The one month absorption rate for the 34994 zip code for April dropped to 7.2 months. which signifies a slight buyers market.  A 6 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

The Stuart condo market for the area in ZIP code 34997 showed a strong March .  Sales doubled from February.  Pending sales took a small increase after a significant rise last month.  While the inventory basically stayed unchanged.  One of the strongest months for condo activity in some years.

The one month absorption rate decreased to 6.4 months. Basically, a balanced market.  A 6 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The March 2012 numbers were: 109 active listings, 40 pending sales and 14  closed sales.  An improvement from last March.

There are six homes under contract awaiting the sale with listing prices ranging from $186,000 to $439,999 for an average of $137.44 per square foot of living area.

In the past 12 months, 27 homes have sold in the Florida Club with sales prices ranging from $179,000 to $428,000 and an average sales price of $128.09 per square foot of living area.

Conveniently located at the gateway to Stuart, Florida and Martin County, the Florida Club is a DiVosta built golf club community located off Kanner Highway and within minutes of I-95. As of February 2 2013:
There are 15 homes on the market ranging in listing price from $199,000 to $459,000 with an average of $151.95 per square foot of living area.

There are two homes under contract (pending) awaiting their closing. Asking prices are $324,500 and $489,900 at an average of $171.00 per square foot of living area.

In the past 12 months, 18 homes have sold.  Sales prices ranged from $163,000 to $465,000 with an average of $128.74 per square foot of living area.

The Stuart condo market for the area in ZIP code 34997 had a fairly slow December to end 2012.  The largest change from November was a sizable drop in pending sales.  This is typical for a December as the real estate traffic is typically slow during the Christmas season.  I am a little surprised that the closed sales numbers weren’t better at years end.

The 34994 ZIP code area of the Stuart, Florida real estate market finished off 2012 with a good month for closings (up 10 from November).  Inventory has crept up again for the third month in a row which makes more homes available for buyers.  This is a good indication of more potential sellers entering the market giving a better choice for potential buyers in the 34994 zip code area of Stuart, FL.  Pending sales cooled reflecting reduced traffic during the holiday season.

The one month absorption rate for the 34994 zip code for December was 5.36 months. which signifies a sellers market.

The December 2011 numbers were 87 Active Listings, 31 pending sales and 7 closed sales.  Other than a slightly lower pending sales numbers, considerably better sales and less inventory.

Reflecting the off season for condos, the Stuart condo market for the area in ZIP code 34997 had a fairly slow second month in a row for November.  Basically unchanged from October, with only minor variations.  With the holidays coming up, we’re not expecting any major movement in the Stuart condo market.  Possibly an increase in inventory as often condo owners will try to time the market for the winter and spring season when activity tends to be a bit higher.

The one month absorption rate is at  13.9 months, indicating a continued strong buyers market.

The November 2011 numbers were: 119 active listings, 24 pending sales and 5 closed sales.  No significant changes from last year with the exception of a reduced inventory of approximately 20%.
