“There’s No Place like Home” is one of those quaint sayings that somehow lasts forever, probably just because it’s so true. “Home is Where the Heart Is” is another one: corny, maybe, but undeniable.

There’s a strictly real estate saying that Martin County residents will recognize at once, too. Less corny as well as a good deal more practical. It’s “Location! Location! Location!”—and it’s every bit as true as the other ones. It’s the where of real estate, and although it is usually thought of in its commercial connection, to a slightly lesser degree, it has major Stuart residential significance.

For those of us who are already Stuart residents, where our next home should be located is almost certainly one of the two or three primary considerations. But even more so for out-of-towners who will be moving into our area. After price range, it’s a ruling factor: location location location—which Martin County neighborhood will be our best choice for home—is a good place to start.

When you’re brand new to any area, just thinking ‘location location location’ is one thing, but going about finding the right one in a timely manner isn’t necessarily easy. First step will be to consult the real estate professional you’ve teamed up with (a good one would be me!) and have an in-depth orientation conversation about our neighborhoods. Next come prioritizing your own priorities:

Professional. If you know the ‘location location location’ of where you’ll be working, the commute distance is likely to be a key factor. The convenience of having your Stuart home as close as possible to your work will only grow with time.

School. If you have school-aged children, you’ll want to research how the schools are rated, or opt to a top-notch private institution. Either way, getting the kids to and from can be less of a hassle if home is in the right place. Location, location, etc.!

Shopping. Weekend mall visits certainly don’t need to be right around the corner, but things like visits to the grocery store can become an irritant if it involves 15-minutes each way…every day! Perhaps not a governing factor, but one that gains importance over time.

Community. Church, social groups, cultural gatherings are either to your liking or less so. Once you have gauged all of those “practical” factors, it will take some local visits and conversations with residents to get the real flavor of the possible communities—and determine which seem most inviting. Access to sports and outdoor recreational facilities also fit into this category…which, taken together, can easily turn out to be the most important quality of life factor.

Unless you happen to be a longtime local resident, many of the qualities of a listing’s location location location in Stuart isn’t fully evident from the listing information. It takes some on-the-ground knowledge, and (ideally) more than one visit. It also will benefit when your buyer’s Realtor® is a knowledgeable and experienced local resident…which is another good reason to give me a call!

You often hear real estate agents mention that real estate is local.  What happens in other areas of the country is not necessarily indicative of what happens in Martin County real estate.  This has been true for a long, long time.  Even within small geographical areas, the local nature of real estate may see one community struggling while a nearby neighbor flourishes.  There are lots of reasons for this and with the current real estate market difficulties, it is more true than ever.  Look at this recent article from the Miami Herald:

In South Florida’s location-specific housing market, some neighborhoods are enjoying 20 percent appreciation since last year, while others continue to plunge, down as much as 30 percent, according to a new report from real estate research firm Zillow.
Neighborhoods in negative territory—mostly low-income and inner-city locales—outnumber the region’s affluent ZIP Codes, which are on the upswing, so overall numbers still show a downward trend. The median home in South Florida had a value of $140,900 during the second quarter of this year, down 5.4 percent from last year, the report found. More than 45 percent of homes are underwater on mortgages, and 44 percent of homes sold for a loss in June.

If you find that you’re priced out of the neighborhood you really love, try to locate fixer-uppers in the area. They may need work, yes, but you’ll get your foot in the door, so to speak, and can expect your property value to rise along with the other neighborhood properties and your improvements and repairs.

Ask anyone. Buying a home in a “good” location is what you should do. But what’s good for one person may not be ideal for someone else.One factor to consider is whether the quality of a neighborhood is going up or down. When many homes in an area are for sale because of foreclosures, that might not signal a “down” verdict. If homes are of good quality, they will be resold and the neighborhood will again be stable. Those who buy now could get more for their money than they could get somewhere else.

Some other questions you might ask yourself or your real estate agent:

Any there any kids in the neighborhood? Families with young children will find this question important. They may not want to frequently drive their kids to play dates. On the other hand, couples with no kids or grown kids might not want to be bothered.

Where’s Mom? A home that’s a few minutes’ driving time from parents, relatives, or friends is a factor in some decisions.

How close are the stores? Do you want to be near a mall, supermarket, or a walking-distance grocery store?

Is public transportation available? How close is it to this home and where does it go?

Are there good roads leading to work? Distance from work and roadways to get there can make a difference.

How about parks and sports facilities? Driving time is an issue for people who go to the park often. Others don’t care.

Is there a hospital, medical or urgent care center in the area? This is becoming a consideration for more people.

Would this be a home I could retire in? Maybe a one-story in a quiet area is best.

How about living in a trendy, refurbished historical area or near a college?

Do I dream of moving to another state? Maybe it’s time to sell. Selling prices in many areas are stabilizing. In late October, there were just over 250,000 homes on the market, the smallest number since 1982, according to Fox Business.

There are more people living in the United States than there were in 1982, and while the number of available homes is still significant it is decreasing.
