For the Palm City, zip code 34990, area of Martin County Florida, the real estate activity slowed again for the second month in a row.  The notable exception was a sizable jump in pending sales.  Providing that the majority of these sales will close in the next few months, we should have an active spring.  Inventory was also up slightly.  Good news as we need a variety of available homes to be on the market to have an active spring market.

Continued strong results from the Hobe Sound residential real estate market (zip code 33455) of Martin County.  A large jump in closed sales closed out 2012.  A decrease in pending sales which is not unexpected as holiday traffic is generally lighter than most other months.  The inventory also continued it’s decrease which is becoming troubling as the number of available home for sales is quite low.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 dropped to 6.5 months.  Now an almost balanced market.  An absorption rate of 6 months is considered to be a balanced market favoring neither the buyer or seller.

The numbers for December 2011 were:  330 active listings, 58 pending sales and 28 closed sales.   We continue to have considerably improved activity as compared to last year.

Continued strong results from the Hobe Sound residential real estate market (zip code 33455) of Martin County.  Inventory remained basically unchanged while we had increases in both pending and closed sales.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 dropped to 10.4 months from last month’s 11.5 months.  While still a buyer’s market, it’s considerably closer to a balanced market.  An absorption rate of 6 months is considered to be a balanced market favoring neither the buyer or seller.

The numbers for November 2011 were:  316 active listings, 71 pending sales and 15 closed sales.   We continue to have considerably improved activity as compared to last year.

For the Palm City, zip code 34990, area of Martin County Florida, another strong month during traditionally slow months.  Closed sales increased by 7.  The inventory of available homes for sale also decreased after an increase last month.  Pending sales were off by a bit and we expect some slower market activity for the next few months as we approach the holidays.

The current absorption rate stands at 7.2 months. Considerably better than it’s been in quite a while.  This is a slight buyer’s market.  A 6 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The November 2011 numbers were:  468 active listings, 144 pending sales and 36 closed sales.  Better numbers for closed sales as compared to  last November, especially when factoring in the lower inventory for this year.  Slightly less pending activity, though.
