The November Sewalls Point residential market activity was a bit disappointing.  Only 1 closed sale for November.  Inventory decreased by 1 home and pending sales were also low at 7 homes (unchanged from last month).  Hopefully, this is a result of the slower holiday time period and not an indication of future market activity.

The absorption rate skyrocketed to 46 months compared to last months 9.4 months.  A serious buyers’ market.  A 6 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to November of 2012, the inventory was 41 homes on the market, 10 pending sales and there were 8 closed sales.  Not a good sign as last years’ activity was considerably better than 2013.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  For October, there was little change in the market, but unfortunately closed sales dropped to only 1 unit.

The absorption rate for October jumped to 15 moths from last months sellers market of 2.8 months.  Back to a strong buyers advantage for those in the Hobe Sound condo market..  Generally, a 6 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.  These statistics within this segment should be taken with a grain of salt, as small changes in activity make for very large changes on percentages that may not indicate a true trend in the market.

The October 2012 numbers were:  29 active listings, 7 pending sales and 2 closed sales.   With only half of last years inventory, it’s difficult to generate any good market activity for Hobe Sound condos.

The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County remains quite active and is one of the strongest performing areas of our county.  After last month’s large decrease in pending sales, we had a significant decrease in closed sales this moth as well.  Hopefully, this is just a seasonal effect and will not signify slower sales for the near future.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 is at 9.6 months (5 months in September).  This is an unexpected jump back into a fairly strong buyer’s market.  An absorption rate of 6 months is considered to be a balanced market favoring neither the buyer or seller.

The numbers for October 2012 were:  300 active listings, 79 pending sales and 26 closed sales.   Slightly better numbers for this year when the reduced inventory is factored into the activity.

The Jensen Beach Condo market (zip code 34957) is a fairly small segment of the Martin County condo market.  Inventory remains very low even though we’ve had small increases in the past two months.   Pending sales were off  for the second month while closed sales rose slightly.

The one month absorption rate for the October 2013, Jensen Beach Florida Market Report ZIP Code 34957 jumped to 5.1 months (7 months in September), signifying a step into a slight sellers market. A balanced market is considered to be a 6 month absorption rate favoring neither the buyer or seller.

The October 2012 numbers were: 29 active listings, 22 pending sales and 8 condos closed.   Not as good a market this year as compared to last for the Jensen beach Condo segment of the Martin County real estate market.

For October 2013 the most significant change for the Jensen Beach residential real estate market, zip code 34957 was a considerable drop in closed sales.  An increase in pending sales bodes well for future sales as does the second month of a slowly increasing inventory.
 
The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 jumped to 7.5 months (4.4 months in September).  A slight buyer’s market for now.   A 6 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
 
The October 2012 numbers were: 109 active listings, 74 pending sales and 24 home sales closed.   Interestingly the inventory for the Jensen beach residential real estate market is higher this year than last, unlike most other parts of Martin County.  Overall the activity for this year was not as good as for 2012.

 The 34990 zip code area of Palm City condo market is a fairly small section of this area as most property in Palm City is either single family homes or town homes.  Thus making meaningful market comparisons somewhat difficult as small changes can have a great effect on the percentages and results.  The October market activity showed the second month in a row of increased inventory, though unfortunately both pending and closed sales were off.

The current absorption rate for condos in the 34990 zip code area is 14.8 months (was 11 months in September), signifying a buyers market.   A balanced market is considered to be an absorption rate of around 6 months.
 
The October 2012 numbers were: 59 active listings, 9 pending sales and 4 closed sales.   Almost identical to 2012 activity with fewer pending sales this year.

After some disappointing sales numbers for September for the Palm City, zip code 34990, area of Martin County Florida, there was a rebound for October..   Also, the second month in a row with sizable gain in inventory. Pending sales were off slightly.  Most interesting is the increase in inventory. 
 
The current absorption rate dropped slightly to to 7.7 months from 7.9 months in September, but is at a much more sustainable rate than the hot sellers market we had in Palm City during the spring and early summer.  A slight buyers market.  A 6 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.  I don’t expect a buyers market to last, as I think sales will be picking up soon in Palm City once again.

The October 2012 numbers were:  420 active listings, 150 pending sales and 49 closed sales.   Very similar activity to last year.

For the summer season in the Stuart Condo market for zip code 34994 both pending and closed sales were down again for October.   The inventory grew for a second month in a row by 2 condos.  Not unexpected results as the condo market in Martin County is very seasonably dependent, though other segments of the Stuart condo market have had better activity.  We are now awaiting the ‘snowbirds’ to return and to see how they feel about buying in our market.

The one month absorption rate rose to 8.6 months compared to last months 7.9.  Back into a more pronounced buyer’s market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last October the numbers were 143 active listings, 45 pending sales, and 13 closed sales.   When the reduced inventory is accounted for, the real estate market for condos in the 34994 zip code area of Stuart is still out-performing October 2012 activity.

A steady real estate market for the Stuart Florida Market Report ZIP Code 34996 for Condos for October 2013.  Sales were up and pending sales continue to be strong (even if off by a little this month).   The inventory decreased again making fewer available condos for sale for buyers that are looking.

