Close to grocery and other shopping as well as medical facilities and places of worship, Islesworth offers very easy access to most resident’s needs.  For those needing to commute, both Florida’s Turnpike and I-95 are both only a short distance away.

The current absorption rate for condos in the 34990 zip code area continued to rise to 20 months (was 16.3 months in July).   Now one of the few areas where it’s a strong buyers market in Martin County.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The July 2015 numbers were: 60 active listings, 7 pending sales and 6 closed sales.   Slightly better sales numbers last year, otherwise everything else is identical for this year.

In the main section, are the estate homes, town-homes at Island creek as well as the condos at ‘the Links’.   Homes range from 1500 sq. ft. town-homes with 2 bedrooms, 2 bathrooms and 2 car garages all the way up to 6,000 sq. ft. plus waterfront residences with 5 bedrooms, office, 6 and ½ bathrooms and 3 car garages.  Home owner (HOA) fees vary from section to section.  The estate homes run approximately $450 per month, while in the fairways section they are around $550 per month, but include landscaping.  For a complete list of fees, please give us a call.

The Palm City FL, zip code 34990 residential real estate market activity continues to be very strong.  Troubling for July is the sharp drop of pending sales which may indicate reduced sales volume for the near future.
The monthly absorption rate decreased slightly to to 4.6 months from 4.8 months in June.  Still in a strong sellers market for the Palm City zip code 34990 area for residential sales.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The July 2015 numbers were:  363 active listings, 162 pending sales and 71 closed sales.  We have just surpassed last year’s inventory numbers and have slightly better closed sale numbers, unfortunately not so strong with the pending sales.

There are currently 2 active listings for sale in Danforth.  The list prices for these Danforth homes are $479,000 and $489,000 for an average list price of $484,000 or $177.10 per sq. ft. of living area.

3 homes are currently under contract.  The list prices of these pending sales range from $349,900 to  $449,900 with the average being $403,233 which equates to an average price per sq. ft. of living area of $153.90.  These 3 homes averaged 62 day on the market before going under contract.

In the past 12 months 18 homes have sold in Danforth.  The sales prices ranged from $340,000 to $431,000.  The average sales price was $382,989 or $158.59 per sq. ft. of living area.  These sold listings averaged 49 days on the market before going under contract and sold at 98% of the list price.

Danforth in Palm City Florida is wonderful family subdivision with 335 homes of all sizes and shapes with a wonderful family friendly neighborhood feel.  Well located in palm City off SW Martin Highway and within walking distance of both the Palm City Elementary and Hidden Oaks Middle Schools.  Both of these schools are top rated in the Martin County school system as well as in the State of Florida.

Many homes are lakefront with beautiful views and a wonderful private feeling, yet this community is within a mile of the new Publix and also close to restaurants and medical facilities.  Easy access to downtown Stuart as well via the new Veteran’s Memorial Bridge from Palm City to Stuart.  Also just a couple of minutes to Florida’s Turnpike for those wishing to either commute or to make a short trip to West Palm Beach or other points just North or South.

Danforth features low HOA fees of $328.00 per quarter (as of July 2016).  Construction in Danforth was first completed in 1990 with most homes dated from then to the late 1990’s and at least one home completed in 2001.  This planned unit development (PUD) was developed by Danforth Development Inc. and various builders took part in the construction of the homes.  Here is the Danforth Home Owners Association web site.  Danforth just added an remote code controlled entry gate system in 2014.

The current absorption rate for condos in the 34990 zip code area shot up to 16.3 months (was 8.9 months in June).   Now one of the few areas where it’s a strong  buyers market in Martin County.  A balanced market is considered to be an absorption rate of around 6 to 7 months.

The Palm City FL, zip code 34990, residential real estate market jumped back into a sellers market after two months of somewhat slower closed and pending volume.  It looks to be a strong spring and summer market for Palm City in 2016.
The monthly absorption rate decreased to to 5 months from 7.4 months in February.  Back into a sellers market after two months of a buyers market for the Palm City zip code 34990 area for residential sales.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The March 2015 numbers were:  435 active listings, 188 pending sales and 68 closed sales.  Better closed volume for this year as compared to last year with less inventory.

The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  For this month, we had some nice increases in both pending and closed sales while the inventory stayed almost constant.

The current absorption rate for condos in the 34990 zip code area dropped to 10.8 months (was 34 months in February).   Still a buyers market for Palm City condos, but trending towards a balanced one.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The February 2015 numbers were: 54 active listings, 13 pending sales and 4 closed sales.   Slightly better activity this year when compared to February of 2015, but we also have a greater inventory of available condos for sale.  Very unusual for today’s market.

The Palm City FL, zip code 34990, residential real estate market continued to show positive results month to month and remains a solid performing market.  With the strong pending sales numbers I expect the Palm City residential market to be back into a balance market soon, if not all the way to a sellers’ market.
The monthly absorption rate decreased to to 7.4 months from 8.2 months in January.  A buyers market for the second month in a row for the Palm City zip code 34990 area for residential sales.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The February 2015 numbers were:  450 active listings, 164 pending sales and 55 closed sales.  Very similar activity to February of 2015 with a bit lower inventory this year.

The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  To begin 2016, this segment of the market had a nice increase in inventory, unfortunately a decrease in closed sales and no increase in pending sales.

The current absorption rate for condos in the 34990 zip code area is an atrocious 34 months (was 13 months in January).   A very serious buyers market for Palm City condos.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The January 2015 numbers were: 59 active listings, 12 pending sales and 3 closed sales.   Interestingly the inventory for 2016 is now higher than it was for the first month of 2015.  One of the only segments of our market that has this.  Unfortunately, activity is weaker this year as well.

The Palm City FL, zip code 34990, residential real estate market had a strong increase in inventory as well as pending sales to begin the year.  Unfortunately sales were off as compared to last month, but I expect this to be only short term as the increase in the under contract numbers should result in more closed sales for the coming months.
 The current absorption rate increased to to 8.2 months from 6.3 months in December.  Back into a buyers market for the Palm City zip code 34990 area for residential sales.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The January 2015 numbers were:  443 active listings, 158 pending sales and 55 closed sales.  Slightly higher closed sales last year but it was with less inventory.  Pending sales are just about the same even with the lower number of available Palm City homes for sale.

The December 2014 numbers were: 61 active listings, 6 pending sales and 6 closed sales.   Somewhat better activity last year, but only marginal.  If the lower inventory is considered there’s a better percentage of activity this year.
