The March 2014 Monthly Market Detail Martin County Single Family Homes is showing some slower growth and even retracting in some areas (much like many other areas in FL this month).  Year to year closed sales were off by 14.7% (was up 10.8% in February). New pending sales increased by 17.5% as compared to March of 2013 (decreased by 30.4% in February).  An increase in the pending sales indicates a good possibility of better closed activity for the near future

The median sales price was up by 4% from last year (up by 5.7% in February) while the average price dropped by 25.1% (was down by 18.3% last month).  This is a dramatic indication of the continued activity for the lower price ranges and a slower sales volume in the higher end luxury market.

The inventory of available single family homes increased from February 2014 by 61 homes to 1,429 units this month, representing a 12.2% increase from last March.  Current supply of inventory rose to 7.5 months (a 2.9% decrease from last year).  Hovering just outside of a balanced market for now with a slight advantage for buyers.

February 2014 Monthly Market Detail St Lucie County Single Family Homes as reported by Florida Realtors closed out 2013 continues to show good closed activity, though there is reduced pending numbers, which could signal a bit more of a slow down.  Closed sales from last year were up by 14,1% (in January they were up by 4.8%) and new sales under contract (new pending sales) decreased by 14.8% (they were down by 12.9% last month).

Both median and average sales prices were up (year to year) by 10.9% and 13% respectively from last February (For last month these figures were 9.5% and 14.1%). 

The inventory of active listings rose in February (from last month) by 115 homes to 2362, which is also an increase of 22.3% from last year.  Current supply of inventory is only 5.4 months (a 22.3% increase from last year).   With the large increases in inventory from last year, price appreciation will slow some, which will help to continue a strong sales volume for the saint Lucie County single family market.

February 2014 Monthly Market Detail Martin County Single Family Homes

The February 2014 Monthly Market Detail Martin County Single Family Homes continues with mostly positive news, though at a considerably reduced rate of appreciation and volume.  New pending sales were off by 30.4% as compared to February of 2013 (decreased by 18.8% in January).  The reduced number of pending sales are an possible indication of slower closed volume in the coming months. Year to year closed sales were up by 10.8% (was up 29.9% in January).

The median sales price was up by 5.7% from last year (up by 24.7% in January) while the average price dropped by 18.3% (was down by 8.5% last month).  The slowing rate of appreciation will help future sales as the fairly dramatic increases of last year simply priced to many buyers out of the market.

The inventory of available single family homes increased from January 2014 to 1,368 units this month, and this is a 10.3% increase from last February.  Current supply of inventory is only 7 months (a 9.6% decrease from last year).  If this trend continues we’ll be back into a buyers market in Martin County for single family homes next month.  Though indications of activity for March seem to be fairly positive.

Both median and average sales prices were up (year to year) by 9.5% and 14.1% respectively from last January.

The January 2014 Monthly Market Detail Martin County Single Family Homes as reported by Florida Realtors began 2014 with mostly a positive start.  Only negative was that new pending sales were off by 18.8% from last year (increased by 9.5% in December).  Closed sales were up by 29.9% (was 17.8% in December).

The median sales price was up by 24.7% from last year while the average price dropped by 8.5%.  This is not an indication of rising or lowering values, but rather the mix of homes that have sold this month.   Generaly values are in fact rising at a fairly moderate pace overall, though individual locations will vary.

Both median and average sales prices were up (year to year) by 19.2% and 12% respectively year to year.

In fact, Martin County residential sales of single family homes has outperformed the state average for the second month in a row in volume.   Closed sales were up by 17.8% (was 33.8% in November) and new sales under contract (new pending sales) increased by 9.5% (decreased by 4% in November).

The median sales price was up by 7.2% from last year while unfortunately the average price took a steep hit at a decline of 24.1%.

The November 2013 Monthly Market Detail St Lucie County Single Family Homes as reported by Florida Realtors has moderated in the past couple of months as compared to last years activity.   Closed sales were up 3.3% from last year  (in October they were unchanged)  and new sales under contract (new pending sales) decreased by 23.9% (they were down by 6.9% last month).

Both median and average sales prices were up (year to year) by 13.6% and 18.7% respectively year to year. November 2013 Saint Lucie County Single Family

The inventory of active listings rose in November (from last month) to 2213 homes, still down by 14.1% from last year.  Current supply of inventory is only 5.1 months (a 14.1% decrease from last year).  We’re still in a seller’s market for the St. Lucie County single family market, but some easing appears to be in progress.  With the significant rise in prices as well as increasing mortgage rates, the current trend will continue to level.  I expect to see a balanced market for the near future with slower price increase.

