Florida Single Family Homes May 2019 Market Report

The Florida Single Family Homes Market Report for April 2019 showed continued improvement for sales volume when compared to last year.  The closed sales numbers were up by 9.6% (were up by 6.2% in April) and new sales under contract (new pending sales) were up by 5.0% (were up by 4.4% in April).

Prices were also up for May.  The median sales price rose by 4.3% (it was up by 2.6% in April) and the average sales price rose by 2.6% (it was down by 0.2% last month).

The inventory of available homes for sale increased by 4.0% from last year.  This is a 4.0 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (May 2018 also had a 4.0 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

St Lucie County Single Family Homes April 2019 Market Report had improved sales activity when compared to last year and last month. Closed sales were up by 2.1% (in March they were up by 1.6%) and new sales under contract (new pending sales) increased by 10.5% (they were down by 9.7% last month).

Prices were also up for the month.  The median sales price was up by 5.1% (was up by 4.3% in March).  The average sales price was up by 3.9% (it was down by 1.4% in March).

The number of available home listings decreased by 37 homes to 1,967 homes.  This inventory is still 21.0% higher than last year.  The current supply of homes is 4.3 months (it was 3.5 months last year).  The St Lucie County single family home market remains in a quite strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes April 2019 Market Report had quite a strong April after a few weaker months to start the year.  Closed sales were up by 13.7% (were down by 13.4% in March).  While new pending sales increased by 3.0% as compared to April 2018 (Decreased by 2.3% in March).

Prices were lower for April.  The median sales price was down by 1.4% from last year (up by 0.9% in March) while the average sales price decreased by 14.5% (was up by 0.4% last month).

The inventory of available single-family homes decreased from last month by 2 homes to 1104 units for April,  this is 5.6% less inventory than last April.  The current supply of homes is 5.6 months.  For April of last year, it was a 4.9 months supply.  We’re still in a seller’s market for Martin County single-family home sales, but only barely.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

(April 2017 had a 3.9 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

Prices were also mixed for the month.  The median sales price was up by 4.3% (was up by 9.6% in February).  The average sales price was down by 1.4% (it was up by 6.4% in February).

The number of available home listings decreased by 67 homes to 2,104 homes.  This inventory is 27.6% higher than last year.  The current supply of homes is 4.6 months (it was 3.6 months last year).  The St Lucie County single family home market remains in a sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Prices were mixed for March.  The median sales price was up by 0.9% from last year (down by 7.9% in February) while the average sales price decreased by 0.4% (was up by 2.0% last month).

The inventory of available single-family homes decreased from last month by 72 homes to 1106 units for March,  this is 6.1% greater than last March.  The current supply of homes is 5.7 months, for March of last year, it was 5.1 months supply.  We’re still in a seller’s market for Martin County single-family home sales, but only barely.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Prices. though, continued to rise, though at a more sustainable pace.  The median sales price was up by 9.6% (was up by 5.4% in January).  The average sales price was up by 6.4% (it was up by 5.0% in January).

The number of available home listings decreased by 3 homes to 2,171 homes.  This inventory is 22.8% higher than last year.  The current supply of homes is 4.8 months (it was 3.8 months last year).  The St Lucie County single family home market remains in a sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Prices were mixed for February.  The median sales price was down by 7.9% from last year (up by 10.8% in January) while the average sales price increased by 2.0% (was up by 49.3% last month).

The inventory of available single-family homes increased from last month by 48 homes to 1178 units for February,  this is 13.4% greater than last February.  The current supply of homes is 5.9 months, for February of last year, it was 5.1 months supply.  We’re still in a seller’s market for Martin County single-family home sales, but only barely.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

However, prices continued their upward march for January.  The median sales price was up by 10.8% from last year (up by 13.8% in December) while the average sales price also increased by 49.3% (was up by 13.8% last month).

The inventory of available single-family homes increased from last month by 154 homes to 1130 units for January,  this is 9.4% greater than last January.  The current supply of homes is 5.7 months, for January of last year, it was 5.0 months supply.  We’re still in a seller’s market for Martin County single-family home sales, though very close to a balanced market.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

However, prices continued their upward march for December.  The median sales price was up by 13.8% from last year (up by 11.3% in November) while the average sales price also increased by 13.8% (was down by 5.6% last month).

Prices continued to rise.  The median and average sales prices up by 4.8% and 8.6% respectively from last October (For September these numbers were up 12.2% and 5.5%).

Active listings increased by 100 homes up to 1,834 homes.  This inventory is 17.0% higher than last year.  The current supply of homes is  3.9 months (was 3.7 months for September) and 3.4 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.
