A second slower month of activity for the Stuart condo market for the area in ZIP code 34997.  Still, activity remains strong for the ‘off’ season for Florida.  We need increased inventory for this market to get back to the fast pace we saw this spring.

The one month absorption rate dropped to 6.7 months.  Very close to a balanced market.   A 6 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller. 

The July 2012 numbers were: 100 active listings, 28 pending sales and 13 closed sales.  Similar activity as compared to last year.  With a 20% lower inventory, these are good results.

Closed sales were up by 4 homes in the 34994 ZIP code area of the Stuart, Florida.   Available homes for sale (Inventory) rose by 1 unit.   Pending sales dropped (second month in a row).   With such a low inventory of available homes plus the off season, we can expect a little slower activity in this market.  If the overall economy continues to improve and prices continue to rise, I will be expecting rising inventories as well for the coming season.

A second slower month of activity for the Stuart condo market for the area in ZIP code 34997.  The only bright note is a stron pending sales number as sales were off for the past two months.  Inventory is also down to very low numbers as well.

The one month absorption rate rose to 9.6 months.  Now back to a buyers market, after months of sellers having the advantage.   A 6 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller. 

The June 2012 numbers were: 109 active listings, 26 pending sales and 12 closed sales.  Other than better pending numbers, the 34997 condo market is off from last year.  The very low inventory numbers are troubling for future activity.

Closed sales were up by two homes in the 34994 ZIP code area of the Stuart, Florida.   Available homes for sale (Inventory) are now down to only 54 homes.   Pending sales were off a little for May, but still remain strong for the size of this market.  If the inventory remains at these low levels, sales numbers will be declining in the future.  But, if prices continue to rise, I will be expecting a growth in inventory for the approaching winter season.

After an exceptionally strong April, the Stuart condo market for the area in ZIP code 34997 eased considerably with only half as many closed sales.  Pending sales remained strong and the inventory took a big drop. 

The one month absorption rate rose to 5.7 months.  This is still a sellers market, but not the strong one of last month.  A 6 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller. 

The May 2012 numbers were: 110 active listings, 29 pending sales and 14 closed sales.  These numbers are fairly similar to May of 2012.  I expect a retreat in the coming months as the summer season is typically slow for the condo market.

The 34994 ZIP code area of the Stuart, Florida real estate market continued with 9 closed sales, the same as April.  At the same time, pending activity increased significantly to 42 homes while inventory decreased again, now down to only 56 homes.  We should continue to have strong closed sales in the coming months, but if inventory doesn’t increase, we will be looking at a challenging market as there just aren’t enough homes available for sale.

The one month absorption rate for the 34994 zip code for May dropped to 6.2 months. which signifies a balanced market.  A 6 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

The May 2012 numbers were 74 Active Listings, 42 pending sales and 6 closed sales.  Considering the lower inventory this year as compared to last, market activity is quite strong for the 34994 zip code area of Stuart for residential home market.

The Stuart condo market for the area in ZIP code 34997 showed very strong closed numbers for April .  Sales more than doubled from March (which were also double from February).  Pending sales however took a significant drop.  While the inventory decreased by a small number (2).  One of the strongest months for condo activity in some years.
 

The one month absorption rate decreased to 3 months.  For April, this represents a major shift into a strong seller’s market.  A 6 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller. 

The April 2012 numbers were: 115 active listings, 34 pending sales and 18 closed sales.  Other than the big increase in closed sales for this year, numbers are fairly similar to April of 2012.  I expect a return to a more balanced market in the coming months with the lower pending activity.
