The Stuart FL condo market for zip code 34997 slowed considerably for the last month of 2014.  Both closed and pending sales were down.  The inventory also continues to decline to very low numbers.
 
The one month absorption rate rose to 8.8 months after last months amazing 5.1.  Back into a buyers market after many, many months of being a strong sellers market.  A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The December 2013 numbers were: 88 active listings, 24 pending sales and 13 closed sales.  Down to exactly half of last years inventory.  We should see an increase in the coming months.

The 34994 ZIP code area of the Stuart, Florida showed quite an increase in inventory for the end of the year.   Unfortunately pending sales were off and closed sales only increased by 1 sale.  Though, typically December is a fairly slow month for closed sales.

The one month absorption rate for the 34994 zip code for December increased to 7.4 months from last months 7 months.  shifting back into a slight buyers market.  A 6 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage. 

The December 2013 numbers were 56 Active Listings, 32 pending sales and 14 closed sales.  One of the few areas we have with increased inventory this year.  Unfortunately the closed activity has not increased as well.

The one month absorption rate rose to 5.1 months after last months amazing 2.8.  Still a sellers market.  A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The November 2013 numbers were: 91 active listings, 12 pending sales and 6 closed sales.  With almost 50% lower inventory, this market continues to outperform that of 2013.

The one month absorption rate for the 34994 zip code for November decreased to 7 months from last months 8.8 months.  shifting back into a balanced market.  A 6 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage. 

The November 2013 numbers were 56 Active Listings, 35 pending sales and 13 closed sales.  2013 saw better activity for the 34994 residential real estate market activity, especially when the lower inventory level is factored into the equation.

The 34994 ZIP code area of the Stuart, Florida retreated some more in activity as compared to the past few months.  This is fairly common for this time of the year in the Stuart FL real estate market.  Inventory was up and both closed and pending sales were off for the month.

The one month absorption rate for the 34994 zip code for October decreased to 8.8 months from last months 4.8 months.  shifting back into a buyers market.  A 6 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage. 

The October 2013 numbers were 62 Active Listings, 48 pending sales and 8 closed sales.   Closed sales were equal to last year.  Unfortunately pending sales are lower this year which will not be good for future closed sales.  Inventory is up slightly.

The Stuart FL condo market for zip code 34997 continues with strong activity for September of 2014.  Closed sales were off for this month but there were increases in both inventory and pending sales which is a signal for further improvements in the future.  After some very strong results in the past few months we are back into a more sustainable market.

The one month absorption rate rose to 6.7  months from last months 3.9.  Back into a balanced market after a couple of months of extreme sellers advantage.  A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The September 2013 numbers were: 76 active listings, 28 pending sales and 7 closed sales.  Even with the reduced inventory as compared to last year, this segment of the Stuart condo market is outperforming last year’s activity.