The current absorption rate for the Stuart Florida Market Report ZIP Code 34996 – Condo decreased to 7.8  months from September’s 10.4.  Still a buyers market for October of 2013, but very close to being balanced.  A balanced market is considered to occur when the absorption rate is 6 months.

The numbers for October 2012 were: 194 active listings, 26 pending sales and 17 closed sales.  We continue to outperform last years activity levels.

After a very soft September for the 34996 zip code area of Stuart Florida real estate market, activity for October picked up quite well.  Though a bit surprising as the trend for most of our areas was a little light for October.  Pending sales rebounded from September, while closed sales remained steady.  The inventory, which took a nice jump in September, once again decreased this October. 

The one month absorption rate for the 34996 zip code area of Stuart Florida for October decreased to 9.9 months as compared to September’s 10.8 months.  Still a buyer’s market for the 34996 zip code area of Stuart.  A balanced market, favoring neither buyer or seller is considered to be around a 6 month absorption rate.

The numbers for October of 2012 were: 157 active listings, 33 pending sales and 12 closed sales.   Slightly improved market as compared to last year.

The activity for the Stuart condo market for the area in ZIP code 34997 showed some very mixed results for the month of October.  Pending sales were off considerably while closed sales increased significantly.  Also, interestingly the inventory took a nice jump.

The one month absorption rate dropped to 4.8 months from last months 10.9.  Back into a strong sellers market.   A 6 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.   Though with reduced pendings numbers this may swing back to a buyers market again soon.

The October 2012 numbers were: 99 active listings, 21 pending sales and 6 closed sales.   Much better closed activity this year.

The Stuart Florida Market Report ZIP Code 34997 showed some moderation as we approach the slower holiday season.  The inventory rose for the third month in a row, unlike many other areas of Martin County.  Both sales and pending sales decreased for October.
 
The current one month absorption rate rose to 6.15 months making this segment of the Stuart residential market a balanced one (up from last months 5.1 month absorption rate).  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 month absorption rate.  
 
The 2012 numbers were: 360 active listings, 189 pending listings and 51 closed sales.   Better activity as compared to last October.  Interestingly with an increase in inventory.

After a disappointing September, a little increased activity for October for the Sewalls Point residential market activity.  Sales increased to 5 homes (up from only two for September).  Pending sales remained unchanged, and not particularly good.   Inventory decreased by two homes.  The holiday season will soon be here which typically results in less foot traffic, but often some good sales numbers.

The absorption rate dropped to 9.4 months after last months atrocious 24.5 months.  Still a buyer’s market.  A 6 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to October of 2012, the inventory was 47 homes on the market, 17 pending sales and there were 7 closed sales.  Unfortunately, for Sewalls Point, 2013 is well under performing from last years numbers.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  For the first time in many months we had a relatively large increase in active listings (by percentage).   Pending sales dropped considerably while closed sales did take a nice increase. 

The absorption rate for September dropped to 2.8 moths from last months buyers market of 14 months.  Back to a strong sellers advantage for those in the Hobe Sound condo market..  Generally, a 6 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.  These statistics within this segment should be taken with a grain of salt, as small changes in activity make for very large changes on percentages that may not indicate a true trend in the market.

The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County remains quite active and is one of the strongest performing areas of our county.  Troubling for this month was the large decrease in pending sales.  Hopefully, this is just a seasonal effect and will not signify slower sales for the near future.

The Jensen Beach Condo market (zip code 34957) is a fairly small segment of the Martin County condo market.  Current inventory is at an all time low as compared to the past 10 years, though for September we did have an increase of 5 units.   Pending sales were off by 1 while closed sales were down significantly.

The one month absorption rate for the September 2013, Jensen Beach Florida Market Report ZIP Code 34957 jumped to 7 months (2.5 months in August), signifying a step back into a slight buyers market after numerous months of a sellers market. A balanced market is considered to be a 6 month absorption rate favoring neither the buyer or seller.

The September 2012 numbers were: 48 active listings, 30 pending sales and 3 condos closed.    The lower number of pending sales is troubling for future sales, however this years market activity compares favorably to September of 2012.

The current absorption rate for condos in the 34990 zip code area is 11 months, signifying a buyers market.   A balanced market is considered to be an absorption rate of around 6 months.
 
The September 2012 numbers were: 62 active listings, 6 pending sales and 4 closed sales.   Better numbers for this year than for September of 2012.

Sales were off for September in the Palm City, zip code 34990, area of Martin County Florida.   Though, after many months of decreasing inventory there was a surprising jump in September by 25 homes.  Pending sales were up indicating a possible greater closed sales activity for the near future.
 
The current absorption rate jumped to 7.9 months from 4.6 months in August.  Back into a buyers market for the first time in months.  A 6 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.  I don’t expect a buyers market to last, as I think sales will be picking up soon in Palm City once again.

The September 2012 numbers were:  402 active listings, 170 pending sales and 33 closed sales.   Pending sales are off from last year, but all other numbers are positive.

The September activity for the Stuart condo market for the area in ZIP code 34997 remained slow though there was an increase in pending sales.   Hopefully this will translate to more closed sales in the near future.
