The December 2013 numbers were: 23 active listings, 3 pending sales and no closed sales.  For the past two months, the Hobe Sound condo market has performed much better than last year.

The current absorption rate is 2.3 months (Last month it was 15 months). The statistics within this segment should be taken with a grain of salt, as small changes in activity make for very large changes on percentages that November not indicate a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The November 2013 numbers were: 21 active listings, 3 pending sales and 2 closed sales.  Much better activity for this year.  With less than half the inventory, market activity is still double from last year’s values.

The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County for June is showing some very strong pending activity.  An excellent indication for strong future closed sales.  Unfortunately, closed sales were off for June.  The inventory of available homes for sale also declined and is getting fairly low by historical standards for Hobe Sound.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 increased slightly to 6.5 months (5.8 months in May).  Back into an almost balanced market for Hobe Sound after over a year of being in a sellers market.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The numbers for June 2013 were:  238 active listings, 96 pending sales and 42 closed sales.   Very nearly identical activity to that of June 2013.

The Hobe Sound condo market (Zip Code 33455) is one of the smallest segments of the Martin County real estate market (along with the Jensen Beach condo market).  Unfortunately closed sales were off as well as pending sales for May.  The inventory is now down to only 20 available condos, so I’m not expecting any great movement here until this number can increase.

The current absorption rate is 6.7 months (Last month it was 4.2 months).  The statistics within this segment should be taken with a grain of salt, as small changes in activity make for very large changes on percentages that may not indicate a true trend in the market.  Yet even with these low numbers, we are in a balanced market for condos in the 33455 zip code area of Hobe Sound.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The May 2013 numbers were:  21 active listings, 5 pending sales and 4 closed sales.   Little change in market activity from last years numbers.

The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County for May had excellent market activity across the board.  Unfortunately the inventory continues to declines which could have an effect on the total number of sales in the future as there is less to choose from for buyers.  Closed sales were up for May while pending sales were off slightly.  However both sets of activity remain quite healthy.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 increased slightly to 5.8 months (5.4 months in April).  A slight sellers market for Hobe Sound, which is where we were for most of 2013.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The numbers for May 2013 were:  228 active listings, 105 pending sales and 50 closed sales.   Not as robust a sellers market as it was in 2013, but still very good activity.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 decreased to 5.4 months (7.8 months in March).  Back into a sellers market for Hobe Sound, which is where we were for most of 2013.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The numbers for April 2013 were:  2227 active listings, 106 pending sales and 51 closed sales.  Better overall activity last year.
