March 2016 Monthly Market Detail St Lucie County Single Family Homes improved its March volume as compared to February but still weaker than last year.  Closed sales were up by 0.2% (in February they were down by 9.2%) and new sales under contract (new pending sales) decreased by 4.7% (they were down by 3.9% last month).

However, prices continue to increase quite dramatically.  Both the median and average sales prices up by 19.4% and 16.2% respectively from last March (For February these numbers were 17.2% and 14.6%).

Active listings fell by 18 to 1,822 homes.  This inventory is 14.5% greater than last year.  The current supply of homes is at  4.1 months (a 20.6% increase from last year). The St Lucie County single family home market remains in a strong sellers market, though not quite as superheated as last year.

The March 2016 Monthly Market Detail Martin County Single Family Homes continues as a sellers market though sales volume is not growing as robustly as last year but improved from February.  Year to year closed sales were up by 3.4% (was down 11.8% in February). New pending sales decreased by 0.8% as compared to March of 2015 (Decreased by 3.3% in February).

And prices continue to rise as the median sales price was up by 17.1% from last year (up by 8.9% in February) while the average price increased by 15.3% (was down by 5.1% last month).  As long as the inventory remains tight, prices will continue to rise.

The inventory of available single family homes increased slightly from last month by 19 homes to 1100 units for this month,  this is 1.0% less than last March.  Current supply of homes is 5.3 months, for March of last year it was a 5.6 months supply. (This is a 5.4% decrease from last year).  Still a sellers market for Martin County single family home sales.

The March 2016 Monthly Market Detail Florida Single Family Homes continues to do well, though not as robust as last year.  Closed sales were down by 0.6% (was up by 0.4% in February) and new sales under contract (new pending sales) were down by 6.3% (was down by 3.6% in February).  The main reason fo the slowdown in sales is the shrinking inventory of available homes, though price increases in the past few years haven’t helped either.

Both median and average sales prices continue to rise ( March 2015 to March 2016) by 10.3% and 4.9% respectively, compared to February’s 11.1% and 9.2%.  Continuing a trend that has been ongoing for close to three years now.

The inventory of available homes for sale fell by 2.8% from last year.  Higher demand areas of Florida have seen decreasing inventory for more than two years.  For March there was only a 4.5 months supply of inventory, Florida remains in a sellers market with the advantage for sellers. (March of 2015 had a 5.0 month supply)

February 2016 Monthly Market Detail St Lucie County Single Family Homes continued into the second month of 2016 with weaker sales volume while still active and continued rising prices.  Closed sales were down by 9.2% (in January they were down by 8.8%) and new sales under contract (new pending sales) decreased by 3.9% (they were down by 34.4% last month).

Both the median and average sales prices up by 17.2% and 14.6% respectively from last February (For January these numbers were 21.2% and 20.3%).

Active listings fell by 95 homes to 1,840 homes.  This inventory is 5% greater than last year.  The current supply of homes is at  4.1 months (a 13.9% increase from last year). The St Lucie County single family home market remains in a strong sellers market, though not quite as strong as last year.

The February 2016 Monthly Market Detail Martin County Single Family Homes showing reduced volume of sales activity for February of 2016.  Year to year closed sales were down by 11.8% (was up 6.0% in January). New pending sales decreased by 3.3% as compared to February of 2015 (Decreased by 16% in January).

But prices continue to rise as the median sales price was up by 8.9% from last year (up by 18.2% in January) while the average price increased by 5.1% (was down by 18.2% last month).  As long as the inventory remains tight, prices will continue to rise.

The inventory of available single family homes decreased from last month by 113 homes to 1081 units for this month, and this is 5.0% less than last February.  Current supply of homes is 5.2 months, for February of last year it was a 5.9 months supply. (This is a 11.9% decrease from last year).  Continuing as a sellers market in Martin County.  Still a sellers market for Martin County single family home sales.