When compared to the results from the state of Florida, martin County is doing very well.   Closed sales were up by 33.8% (was 8.5% in October) and new sales under contract (new pending sales) decreased by 4% (Increase of 36.2% in October).

The inventory of available single family homes increased this month to 1271 units but this is still down by 4.5% from last November.  Current supply of inventory is only 6.7 months (a 12.4% decrease from last year).  We are now in a balanced market for residential sales in Martin County.  Considering that this is typically the slower season for Martin County, I’m expecting a return to a sellers market once the holiday season is over.

Both the median and average sales prices (year to year) increased this month by percentages of 35% and 21.9% respectively.

Both median and average sales prices were up (year to year) by 12.7% and 9.2% respectively. 

The inventory of active listings declined in August to 1841 homes, down by 31.3% from last year.  Current supply of inventory is only 4.3 months (a 31.3% decrease from last year) and unchanged from July.  For August 2013 this remains a strong sellers market in the St Lucie County area.  Lower inventory typically results in lower sales volume as there just isn’t enough homes available for sale.  This will also result in strong upward pressure on prices and at some point renewed activity in new construction.  If prices rise to a level where currently underwater home owners can see a profit or even a break even price, I  expect to see continued increases in inventory.

The inventory of available single family homes have decreased to 1102 units which is down by 21.1% from last August.  Current supply of inventory is only 6.2 months (a 31.4% decrease from last year).  We are now in a balanced market for residential sales in Martin County.  There’s no reason not to expect a seller’s market should the inventory continue to decrease.

The inventory of active listings rose from last month, but is still down by 34.2% from last year.  Current supply of inventory is only 4.3 months (a 43.6% decrease from last year) and up slightly from 3.9 months from June.  For July 2013 this remains a strong sellers market in the St Lucie County area.  Lower inventory typically results in lower sales volume as there just isn’t enough homes available for sale.  This will also result in strong upward pressure on prices and at some point renewed activity in new construction.  If prices rise to a level where currently underwater home owners can see a profit or even a break even price, I  expect to see continued increases in inventory.

Both median and average sales prices were up (June 2012 to June 2013) by 23.3% and 16.6% respectively. 

One item of concern is the active inventory which continues to decrease significantly, presently only 1,664 homes, a decrease of 43.8% from last year.  Current supply of inventory is only 3.9 months (a 52.7% decrease from last year).  For June 2013 it was a strong sellers market in the St Lucie County area.  The reduced inventory will eventually result in lower sales volume as there just isn’t enough homes available for sale.  This will also result in strong upward pressure on prices and at some point renewed activity in new construction.  If prices rise to a level where currently underwater home owners can see a profit or even a break even price, I  expect to see a gradual increase in inventory.

June 2013 Monthly Market Detail Martin County Single Family Homes

Another month of solid gains year to year for the June 2013 Monthly Market Detail Martin County Single Family Homes as reported by Florida Realtors.   Closed sales were up by 24.4% and new sales under contract (new pending sales) increased by 43.9%

Both the median and average sales prices increased this month (after decreases in May)by percentages of 13.8% and 31% respectively.

The inventory of available single family homes have decreased to only 1102 units which is down by 28.3% from last June.  Current supply of inventory is only 6.3 months (a 39.5% decrease from last year).  We are now at a balance market for residential sales in Martin County.  There’s no reason not to expect a sellers market should the inventory continue to decrease.

May 2013 Monthly Market Detail St Lucie County Single Family Homes

Continuing the positive trend for the May 2013 Monthly Market Detail St Lucie County Single Family Homes as reported by Florida Realtors.   Year to year closed sales were up by 6.7% and new sales under contract (new pending sales) increased by 59%!!

Both median and average sales prices were up (May 2012 to May 2013) by 21.4% and 12.1% respectively. 

One item of concern is the active inventory which continues to decrease significantly (47.5%).  Current supply of inventory is only 3.9 months (a 57% decrease from last year).  For May 2013 it was a strong sellers market in the St Lucie County area.  The reduced inventory will eventually result in lower sales volume as there just isn’t enough homes available for sale.  This will also result in strong upward pressure on prices and at some point renewed activity in new construction.  If prices rise to a level where currently underwater home owners can see a profit or even a break even price, I will expect a gradual increase in inventory.
