Martin County Single Family Homes October 2017 Market Report

The Martin County Single Family Homes October 2017 Market Report showed a second month of weaker activity from last year. This decrease may be attributed to Hurricane Irma which shut things down for a couple of weeks in September.  Closed sales were down by 5.1% (was down by 20.3% in September).  While new pending sales decreased by 11.7% as compared to October of 2016 (Decreased by 40.5% in September).

Prices continued to rise with the median sales price up by 10.2% from last year (up by 12.1% in September) while the average price increased by 21.8% (was up by 3.6% last month).

The inventory of available single family homes increased from last month by 11 homes to 979 units for October,  this is  1.1% less than last October.  The current supply of homes is 4.8 months, for October of last year it was also 5.0 months supply.  Still a seller’s market for Martin County single family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

As of December 2017, there is only one home for sale in Sunset Trace.  The list price is $194,500 or $144.50 per square foot of living area.

There are 2 homes under contract and awaiting settlement.  The list prices were $170,000 and $184,000 for an average list price of $177,000 which equals $133.94 per sq. ft. of living area.  These homes were on the market for an average of 61 days prior to going under contract.

In the past 12 months, 46 homes have sold in Sunset Trace.  Sales prices ranged from a low of $120,000 up to $184,900 for an average sales price of $150,074 which equals $114.16 per sq. ft. of living area.  These homes sold for an average of 97% of their final list price and went under contract in an average of 24 days of being on the market.

 About Sunset Trace in Palm City FL:

Just across the street from the Martin Downs Golf Club lies the gated community of Sunset Trace in Palm City, FL.  Conveniently located close to Florida’s Turnpike as well as shopping, restaurants and medical facilities.  And only a 15-minute ride to the pristine waters of the Atlantic Ocean and the numerous waterways and boating facilities available in Martin County, FL.

Sunset Trace was developed and built from 1984 to 1988.  It features two community pools, three tennis courts, outdoor racquet and/or handball courts and a full-size basketball court.  There’s a playground for the little ones as well.  This is a lushly landscaped community with a number of lakes and ponds on the grounds making for some great water views.

All ages are welcome in Sunset Trace and children attend Citrus Grove Elementary SchoolHidden Oaks Middle School, and Martin County High School.  The HOA fees run $305 per month, but include exterior and hurricane insurance, basic cable TV, Lawn and Landscaping, pest control and security.  Making life in Sunset Trace easy and carefree.

The Martin County Single Family Homes Market Report for September 2017 showed weaker activity from last year. Prices continued to rise with the median sales price up by 12.1% from last year (up by 17.4% in August) while the average price increased by 3.6% (was up by 23.3% last month).

The inventory of available single family homes decreased from last month by 55 homes to 968 units for September,  this is  0.3% less than last September.  The current supply of homes is 4.7 months, for September of last year it was also 4.9 months supply.  Still a seller’s market for Martin County single family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes Market Report for August 2017 showed mixed results when compared to last August.  Closed sales were up by an impressive 30% (were unchanged in July).  While new pending sales decreased by 14.5% as compared to August of 2016 (Increased by 22.3% in July).

Prices continued to rise rapidly with the median sales price up by 17.4% from last year (up by 10.9% in July) while the average price increased by 23.3% (was down by 7.2% last month).

The inventory of available single family homes decreased from last month by 45 homes to 1,023 units for August,  this is  4.3% greater than last August.  The current supply of homes is 4.9 months, for August of last year it was also 4.9 months supply. (This is unchanged from last year).  Still a seller’s market for Martin County single family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes Market Detail for July 2017 showed continued growth as compared to last July.  Closed sales were unchanged (were up by 8.7% in June). New pending sales increased by 22.3% as compared to July of 2016 (Increased by 7.2% in June).

Prices continued to rise with the median sales price up by 10.9% from last year (up by 6.0% in June) while the average price increased by 7.2% (was down by 6.3% last month).

The inventory of available single family homes increased from last month by 40 homes to 1,068 units for July,  this is  10.4% greater than last July.  The current supply of homes is 5.3 months, for July of last year it was a 4.8 months supply. (This is a 10.4% increase from last year).  Still a sellers’ market for Martin County single family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

There are currently no active listings on the market in Fairwinds Cove on Hutchinson Island in Jensen Beach for April 2017.