January 2016 Monthly Market Detail St Lucie County Single Family Homes had weaker sales volume while still quite active and continued rising values.  Closed sales were down by 8.8% (in December they were up by 0.2%) and new sales under contract (new pending sales) decreased by 34.4% (they were down by 17.9% last month).

Though even with the reduced volume, prices continue to rise with both median and average sales prices up by 21.2% and 20.3% respectively from last January (For December these numbers were 19.2% and 16.4%).

Active listings jumped up in January (from last month) by 181 homes to 1,935, surpassing last years’ inventory for the first time in two years by 5.0%.  The current supply of inventory is 4.2 months (a 3.8% increase from last year). The St Lucie County single family home market remains in a strong sellers market, though not quite as strong as last year.

The January 2016 Monthly Market Detail Martin County Single Family Homes started 2016 with mixed results as compared to last year.  Year to year closed sales were up by 6.0% (was down 9.6% in December). New pending sales decreased by 16% as compared to January of 2015 (Decreased by 10.6% in December).

The median sales price was up by 18.2% from last year (up by 5.3% in December) while the average price decreased by 18.2% (was up by 18.4% last month).  I’m not sure how they came up with these results.

The inventory of available single family homes increased from last month by 53 homes to 1194 units this month, and this inventory is 9.1% less than last January.  Current supply of homes is 5.1 months, for January of last year it was a 6.2 months supply. (This is a 18.5% decrease from last year).  Continuing as a sellers market in Martin County.  Though, the recent reduced rate of closed sales and an increasing inventory may soon have us back into a balanced market.

Both median and average sales prices continue to rise ( January 2015 to January 2016) by 13.7% and 6.3% respectively, compared to December’s 11.6% and 7.7%.  Still showing some very healthy price increases.

The inventory of available homes for sale fell by 6.2% from last year.  Some high demand areas of Florida have seen decreasing inventory for a number of months now.  For January there was only a 4.5 months supply of inventory, Florida remains in a sellers market with the advantage for sellers. (January of 2015 had a 5.3 month supply)

While the median and average sales prices continue their relentless march higher with increases of 19.2% and 16.4% respectively from last December (For November these numbers were 10.8% and 17.2%). Very strong price increases continue as the demand for quality condos and townhouses remain high.

Active listings increased in December (from last month) by 4 homes to 1,754, now approaching similar levels from last year with this month 0.3% higher than last year..  The current supply of inventory is 3.8 months (a 3.7% increase from last year). The St Lucie County single family home market remains in a strong sellers market, though not quite as strong as last year.

New pending sales decreased by 10.6% as compared to December of 2014 (Increased by 4.9% in November).

Prices continue their upward march.  The median sales price was up by 5.3% from last year (up by 13.0% in November) while the average price increased by 18.4% (was up by 30.6% last month).  A little slower rate of appreciation as compared to last month, but still very strong growth in values.

The inventory of available single family homes increased from last month by 12 homes to 1141 units this month, and this inventory is 11.2% less than last December.  Current supply of homes is 4.9 months, for November of this year it was a 4.8 months supply. (This is a 21.0% decrease from last year).  Continuing as a strong sellers market.  The reduced inventory is the current cause of the slower sales volume.  Hopefully, with the increase in values there will be some increasing inventory in the months ahead.

Both median and average sales prices continue to rise ( December 2014 to December 2015) by 11.6% and 7.7% respectively, compared to November’s 13.6% and 9.6%.  Slightly slower rate of increase than for last mont.

Inexplicably, the median and average sales prices continue their relentless march higher with increases of 10.8% and 17.2% respectively from last November (For October these numbers were 14.1% and 16.1%).

Active listings increased in November (from last month) by 75 homes to 1,750, though this is still lower than last year’s inventory, but only by 2.5%.  The current supply of inventory is 3.7 months (a 0.3% decrease from last year). The Saint Lucie County single family home market remains in a strong sellers market.  Hopefully, we will once again see increasing volume of sales as the inventory rises.

