      The Stuart Florida Residential Market for ZIP Code 34997 is our largest and typically most active segment for the Stuart residential real estate market.  Activity is very strong in this zip code and the year ended in a strong way.  Unfortunately inventory continued to decline, while pending sales rose a little (though it remains very strong) and closed sales took a big jump.
 
     The current one month absorption rate dropped to 4.3  months (was 6.2 months for November).  Back into a strong sellers market for the 34997 zip code area of Stuart, FL.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
 
     The 2013 numbers for December, were: 394 active listings, 130 pending listings and 85 closed sales.  When the reduced inventory for this year is factored in, activity this year is considerably better.

The Stuart FL 34996 Condo Market didn’t change much as compared to November.  Closed sales were off by 3 units while both the active inventory and pending sales declined slightly.  I expect to see an increase in activity as we gear up for 2015.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – decreased to 6.8 months from November’s 6 months .  Slipping back towards a buyers market for December.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for December 2013 were: 173 active listings, 29 pending sales and 21 closed sales.  Even with considerably lower inventory, activity is much improved for the last month of 2014 as compared to 2013.

The 34996 zip code area of the Stuart Florida residential real estate market had increased inventory for December and a nice jump in closed sales.  Unfortunately pending sales were off.  I’m expecting continued increases in inventory as the new year gets under way and most likely an increase in pending sales as well.

The one month absorption rate for the 34996 zip code area of Stuart Florida for December decreased to 7.3 months as compared to November’s 10.9 months.  Still a buyers market, but almost back into a balanced one.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

The numbers for December of 2013 were: 128 active listings, 25 pending sales and 16 closed sales.  For the 34996 residential real estate area, there’s a considerably more inventory of available homes this year when compared to last year.  Pending sales are not as strong as last year which may indicate a little weaker start to the year.  Closed sales were better for this year, though.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  Inventory rose for December after being down to under 10 condos for last month.  Nice activity for the month as well considering such low availability of condos.  Both close and pending sales were up.

The current absorption rate is 2.6 months (Last month it was 2.3 months). The statistics within this segment should be taken with a grain of salt, as small changes in activity make for very large changes on percentages that December not indicate a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The December 2013 numbers were: 23 active listings, 3 pending sales and no closed sales.  For the past two months, the Hobe Sound condo market has performed much better than last year.

The current absorption rate for condos in the 34990 zip code area is 30 months (was 19.3 months in August).   A good time to buy if one is interested in this area.  A balanced market is considered to be an absorption rate of around 6 to 7 months, so this market continues as a strong buyers market.
 
The November 2013 numbers were: 67 active listings, 6 pending sales and 1 closed sales.   Better market activity for this year.

The Palm City FL 34990 residential real estate market showed very little change from last month.  The inventory dropped by 22 homes while pending and closed sales changed very little. Fairly weak activity for Palm City these last two months after a strong spring and summer.
 
 The current absorption rate decreased to 7.7 months from 7.8 months in October, keeping the Palm City residential real estate market in a buyers market for the second month after a long period of being in a sellers market.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The November 2013 numbers were:  415 active listings, 149 pending sales and 52 closed sales.  The Palm City market continues to average higher inventory levels as compared to recent years (and last year) while maintaining steady activity.

The one month absorption rate rose to 5.1 months after last months amazing 2.8.  Still a sellers market.  A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The November 2013 numbers were: 91 active listings, 12 pending sales and 6 closed sales.  With almost 50% lower inventory, this market continues to outperform that of 2013.

     The current one month absorption rate increased to 6.2  months (was 4.5 months for October).  Back into a balanced market for the 34997 zip code area of Stuart, FL.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
 
     The 2013 numbers for November, were: 396 active listings, 143 pending listings and 71 closed sales.  Better closed activity last  year, though pending sales are considerably improved fromlast year while the inventory is significantly lower.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – decreased to 6 months from October’s 10.1 months .  Back into a balanced market after last months weaker activity.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for November 2013 were: 178 active listings, 35 pending sales and 17 closed sales.  Inventory is still considerably under last years levels.  Our current activity as a percentage of available product is better than it was in 2013.
