Have you checked your Facebook status today? Perhaps sent a Tweet? Or posted a selfie to your Instagram account? Well if you’re like 74 percent of Americans, your answer to at least one of these questions is probably yes.

Social media has become a vital facet and component of our everyday lives. Thanks to the World Wide Web, we now have the power to stay connected to friends and family members that are miles away, as well as to locate long lost friends and classmates with whom we’ve lost touch over the years. We can show off our new babies, our new pets, and our new cars via widely transmitted photos and videos. We can report good news about our work and family lives, and—in tougher times—can ask for advice, help and resources if needed.

That’s all way cool and all, as the kids today would say; but the most important question in our minds, of course, is, “Can one sell a home through social media?”

Well today the answer comes in the form of a loud, resounding yes. People do indeed advertise houses for sale across social media, just as they tout and advertise the cars, books, services, music, products, or anything else that people want to sell to customers and clients throughout the country.

In the good (but technologically underdeveloped) old days, a homeowner or real estate agent trying to sell a home had a limited number of options available. They could advertise their house in the real estate or classified ad section of the local newspaper, list it in a MLS (Multiple Listing Service) book, and post for sale signs outside the home itself. And, of course, they could host open houses that would give prospective buyers the opportunity to tour the residence.

Of course, home sellers do still have the option of marketing their house through these innovative and wonderful means. Yet today, they also have the option of Facebooking and Tweeting out their listing, posting a photo of your home on Instagram, and filming a video tour of the house that can be shown on YouTube, Vimeo, etc.

By using social media to market your home, you can reach millions of people across the country; some of whom may be looking to move to your area from a faraway place, and are in search of a place to live once they get there. You also can reach people already in your community, who can contact you to arrange an immediate showing—and, or so we hope, a sale!

Basically, the information superhighway has transformed our nation into one big neighborhood; a place where we can show—and sell—our houses to the very best effect.

So you recently put your house on the market, and it’s been generating a great deal of interest—but, as of yet, no offers. You own such a beautiful house that has a great deal to offer; so why on earth aren’t people just swooping in to grab up your dream home?

Well, try not to take it personally. Please remember that the process of marketing and selling a home is a difficult and time-consuming one. A house is a costly investment, and it is only natural that a buyer would take their time in choosing their next long term residence.

Yet if you nonetheless feel that it is taking you far too long to ‘unload your lodge,’ then you may want to take one or more of the following proactive steps in order to secure a timely—not to mention quality—home sale.

1. Consult with your real estate agent. Your Realtor is supposed to be your friend and partner in selling your home; not to mention a skilled professional who knows his/her trade. So be sure to consult your agent with any questions or concerns you might have regarding the sale of your home—up to and including why this particular process is taking so blasted long!

2. Take a good look at your home. Is your house the very best it can be? Is it neat, clean, presentable, and presented to best effect? If you do indeed see ‘room for improvement’ in any or all of your rooms—or, for that matter, on the exterior of your residence—then you might want to take some hasty steps in the area of home improvement. A professional cleaning job or a fresh coat of paint could be all that separates you from a top notch, quickly attained home sale.

3. Host frequent open houses. A well-advertised open house is a surefire way to attract large groups of potential buyers into your home at once; thus naturally multiplying the chances that you will be able to sell your home faster, and for the best, most competitive price.

4. Advertise, advertise, advertise! And then, if there’s any time left over, you might just want to advertise. With the aid of your real estate agent, you can promote your home on various social media platforms, in local newspapers, through bold and prominently placed yard signs, and through various real estate websites.

5. Be patient. We know it’s tough, but no worries; you’ll be posting that “Sold” sign in no time!

As we bid a sad farewell to the holiday season and mark the beginning of a new year, you may be considering any number of major life decisions and transitions; not the least of which may be the sale of your home.

As we all know, the holiday of Thanksgiving is the time we take a moment to count our blessings in life; which if we’re fortunate might include our family, our friends, our home, our work, our many and a sundry life blessings…

…and the housing market.

OK, so maybe you don’t spend as much time thinking about and doting on the national housing market as you do your family and friends—or we hope not, at least! Yet you have to admit that this year has witnessed the overall strengthening of the economy and an amazing turnaround in home sales—thus creating an exciting, invigorating new real estate market. Home sales are rising, prices are increasing, and mortgage rates are elevating. And, given this refreshing and encouraging change of circumstance, you yourself may be tempted to put your house up for sale.

Before you jump on the home sales bandwagon, however, pause to ask yourself some important questions first:

1. Are you indeed ready to sell your Stuart FL house? If your residence is still in good condition, still accessible to your workplace and to your children’s school, and still meeting all of your basic needs in terms of shelter and life sustenance, then you may just want to keep on living there—at least for a while.

2. Has the overall strength and solidity of the real estate market translated to your our area? So you’re ready to buy a new home; to start a new and exciting phase of your life in what just may be the house of your dreams.

First, though, you have to sell your current place of residence; and doing so will take just a bit of steady and ongoing effort on your part to show off your current residence to its best effect.

You might begin the selling process by conducting a thorough cleaning and even remodeling of your current residence. And while this is a great idea, you also should work to maintain the beauty and order of your home for the duration of the selling process.

Think of it this way. The moment that you put your house up for sale, you technically begin to share it with any number of potential buyers; people who will be in and out of the home from now until the point that one of them (or so we hope) signs a contractual promise to buy the home. So with that in mind, here are a few ways to keep your home in sellable condition—up to and until it actually sells.

1. Spot clean. If you notice any spots, splotches or stains anywhere in your home, make it a point to clean and clear them right away. Your Realtor, after all, could call or visit at any moment to arrange a showing of your home. Make sure that you—and your home—are ready.

2. Organize. Throughout the course of a standard week, even the neatest houses become gathering places for discarded daily newspapers, books and work/school papers that have been cast aside, and common trash items that range from sandwich bags to candy bar wrappers. Make sure that you collect these items before they hit the ground, disposing those that are no longer needed and organizing and storing those that still have value.

3. Take care of your lawn. First impressions mean a lot; and when potential buyers pull up in front of your home, the first thing that they likely will see is your front lawn. So trim, mow and rake this area on a regular basis, also taking care to keep your driveway and sidewalks clean and in good order.

4. Take care of the basics. Be sure at all times that your carpet is vacuumed, your dishes are done and put away, and that your trash has been collected and taken to the curb. All of these small steps can add up to a big first impression for potential buyers; one that just might lead to the swift and successful sale of your home.
