Florida Single Family Homes January 2019 Market Report

The Florida Single Family Homes Market Report for January 2019 had weaker sales activity when compared to last year.  The closed sales were down by 6.2% (were down by 9.9% in December) and new sales under contract (new pending sales) were down by 2.4% (was down by 9.0% in December).

Prices, though, continue to rise for January, though at a slower rate.  The median and average sales prices up by 4.1% and 1.8% respectively, compared to December’s 4.2% and 3.3%.

The inventory of available homes for sale increased by 13.8% from last year.  This is now a 4.3 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (January of 2017 had a 3.9 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

St Lucie County Single Family Homes December 2018 Market Report had weaker sales activity when compared to last year. Closed sales were down by 17.2% (in November they were up by 4.2%) and new sales under contract (new pending sales) decreased by 7.2% (they was down by 12.6% last month).

Prices. though, continued to rise.  The median sales price was up by 5.5% (was up by 1.4% in November).  The average sales price was up by 6.6% (it was down by 0.8% in November).

The number of available home listings decreased by 41 homes to 1,915 homes.  This inventory is 20.8% higher than last year.  The current supply of homes is 4.2 months (it was 3.4 months last year).  The St Lucie County single family home market remains in a sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes December 2018 Market Report continued with weaker sales activity when compared to last year.  Closed sales were down by 9.4% (were down by 23.0% in November).  While new pending sales decreased by 21.8% as compared to December 2017 (Decreased by 13.1% in November).

However, prices continued their upward march for December.  The median sales price was up by 13.8% from last year (up by 11.3% in November) while the average sales price also increased by 13.8% (was down by 5.6% last month).

The inventory of available single-family homes decreased from last month by 32 homes to 976 units for December,  this is 2.1% greater than last December.  The current supply of homes is 4.7 months, for December of last year, it was also a 4.5 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

(December of 2017 had a 3.6 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

St Lucie County Single Family Homes November 2018 Market Report continues to show some improvemnt when compared to last year, but also some potential weak spots.  Closed sales were up by 4.2% (in October they were up by 7.0%) and new sales under contract (new pending sales) decreased by 12.6% (they was down by 7.6% last month).

Prices were mixed this month.  The median sales price was up by 1.4% (was up by 4.8% in October).  The average sales price was down by 0.8% (it was up by 8.6% in October).

Listings increased by 122 homes up to 1,956 homes on the market.  This inventory is 20.5% higher than last year.  The current supply of homes is 4.2 months (it was 3.5 months last year).  The St Lucie County single family home market remains in a sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Prices were mixed for November.  The median sales price was up by 11.3% from last year (up by 15.9% in October) while the average sales price decreased by 5.6% (was up by 10.4% last month).

The inventory of available single-family homes decreased from last month by 9 homes to 976 units for November,  this is 1.0% less than last November.  The current supply of homes is 4.8 months, for November of last year, it was also a 4.8 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Prices continued to rise.  The median and average sales prices up by 4.8% and 8.6% respectively from last October (For September these numbers were up 12.2% and 5.5%).

Active listings increased by 100 homes up to 1,834 homes.  This inventory is 17.0% higher than last year.  The current supply of homes is  3.9 months (was 3.7 months for September) and 3.4 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes October 2018 Market Report continued with strong closed activity but new pending sales were down.  Closed sales were up by 24.1% (was up by 32.2% in September).  While new pending sales decreased by 14.0% as compared to October 2017 (Increased by 54.3% in September).

Prices also increased for October.  The median sales price was up by 15.9% from last year (down by 6.5% in September) while the average sales price increased by 10.4% (was down by 1.9% last month).

The inventory of available single-family homes increased from last month by 111 homes to 985 units for October,  this is 0.6% more than last October of 2017.  The current supply of homes is 4.8 months, for October of last year, it was also a 4.8 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Prices also continued to rise.  The median and average sales prices up by 12.2% and 5.5% respectively from last September (For August these numbers were up 9.8% and 8.7%).

Active listings increased by 101 homes up to 1,734 homes.  This inventory is 10.8% higher than last year.  The current supply of homes is  3.7 months (was 3.6 months for August) and 3.5 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes September 2018 Market Report reported a very strong month for sales volume when compared to last year as well as the past few months.  Closed sales were up by 32.2% (was down by 15.8% in August).  While new pending sales increased by 54.3% as compared to September 2017 (Increased by 15.8% in August).

Prices, however, were down for September.  The median sales price was down by 6.5% from last year (down by 1.4% in August) while the average sales price decreased by 1.9% (was up by 2.2% last month).

The inventory of available single-family homes decreased from last month by 26 homes to 874 units for September,  this is 9.7% less than last September of 2017.  The current supply of homes is 4.3 months, for September of last year, it was a 4.7 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Prices, however, continued to rise.  The median and average sales prices up by 9.8% and 8.7% respectively from last August (For July these numbers were up 5.1% and 4.1%).

Active listings increased by 63 homes up to 1,633 homes.  This inventory is 2.6% higher than last year.  The current supply of homes is  3.6 months (was 3.5 months for July) and also 3.5 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

St Lucie County Single Family Homes July 2018 Market Report had mixed sales activity when compared to last year, but remains a very strong real estate market.  Closed sales were down by 3.9% (in June they were down by 9.3%) and new sales under contract (new pending sales) increased by 2.5% (they were up by 0.4% last month).

Prices, however, continued to rise.  The median and average sales prices up by 5.1% and 4.1% respectively from last July (For June these numbers were up 12.4% and 8.7%).  These price rises are a bit less severe than we’ve experienced in the past few months.

Active listings increased by 64 homes down to 1,570 homes.  This inventory is 2.7% lower than last year.  The current supply of homes is  3.5 months (was 3.3 months for June) and also 3.5 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

St Lucie County Single Family Homes June 2018 Market Report had mostly weaker sales activity when compared to last year, but remains a very strong real estate market.  Closed sales were down by 9.3% (in May they were up by 1.0%) and new sales under contract (new pending sales) increased by 0.4% (they were down by 0.8% last month).

Prices, however, continued their upward march for the month.  The median and average sales prices up by 12.4% and 8.7% respectively from last June (For May these numbers were up 8.8% and 7.8%).  These price rises are a bit less severe than we’ve experienced in the past few months.

Active listings decreased by 77 homes down to 1,514 homes.  This inventory is 4.4% lower than last year.  The current supply of homes is  3.3 months (was 3.5 months for May) and also 3.5 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.
