The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County for October showed a very strong recovery in closed sales from a weak September.  Unfortunately, pending sales were off a bit. Inventory pretty much unchanged.

74 Residential sales are pending and awaiting close  (Increased by 14 homes from August)

25 Homes Sold in September (Down by 24 homes from last month)

The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County for September had a much weaker month with closed sales almost dropping by half.  The silver lining is that pending sales as well as the inventory of available homes was up, indicating good future activity in the coming months.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 increased to 10 months (4.6 months in August).  Back into a buyers market for Hobe Sound, after over a year of being in a sellers market. I don’t expect this to continue though, and we should be back closer to a balanced or even a sellers market again next month.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The numbers for September 2013 were:  245 active listings, 69 pending sales and 49 closed sales.   Considerably worse closed sales activity as compared to last year.

The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County for August had another excellent month for closed sales.  Though, troubling is the large drop in pending sales this month.  Inventory rose by a small amount which is a bit surprising for the month of August.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 increased slightly to 4.6 months (6.5 months in July).  Back into a sellers market for Hobe Sound, which is where we’ve been for most of the year. (It was a litle off in July)  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The numbers for August 2013 were:  233 active listings, 95 pending sales and 48 closed sales.   Very similar to this year’s numbers with the exception of the lower number of pending sales this year.

80 Residential sales are pending and awaiting close  (Decreased by 15 homes from June)

The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County for July had an excellent month for closed sales.  It appears that the inventory is heading lower and with fewer choices we also have less pending sales.  This may be an indication of less closed sales for the near future.

The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County for June is showing some very strong pending activity.  An excellent indication for strong future closed sales.  Unfortunately, closed sales were off for June.  The inventory of available homes for sale also declined and is getting fairly low by historical standards for Hobe Sound.

84 Residential sales are pending and awaiting close  (Decreased by 4 homes from April)

The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County for May had excellent market activity across the board.  Unfortunately the inventory continues to declines which could have an effect on the total number of sales in the future as there is less to choose from for buyers.  Closed sales were up for May while pending sales were off slightly.  However both sets of activity remain quite healthy.

The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County for April had excellent market activity across the board.  Please disregard the apparent large inventory decrease for this month as the Realtor Association of Martin County has changed their area definitions, hopefully we will get this sorted out for next month.

The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County for March had excellent market activity across the board..  Both pending and closed sales were up as well as a mice little increase in inventory.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 decreased to 7.8 months (11.1 months in February).  Still a buyers market, but getting close to a balanced market again.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The numbers for March 2013 were:  249 active listings, 100 pending sales and 45 closed sales. Better numbers this year than last, though when the increased inventory for this year is factored in, very similar in a percentage basis.

The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County for February had a disappointing decrease in closed sales, though all other indications are positive for the future.  Especially a good increase in pending sales.  The inventory remained basically unchanged.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 rose to 11.1 months (6.8 months in January).  Slipping back into a buyers market (though I believe this is just temporary).  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The numbers for February 2013 were:  244 active listings, 109 pending sales and 28 closed sales.  Interestingly with a sizable increase in inventory for 2014, numbers are very similar to last year.  This is an indication of a somewhat weaker market activity for this year.
