32 Condo sales are pending and awaiting close or lender approval (Down by 7 condos from April).

28 Condos Sold in May (Increased by 3 condos from April).

Another month of increased closed sales for the Stuart FL condo market for zip code 34997. Unfortunately, this is probably not going to continue at this strong of a pace. The inventory continues to decline along with another monthly drop in pending sales. A pretty strong indicator of decreasing future activity.

The one month absorption rate is now 2.6 months from last months 3.3. A very strong sellers market. A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The May 2012 numbers were: 87 active listings, 30 pending sales and 17 closed sales. Better activity for this year as compared to last, and this market remains very strong. Just possibly a little to strong to be sustainable for the long run.

After three straight months of increasing closed sales for the 34994 ZIP code area of the Stuart, Florida, May saw a decrease of 5 closed sales. Pending sales which were off last month rebounded nicely, indicating a good possibility of increased closed sales in the coming months. Unfortunately, the inventory continues to shrink making for less potential home sales for the future.

The one month absorption rate for the 34994 zip code for May increased to 7.3 months from last months 4.9 months. A shift back into a buyers market. A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

As of may 2014, there are 11 active listings for River Pines townhomes for sale in Stuart, FL. Prices range from $89,900 to $134,900 which equals an average price of $84.25 per sq. ft. of living area. There is one short sale and one bank owned foreclosure in these 11 homes.

There are 5 homes under contract awaiting sale. List prices are from $94,900 to $109,900 for an average of $82.22 per sq. ft. of living area. 3 of these townhomes are bank owned (foreclosures).

In the past 12 months, 21 homes have sold in River Pines with sales prices ranging from $80,000 to $129,000 at an average of $72.34 per sq. ft. of living area. Of these sales, 2 were short sales and 2 were bank owned (foreclosures).

Located just off the Intracoastal Waterway off of Cove Road in Stuart is the River Pines community. 396 private residences in quad style town-homes. There are currently only 7 homes for sale (including new construction from D.R. Horton) in Legacy Cove in Stuart, FL. Listing prices range from $265,000 to $459,000 for an average price per square foot of living area of $156.86.

There are 3 homes under contract awaiting settlement priced from $349,900 to $352,900 for an average of $142.93 per sq. ft. of living area.

In the past 12 months, 10 homes have sold with sales prices ranging from $240,000 to $405,729 at an average of $139.70 per sq. ft. of living area.

Legacy Cove in Stuart Florida is a gated lakeside community of 229 homes off of Cove Road in Stuart, Florida. Legacy Cove consists of two sections. The first section of 142 homes called the Cove Isle development was mostly completed between 2004 and 2005. The newer section, called the Cove Lakes development consists of 87 home sites with construction that began in 2007. Some homes are yet to be completed in Cove lakes.

While, the inventory took another sizable increase. As home values rise, latent demand from sellers seems to be materializing in more active listings. There has to be enough demand to offset this increase in inventory, and in the short term, it appears that this hasn’t yet happened.