The November 2015 Monthly Market Detail Martin County Single Family Homes continues to show improvement both annually and monthly.  Year to year closed sales were up by 6.5% (was up 13.4% in October). New pending sales increased by 4.9% as compared to November of 2014 (decreased by 19% in October).

Prices continue their upward march.  The median sales price was up by 13.0% from last year (up by 15.6% in October) while the average price increased by 30.6% (was up by 12.3% last month).  This very strong price trend is a bit troubling as it seems to be at much to high of a pace to be sustainable for the long run.  I expect some moderation of these increases in the near future.

The inventory of available single family homes decreased from last month by 33 homes to 1129 units this month, and this is inventory is 10.4% less than last November.  Current supply of homes is 4.8 months, for October of this year it was a 4.9 months supply. (This is a 21.5% decrease from last year). The Martin County single family real estate market remains in a sellers market.  I was hoping for another month of increasing inventory, but this hasn’t happened.  Possibly for December and/or January we’ll have some additional homes for sale.

Both median and average sales prices continue to rise ( November 2014 to November 2015) by 13.6% and 9.6% respectively, compared to October’s 12.4% and 6.5%.  There seems to be no end to the rise in values, though I would feel more comfortable with a more moderate rate.

The inventory of available homes for sale fell by 5.4% from last year.  Some high demand areas of Florida have seen decreasing inventory for a number of months now.  For November there was only a 4.5 months supply of inventory, this is a sellers market with the advantage for sellers. (November of 2014 had a 5.3 month supply)

The median and average sales prices however continue their relentless march higher with increases of 14.1% and 16.1% respectively from last October (For September these numbers were 15.3% and 15.6%).

The increasing prices are one possible reason for the welcome increase of inventory. Active listings increased in October (from last month) by 77 homes to 1,675, though this is still lower than last year’s inventory by 8.6%.  The current supply of inventory is 3.6 months (a 7.7% decrease from last year). The Saint Lucie County single family home market remains in a strong sellers market.  Hopefully, we will once again see increasing volume of sales as the inventory increases.

The inventory of available single family homes increased from last month by 105 homes to 1162 units this month, though this is still 7.3% less than last October.  Current supply of homes is 4.9 months, for September of this year it was a 4.5 months supply. (This is 18.4% decrease from last year). The Martin County single family real estate market remains in a sellers market.  Though, with increasing inventory, we are headed towards a more balanced market looking at the future.

The October 2015 Monthly Market Detail Florida Single Family Homes continues to show improved activity from last year though the pace seems to have moderated a bit from recent months.  Closed sales were up by only 1.2% (was up by 13.4% in August) and new sales under contract (new pending sales) were down by 2.5% (was up by 1.0% in August).

Both median and average sales prices continue to rise ( October 2014 to October 2015) by 12.4% and 6.5% respectively, compared to August’s 11.1% and 8.6%. Prices are continuing their upward trend and this seems to be the continuing trend for the foreseeable future.

The inventory of available homes for sale fell by 6.6% from last year.  Some high demand areas of Florida have seen decreasing inventory for a number of months now.  For October there was only a 4.4 months supply of inventory, this is a sellers market with the advantage for sellers. (October of 2014 had a 5.4 month supply)

September 2015 Monthly Market Detail St Lucie County Single Family Homes had weker sales volume when compared to last year.  Closed sales were off by 4.3% (in August they were down by 5.3%) and new sales under contract (new pending sales) decreased by 16.2% (they were down by 12.2% last month).

Both median and average sales prices continue their gains with increases of 15.3% and 15.6% respectively from last September (For August these numbers were 13.5% and 9.7%).  These increases in prices can be a bit of a warning sign as prices seem to be rising much faster than some can afford.

The inventory of active listings increased in September (from last month) by 39 homes to 1,598, though this is still lower than last year’s inventory by 14.2%.  The current supply of inventory is 3.4 months (a 14.2% decrease from last year). The Saint Lucie County single family home market remains a very strong sellers market.  We are seeing a reduction in volume of sales because either there isn’t enough inventory available on the market or prices are becoming to high.