There are also no condos currently under contract at this time.

In the past 12 months, 7 condos have sold ranging in sales prices from $159,900 to $203,000 with an average sales price of $180,486 which is $157.71 per square foot and a list to sales price ratio of 92%.   These condos averaged 49 days on market before going under contract.

Martin County Single Family Homes February 2017 Market Detail

The Martin County Single Family Homes Market Detail for February 2017 regained momentum with a strong month.  Closed sales were up by 17.8% (was down by 24.0% in January). New pending sales decreased by 10.0% as compared to February of 2016 (Increased by 9.4% in January).

Prices continued to increase with the median sales price up by 10.2% from last year (up by 4.1% in January) while the average price increased by 23.9% (was down by 2.7% last month).

The inventory of available single family homes increased from last month by 10 homes to 1,141 units for February,  this is 7.8% greater than last February.  Current supply of homes is 5.8 months, for February of last year it was a 5.1 months supply. (This is a 13.7% increase from last year).  Drifting closer to a balanced market for Martin County single family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

St Lucie County Townhouse and Condo Sales 2016 Yearly Review

For the St Lucie County Townhouse and Condo Sales 2016 Yearly Review had weaker activity when compared to 2015.  Year to year closed sales were down by 6.6% as compared to 2015 which saw a decrease of 0.9% and new sales under contract (new pending sales) decreased by 11.5% (2015 saw a decrease of 7.9%).

Saint Lucie County Townhouse and Condo Yearly Review

Interestingly both median and average sales prices were up (year to year) by 5.9% and 2.9% respectively (2015 numbers were 1.8% and 7.0%).  Prices continue to rise.

Inventory increased by 8.1% as compared to 2015’s decrease of 20.5%. While the supply of inventory increased to 5.7 months as compared to 4.9 months for 2015.  Still in a seller’s market for Saint Lucie County townhouses and condos but approaching a balanced one.

St Lucie County Single Family Home Sales 2016 Yearly Review

The St Lucie County Single Family Home Sales 2016 Yearly Review as reported by Florida Realtors indicates that Saint Lucie County had slower market activity for single family homes throughout the year of 2016.   Year to year closed sales were down by 1.6% (was down by3.2% in 2015) and new sales under contract (new pending sales) decreased by 3.8% (was down by 16.9% in 2015).

However both median and average sales prices were up (2015 to 2016) by 16.1% and 15.9% respectively.   Showing strong gains in value.  These numbers were 16.9% and 17.2% respectively in 2015. These continued strong increases in values is one reason why the rate of sales has fallen for 2016 as homes become more expensive and less affordable.

The inventory of available homes for sale increased by 6.6% from 2015 (When there was a 0.3% increase).  While the months supply of homes increased slightly to 3.9 months from 3.6 months for 2015.  Still in a strong sellers market for Saint Lucie County.

For the Martin County Townhouse and Condo Sales 2016 Yearly Review showed weaker activity when compared to 2015 for this segment of the Martin County real estate market.   Year to year closed sales were down by 8.6% as compared to 2015 which saw no change and new sales under contract (new pending sales) decreased by 6.2% (2015 saw a decrease of 9%).

Both median and average sales prices were up (year to year) by 4.2% and 7.5% respectively (2015 numbers were 20.0% and 12.9%). Not as large an increase as in previous years.

Inventory increased by 14.2% as compared to 2015’s decrease of 19.3%. While the supply of inventory rose to 4.6 months as compared to 3.7 months for 2015.  A sellers’ market for Martin County townhouses and condos.

The Martin County Single Family Home Sales 2016 Yearly Review as reported by Florida Realtors showed weaker activity than 2015 for the Martin County single family housing market.   Year to year closed sales were down by 4.1% (was up by 12.1% in 2015) and new sales under contract (new pending sales) decreased by 8.1% (was up by 4.2% in 2015).

Both median and average sales prices continued to rise (2015 to 2016) by 4.3% and 0.0% respectively.   A much more moderate rate of increase.  These values were 4.4% and 15.2% respectively in 2015.

The inventory of available homes for sale increased by 7.4% from 2015.  While the months supply of homes increased to 5.0 months.  Still a sellers’ market.  Typically a 6 month inventory indicates a balanced market where neither the seller or buyer has an advantage.
