The numbers for May 2013 were:  228 active listings, 105 pending sales and 50 closed sales.   Not as robust a sellers market as it was in 2013, but still very good activity.

After dropping down to very low levels, the active inventory has started to rise now for two months in a row.  Unfortunately pending sales remain fairly low as well as a slower volume of closed sales.

The one month absorption rate for the May 2014, Jensen Beach Florida Market Report ZIP Code 34957 rose to 6.2 months (3.2 months in April), back into a balanced market after an exceptionally active spring.  A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.

The May 2012 numbers were: 44 active listings, 24 pending sales and 7 condos closed.   Even though the Jensen Beach Condo market activity was better last year, this remains a strong segment for Martin County real estate.

Continued strong closed sales numbers for the Jensen Beach FL 34957 Residential Market Report May 2014.  Unfortunately pending sales dropped for the second month in a row, which way be an indication of some future weakness in the number of sales.  The inventory also dropped significantly making fewer homes available for buyers to have access to.
 
The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 decreased to 2.7 months (3.4 months in April).  An exceptionally strong sellers market for Jensen Beach home sales.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
 
The May 2012 numbers were: 103 active listings, 76 pending sales and 27 home sales closed.   Considerably stronger closed sales this year as compared to 2013.  I don’t believe this level of activity is sustainable in Jensen Beach, as I’m expecting a gradual move back towards a balanced market in the coming months.

A solid month for the Palm City FL 34990 residential real estate market.  Not quite as strong as the very active April that we had, but good activity none the less.  Closed sales were off from April, but remained at a strong level and pending sales rose indicating a potential for good future activity.  The inventory declined slightly.
 
The current absorption rate increased to 6.1 months from 5.4 months in April, putting the Palm City residential real estate market back into a balanced market.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The May 2012 numbers were:  391 active listings, 167 pending sales and 77 closed sales.  When the increased inventory is figured in, numbers are very similar to last years excellent activity.

Not a very positive month for the Stuart FL 34996 Condo Market Report May 2014 as compared to April.   Both pending and closed sales were off from last month.  However, we still have positive activity and this market has returned to a more sustainable rate from the extremely hot numbers from last month.  Inventory was up slightly.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – increased to 5.6 months from April’s 3.5 months .   Still a sellers market representing a strong spring for the 34996 condo market of Stuart, FL.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for May 2012 were: 195 active listings, 33 pending sales and 25 closed sales.  When the considerably lower inventory is factored into the market activity, the 2014 numbers are much better than last year’s.

After two slow months to start the 2014 market, the Palm City home market (zip code 34990) improved in March and then went off the charts nearly doubling the number of closed sales for April.  Pending sales had a small decrease, but this is after a large increase last month.  Inventory increased slightly.
 
The current absorption rate plunged to 5.4 months from 9.1 months in March, putting the Palm City residential real estate market back into a sellers market.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The April 2012 numbers were:  382 active listings, 186 pending sales and 76 closed sales.  Better closed sales this year, though when the inventory rise is factores in, the activity was better last year..

As of may 2014, there are 11 active listings for River Pines townhomes for sale in Stuart, FL.  Prices range from $89,900 to $134,900 which equals an average price of $84.25 per sq. ft. of living area. There is one short sale and one bank owned foreclosure in these 11 homes.

There are 5 homes under contract awaiting sale.  List prices are from $94,900 to $109,900 for an average of $82.22 per sq. ft. of living area.  3 of these townhomes are bank owned (foreclosures).

In the past 12 months, 21 homes have sold in River Pines with sales prices ranging from $80,000 to $129,000 at an average of $72.34 per sq. ft. of living area.  Of these sales, 2 were short sales and 2 were bank owned (foreclosures).

River Pines Townhomes

Located just off the Intracoastal Waterway off of Cove Road in Stuart is the River Pines community. 396 private residences in quad style town-homes.   This community was built in 1981 and 1982 and all homes are 1288 sq. ft. of living area with 2 bedrooms and 2 and ½ baths. The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 decreased to 7.8 months (11.1 months in February).  Still a buyers market, but getting close to a balanced market again.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

 The Jensen Beach Condo market (zip code 34957) is a very small segment of the Martin County condo market.  After 4 months of slowly increasing inventory, inventory declined for the last three months in a row.   For as small a segment as this is, activity for March was quite strong with only a small drop in pending sales and and a very strong jump in the closed sale numbers.

The one month absorption rate for the March 2014, Jensen Beach Florida Market Report ZIP Code 34957 is at an incredible 1.4 months (4.5 months in February), meaning the average condo is selling in under 90 days.  A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.
