The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  Inventory levels are at all time lows and it is quite remarkable that there is as much activity as there is in this small segment of the Martin County real estate market.

For June, 2016 the absorption rate is 1.3 months which is what it was back in April (with no sales reported in May, there was no absorption rate for that month).  Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes on percentages that June not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The June 2015 numbers were: 9 active listings, 2 pending sales and 6 closed sales.  Better closed activity for last year, but this was with over twice as many active condos for sale.  Inventory, or lack of, is playing a major obstacle in the Hobe Sound condo market.

 The June 2015 numbers were: 35 active listings, 19 pending sales and 17 closed sales.  Better volume this year with more than double the inventory as well.

     The 2015 numbers for June, were: 257 active listings, 200 pending listings and 113 closed sales.  Closed sales outpaced last years’ volume though pending sales numbers are lower.  Inventory is higher this year than last.

The absorption rate for June dropped to 2.8 months compared to last month’s 4.6.   An extreme sellers’ market for the condo segment of Stuart’s 34994 zip code area.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last June the numbers were 83 active listings, 34 pending sales, and 23 closed sales.   Slightly better closed volume for 2016 with a lower amount of inventory

The single family real estate market in Sewalls Point for June continued with good closed activity.  Unfortunately pending sales are down which could indicate slower closed activity for the coming months.

The current absorption rate dipped to 7.6 months, in May it was 7.8 months. Continuing in a positive direction for Sewall’s Point FL..  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to June of 2014, the inventory was 61 homes on the market, 15 pending sales and there were 3 closed sales. The inventory is considerably higher this year and pending sales are off from last year, while closed sales were higher.

The monthly absorption rate decreased to to 4.5 months from 4.7 months in April.  Continuing as a sellers market for the Palm City zip code 34990 area for residential sales.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The May 2015 numbers were:  361 active listings, 204 pending sales and 100 closed sales.  Considerably better activity last year for the Palm City residential real estate market.

 The May 2015 numbers were: 45 active listings, 21 pending sales and 22 closed sales.  Weaker closed sales this year while pending sales are considerably better.  This segment of the Stuart market is the only one with a considerably higher inventory this year as compared to 2015.

The numbers for May 2015 were: 103 active listings, 39 pending sales and 33 closed sales.  Similar activity to last year, but our inventory is also higher this year making the effective activity a bit weaker.

The Stuart FL 34994 Condo market had a large increase in pending sales for May while closed sales were only down by one condo.  This should result in strong closed activity for the coming few months.  Unfortunately the active inventory took a significant drop.

The one month absorption rate increased to 4.6 months compared to last month’s 5.1.   Dropping into an even stronger sellers’ market for the condo segment of Stuart’s 34994 zip code area.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last May the numbers were 91 active listings, 38 pending sales, and 19 closed sales.   Very similar activity to last year.  Though we could use a bit more inventory as it’s down significantly from 2015.

The single family real estate market in Sewalls Point for May had a good month for closed sales and has come close to a balanced market.  Unfortunately, a drop in pending sales may signal a potentially weaker upcoming summer.

The current absorption rate dipped to 7.8 months, in April it was 22.7 months. A very good step in the right direction and heading towards a balanced market.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to May of 2014, the inventory was 69 homes on the market, 12 pending sales and there were 3 closed sales.  Considerably greater sold homes for this year when compared to 2015.  Mostly good news for Sewalls Point for a change.
