About Oakbrooke Estates:

Also known as Oakbrooke Estates Gardens.  Located on the north side of Martin Hwy (State Road 714) and just down the street from the Publix supermarket and close to other shopping areas as well as schools and Florida’s Turnpike.  This community was built between 2003 and 2005 and consists of 70 single family homes of various sizes ranging from 4 bedroom, 3 bathroom homes of 2,263 sq. ft. of living area up to 5 bedroom, 4 bathroom homes of 3,690 sq. ft. and all these homes come with with 3 car garages.

Many of the homes in Oakbrooke Estates have their own private pool as well as some homes with serene lake views on cul-de-sacs.  There is a community pool and clubhouse as well in this subdivision and a gated entrance for privacy and security.  The low HOA fees of $180 cover the common areas, security gate, trash pickup and basic cable TV.

Only one currently active listing in Hidden River in Palm City in late May.  This home is listed for $799,000 which equates to $319.60 per sq. ft. of living area.

There are no homes under contract at this time in the Hidden River community

About Hidden River in Palm City FL

This is a waterfront community in Palm City FL located on either Bessey Creek or Hidden River with ocean access through the North Fork of the Saint Lucie River.  Most homes in this community have excellent water depth and homes can handle some fairly good sized boats.

This is a non-deed restricted community with no HOA fees.  The earliest homes were built beginning in 1970 and the last one was completed in 2015.   Homes range from modest 2 bedroom, 2 bathroom cottages with just under 1,400 sq. ft. of living area on about a quarter of an acre up to 4 bedroom, 3 bathroom homes with close to 4,000 square ft of living area on one half acre lots.

A small gated community in Palm City FL with only 18 homes.  This is a Kolter built community that was constructed from 2013 to 2014.

Homes in Creekside are all 4 Bedrooms or greater with 3 or more bathrooms and most are 2 stories with 2 car garages.  Sizes of the homes range from just over 2,000 sq. ft. of living area up to over 3,000.  Some of the homes have private pools. There are no community amenities in Creekside which helps keep the HOA fees a very reasonable $120 per month.

Creekside is off of Sunset Trail in Palm City which makes it a quiet and private secluded location, yet still just minutes away from excellent shopping, restaurants as well as access to the numerous water ways, beaches and golf courses the Martin County and the Treasure Coast of Florida have to offer.

A very desirable community for children as this is an ‘A’ rated school district currently zoned for the Palm City Elementary School, Hidden Oaks Middle School and Martin County High School.

For late April of 2016 there are no currently active listings in Fox Run in Palm City.

There are 3 homes under contract which have not closed to date.  These homes were listed from $399,900 up to $489,000 for an average list price of $442,933 or $211.30 per sq. ft. of living area.  These three homes averaged 54 days on market before going under contract.

In the past 12 months, 4 homes have sold in Fox Run.  Sales prices ranged from a low of $172,100 up to $439,000 for an average sales price of $334,525 which equals to $184.09 per sq. ft. of living area.  These homes sold for an average of 95% of their last listed price and also averaged 103 days on market before going under contract.

About Fox Run in Palm City

Fox Run is a waterfront community on the Hidden Rive and just north of Murphy Road between Matheson Avenue and High Meadows Avenue.  Only 57 homes in this community and they were built from 1979 through 2005.  11 homes are on the banks of the Hidden River with deep water ocean access docks.  The remaining homes have exclusive access to a boat ramp as well as a large lot to store trailers and RV’s.

Homes are of a wide variety of sizes and shapes ranging from 4 bedroom, 3 bathroom homes of over 3,000 square feet of living area to just over 1,200 sq. ft. homes with 2 bedrooms and 2 bathrooms.

Other than the boat ramp and the storage/parking lot there are no other amenities in Fox Run keeping the HOA fees to a very reasonable $350 a year.

Close to shopping, restaurants and with easy access to Florida’s Turnpike for those commuting either north or south, this quiet residential area is the perfect spot for families or couples looking for a great neighborhood with access to boating and fishing.

Currently, children living in Fox Run are scheduled to attend Bessey Creek Elementary, Hidden Oaks Middle and Martin County High Schools.
