The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  The current inventory doubled from last month, but it’s still only 4 active listings.  And, with no pending listings, I’m not expecting any great activity in the coming months until we get some more condos available for sale in Hobe Sound.

The current absorption rate is 1.3 months (Last month it was 1 months).  This absorption rate should be taken with a liberal grain of salt, as small changes in activity make for very large changes on percentages that may not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The October 2014 numbers were: 19 active listings, 5 pending sales and 1 closed sales.  We actually have better closed sales for this year as compared to last year.  But with no inventory and no pending sales it doesn’t look very promising for the future.

The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County has finally had a couple of months of increased inventory.  This was sorely needed as the pool of available homes for sale was getting to a historically low level.  And, activity continues to be very strong in this market, even as we approach our slower off season.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 dropped down to 3.9 months (5.1 months in September).  Even a stronger sellers’ market for Hobe Sound, after edging closer to a healthier balanced market last month.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The numbers for October 2014 were:  250 active listings, 55 pending sales and 58 closed sales. Better closed activity last year, though our pending numbers are higher for 2015.  All of this with a considerably reduced inventory.

The September 2014 numbers were: 19 active listings, 1 pending sales and 2 closed sales.  Considering there are only 2 active listings this year 1/9th of what was available last year and we still have similar activity is pretty amazing.

The current absorption rate is .67 months (Last month it was 3 months).  A first for us as I have never seen an absorption rate under one month in Martin County.  The statistics within this segment should be taken with a grain of salt, as small changes in activity make for very large changes on percentages that August not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The August 2014 numbers were: 18 active listings, 1 pending sales and 2 closed sales.  Amazing that the activity is so much better this year with almost no inventory to speak of.

The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County remains very strong even if activity has eased a bit for the past couple of months.  Of great concern to me is the greatly reduced inventory of available Hobe Sound homes for sale.  Buyers have a limited choice of available homes.  Anyone considering a move in the near future in Hobe Sound, please give me a call as you have some quite exciting options.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 increased to 4.4 months (3 months in July).  Hobe Sound is still a seller’s market as we slow in activity for the off-season.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The numbers for August 2014 were:  242 active listings, 60 pending sales and 49 closed sales.  Better closed activity last year while our pending sales are better for this year.  All this with an inventory that is almost half of last year.  Quite impressive!

If you are bound and determined to try to sell your Hobe Sound house without the aid of a real estate professional, you will quickly discover that one critical element that can’t be overlooked is marketing. It’s a true David and Goliath situation; but Goliath isn’t just a giant—he’s a superbly well-organized giant. If you’re going to be a David, you’d better arm your sling with more than pebbles!

Start with the product you will be marketing. While you are putting your house into top-notch presentation shape, first banish any temptation to overlook areas that need elbow grease or budget dollars to bring them up to top condition. Any defects that go uncorrected will be reason for lowered offers (or no offers at all). Remember that competing properties have Martin and Palm Beach County real estate marketing channels open to them, and will have been put on the market after consultation with experienced hands. Your ultimate ace in the hole can only be that of having a desirable property, well-situated and clean as a whistle. But that ace will only be relevant if your marketing effort brings a critical number of potential buyers through the front door!

Another key will be to hire the best real estate photographer in Hobe Sound, and on the appointed day, to give her or him reason to relish the day’s project! The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  Inventory is at the lowest level that I have seen for Hobe Sound condos ever.  We have a greater number of pending sales than we have active listings!

The current absorption rate is 2 months (Last month it was 6.3 months). The statistics within this segment should be taken with a grain of salt, as small changes in activity make for very large changes on percentages that March not indicate a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The March 2014 numbers were: 22 active listings, 7 pending sales and 3 closed sales.  Much stronger activity this year, especially as a percentage of activity when compared to available listings.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 increased slightly to 4.3 months (7.1 months in February).  Back into a strong seller’s market for the Hobe Sound area of Martin County.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The numbers for March 2013 were:  298 active listings, 108 pending sales and 38 closed sales.   Much stronger activity this year.  Very impressive when the considerably lower inventory is factored in.

The January 2014 numbers were: 22 active listings, 4 pending sales and 1 closed sales.  For the past three months, even with such limited inventory, the Hobe Sound condo market has performed much better than last year.
