Residential sales are pending and awaiting close or lender approval (Up 4 from December).

6 Homes Sold in January (Down 4 from December).

The 34996 zip code area of Stuart Florida had a slow January with all results, except for pending sales, moving in the wrong direction.  We are seeing increased activity in the area; hopefully, this will translate into better numbers for February.

Comparing the numbers to January of 2011, there were 205 active listings, 31 pending sales, and 9 closed sales.  Other than a slightly lower inventory of homes, the numbers for this January are off from last year.  We were expecting better results and frankly, we are not sure why we have these disappointing numbers this year.  It has been a very mild winter up north so far this year, which might be why some may postpone their buying trips until later.   Check back next month to see how we fare in February.

The 34994 ZIP code area of Stuart did a bit better than last month though 1 less home actually closed (sold) as opposed to December.  The good news is that the inventory went back down a little and pending home sales are up, indicating more activity and sales for the near future.  Comparing the activity to January of 2011 when there were 111 active listings with 42 pending sales and 6 closed sales, we’re still not seeing as robust activity as we would like.  These numbers are very similar to last year although we do have reduced inventory.

With the lower number of homes on the market this year, it will be interesting to see what happens as we continue in the height of the season these months.

Comparing the activity to December of 2010 when there were 114 active listings with 37 pending sales and 14 closed sales. A significantly lower number of sales were completed this year compared to last year with less available inventory.

With the lower number of homes on the market this year, it will be interesting to see what happens as we get into the height of the season in the next few months.

The 34996 zip code area 0f Stuart Florida had a slow December with all results moving in the wrong direction.  Hopefully, this is a short-term reflection of a  slowdown in activity during the holiday season.

Comparing the numbers to December of 2010, there were  192 active listings, 32 pending sales and 5 closed sales.  The sales rate is higher, but less pending sales and less inventory.  If this trend continues, with less supply and greater demand, I expect prices to become more stabilized as long as there are no large numbers of distressed homes coming on the market which tend to be priced below market value and depreciate the market in general.

The 34996 zip code area pf Stuart Florida had a much better November compared to October up to 14 homes from a low of 5 in October.   Inventory also rose by 12 homes and pending sales were off, possibly reflecting a slowdown of activity during the holiday season.  Buyer traffic is remaining strong as many realize that it is an excellent market for home affordability on Florida’s Treasure Coast.

The numbers for November of 2010 were 210 active listings, 29 pending sales and 5 closed sales.  Sales have almost tripled with less inventory available.  An excellent sign for market recovery which we believe is well underway.  Depending on the status of distressed homes (short sales and bank-owned properties), we wouldn’t be surprised to see prices start to inch up in the near future.

The 34994 ZIP code area of Stuart had a relatively unchanged market from last month.  With inventory up slightly by two homes, pending sales off by 4 and closed sales up by 2.  Comparing the activity to November of 2010 when there were 119 active listings with 32 pending sales and 2 closed sales.   A significantly higher number of sales were completed this year compared to last year even though there were fewer available homes.

With the lower inventory this year, it will be interesting to see what happens as we get into the height of the season in the next few months.

Bucking the trend for the rest of Stuart, the 34996 zip code area had fairly positive results for October 2011, with an increase in pending sales and a decrease in inventory. The only negative was a decrease in closed sales in October.  With lower inventory levels and increased pending sales, we should see some pressure on prices to remain stable for the next few months, provided we don’t have any increase in distressed sales (short sales and foreclosures).

We are rapidly approaching the holiday season.  Normally activity does slow down during this period.

We’re not expecting any large changes for the holiday season, possibly some easing of the market.  May have a surprisingly strong new year coming up if the economy will let it happen.

The Stuart condo market for the area in ZIP code 34994 showed a surprisingly strong September 2011 market activity.  All indexes moved in the right direction with lower inventory, higher pendings and sales.  This, even though, typically September is one of the slower months for condo sales in our area.

Sales were mixed both in the higher as well as lower price ranges.  Many buyers feel the bottom of the market is close or possibly already past and are taking advantage of some very good values.

With the height of the season to come, it will be interesting to see what happens!

The 34994 ZIP code area of Stuart is bucking the trend from the rest of Martin County.  While other sections of Stuart showed increasing inventories, decreases in pending sales as well as completed sales, this area of Stuart showed gains across the board. Only one sale was in the medium price range of $400,000’s while the others were under $150,000.  However, some fairly high-priced pending sales awaiting close that we can hopefully report on next month.  The average list-to-sales ratio is a little weak compared to past values at 90% ( or in other words the average sales price is 90% of the listing price). The average days on market also remain a bit high at 217 days.

Other than a small rise in sales of 3 homes from August, the 34996 ZIP Code area of Stuart Florida showed an increase in inventory as well as a decrease in pending sales.  How much of this is seasonal as opposed to a reflection of the economy remains to be determined. This increase in inventory may also be attributable to many sellers trying to time the market as well as a reaction from recent relatively good sales for the past spring and summer seasons.  Most efforts to time the market, especially when made in relatively large numbers become self-defeating as in this trying market, this increase in inventory may just drive the market a bit lower. However, for buyers, especially those who can obtain financing, there hasn’t been a more attractive real estate market in decades.  There are some savvy buyers getting excellent deals for homes at prices equivalent to 10 or 11 years ago.This will be an interesting season to watch!

Residential market activity for the 34994 zip code area of Stuart Florida was strong for June 2011.  Sales were up by one unit to 10, but more importantly over a 10% decrease in inventory as well as a solid increase to 36 pending sales.  All this during a month of fairly bad economic news with a lot of uncertainty as to the future economic conditions of the area.  As the inventory declines, and fewer homes are available, eventually, pressure for increased prices will come.
