Better activity for the Stuart FL condo market for zip code 34997 in August of 2014. Interestingly this segment of the Stuart condo market is the only one with a decrease in inventory for August. Pending and closed sales were off for August, though it was an unusually strong July and this market is retuning to a more sustainable level.

The one month absorption rate rose to 3.9 months from last months 2.9. Still a hot sellers market. A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The August 2013 numbers were: 81 active listings, 22 pending sales and 11 closed sales. 2014 continues to outperform the 2013 market activity.

The one month absorption rate dropped to 2.9 months from last months 4.7. A very hot sellers market. A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

A considerable easing of activity for the Stuart FL condo market for zip code 34997 in June of 2014. If you read my previous market reports for this segment of the Martin County market, this was not unexpected as pending sales have been decreasing over the past few months and continued to do so in June. Both closed sales as well as available inventory also continue to decrease. Though, this is still a very active market. It’s just that the super strong Spring activity is not sustainable for this area for the summer.

The one month absorption rate is now 4.7 months from last months 2.6. Still in a sellers market. A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The June 2012 numbers were: 77 active listings, 32 pending sales and 8 closed sales. Continuing to be a better market tha last year and slowly getting back into a more sustainable activity level.

The one month absorption rate for the 34994 zip code for June decreased to 5.5 months from last months 7.3 months. A shift back into a sellers market. A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

The June 2012 numbers were 54 Active Listings, 36 pending sales and 11 closed sales. Considering the increased inventory this year as compared to 2013, market activity is not quite as robust.

Summerfield Golf Club Market Update for July 2014 – Home of the Champions Golf Club

As of July 2014:
There are 13 homes on the market ranging in listing price from $249,000 to $479,000 with an average of $162.64 per square foot of living area. No foreclosures or short sales in these listings.
