St Lucie County Townhouses and Condos August 2017 Market Report

The St Lucie County Townhouses and Condos Market Report for August 2017 showed some weakness in closed sales but good numbers for new pending sales.  Closed sales were down by 7.3% from last year (were up by 26.8% in July) while new pending sales were up by 15.8% for August (was unchanged in July).

Values continue to rise with the median price up by 17.2% (was up by 17.5.% in July) while the average sales price increased by % (was up by 7.7% in July).  Continuing a fairly steady rise in values.

The inventory of available townhouses and condos decreased by 58 unit from last month to 441 units, which is 15.8% less than August 2016. The current supply is 4.5 months, which is 13.5% less than the 5.2 months of inventory last year.  The St Lucie County townhouses and condos market continues to be a seller’s market. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

St Lucie County Single Family Homes August 2017 Market Report

St Lucie County Single Family Homes Market Report for August 2017 showed moderating activity as compared to last July as well as last month. Closed sales were down by 6.2% (in July they were up by 8.5%) and new sales under contract (new pending sales) increased by 13.4% (they were up by 1.2% last month).

Prices continued to rise.  The median and average sales prices up by 10.8% and 8.6% respectively from last August (For July these numbers were up 14.3% and 10.2%).  The continued rate of price increases is beginning to have a major impact on affordability in St Lucie County.

Active listings decreased by 21 homes down to 1,592 homes.  This inventory is 0.6% lower than last year.  The current supply of homes is 3.5 months (was also 3.5 months for July) and also 3.5 months for last year.  This is unchanged from last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The St Lucie County Townhouses and Condos Market Detail for July 2017 showed some strong growth as  compared to last July.  Closed sales were up by 26.8% from last year (were down by 19.6% in June) while new pending sales were unchanged for July (was up by 33.3% in June).

Values continue to rise with the median price up by 17.5.% (was up by 4.7% in June) while the average sales price increased by 0.4% (was up by 17.9% in June).  Price rises should moderate some in the coming months.

The inventory of available townhouses and condos decreased by 7 unit from last month to 499 units, which is 1.6% less than July 2016. The current supply is 5.1 months, which is equal to  the 5.1 months of inventory last year.  The St Lucie County townhouses and condos market continues to be a sellers’ market. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

Closed sales were up by 8.5% (in June they were unchanged) and new sales under contract (new pending sales) increased by 1.2% (they were down by 10.6% last month).

Prices continued to rise.  The median and average sales prices up by 14.3% and 10.2% respectively from last July (For June these numbers were up 10.7% and 4.5%).  These price increases are making home affordability an issue in St Lucie County.

Active listings increased by 30 homes down to 1,613 homes.  This inventory is 10.1% higher than last year.  The current supply of homes is 3.5 months (was also 3.5 months for June) and 3.3% for last year.  This is 6.1% higher than last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Values, also, continue to rise at with the median price up by 4.7% (was up by 24.8% in May) while the average sales price increased by 17.9% (was up by 23.9% in May).  I think the rates of price increases will slow down in the months to come.

The inventory of available townhouses and condos decreased by 20 unit from last month to 506 units, which is 10.4% less than June 2016. The current supply is 5.3 months, which is 5.4% lower than the 5.6 months of inventory last year.  The St Lucie County townhouses and condos market continues to be a sellers’ market. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

The St Lucie County Townhouses and Condos Market Detail for May 2017 showed weaker sales activity when compared to last May.  Closed sales were down by 7.1% from last year (were down by 11.2% in April) while new pending sales decreased by 0.8% (was down by 10.0% in April).

Values, however, continue to rise at surprising rates with the median price up by 24.8% (was up by 35.0% in April) while the average sales price increased by 23.9% (was up by 19.6% in April).  I’ve been expecting prices to moderate for some time so these increases continue to be quite unexpected.

The inventory of available townhouses and condos decreased by 42 unit from last month to 526 units, which is 11.4% less than May 2016. The current supply is 5.6 months, which is 5.1% lower than the 5.9 months of inventory last year.  The St Lucie County townhouses and condos market has slipped back into a sellers’ market. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

Values, however, continue to rise at surprising rates with the median price up by 35.0% (was up by 28.0% in March) while the average sales price increased by 19.6% (was up by 13.3% in March).  I’ve been expecting prices to moderate for some time so these increases continue to be quite unexpected.

The inventory of available townhouses and condos decreased by 1 unit from last month to 568 units, which is 11.4% less than April 2016. The current supply is 6.0 months, which is 7.7% lower than the 6.5 months of inventory last year.  The St Lucie County townhouses and condos market remains in a balanced. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

Prices continue to show very strong increases.  The median and average sales prices up by 15.7% and 14.9% respectively from last March (For February these numbers were up 18.2% and 16.6%).  While these are very good results for sellers, they make me a little nervous as rates of increase this high may result in lower affordability of homes and subsequently less sales in the future.

Active listings decreased by 74 homes to 1,740 homes.  This inventory is 8.0% lower than last year.  The current supply of homes is at 3.9 months (was 4.1 months for February)  This is 4.9% lower than last year.  The St Lucie County single family home market remains a strong sellers market.  A balanced market is one with a 6 to 7 month supply of inventory.
