    A weaker month of activity in July for the Palm City FL 34990 residential real estate market.  All measured activity declined for the month.  
 
     The current absorption rate increased to 5.9 months from 4.7 months in June, putting the Palm City residential real estate market back into a sellers market.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

     The July 2013 numbers were:  360 active listings, 153 pending sales and 70 closed sales.  Similar closed numbers to last year, though with a much greater inventory.

Typically the summer in the Stuart FL 34996 Condo Market has reduced activity.   For July, though, there was an excellent increase in pending sales which bodes well for future closed activity.  Unfortunately closed sales were off for July which, if you’ve read my previous market reports was expected.  Inventory rose for the month as well.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – increased to 13 months from June’s 8.2 months .  The second month of a buyers market after more than a year of strong activity.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for July 2013 were: 176 active listings, 32 pending sales and 16 closed sales.  Better closed activity last year, though the pending sales are much better for 2014.

There are 10 homes under contract awaiting closing.  List prices ranged from $289,990 to $659,990.  The average list price is $446,421 at $142.27 per square foot of living area.  None of these homes are short sales or foreclosures.

In the past 12 months, 29 homes have sold in Highlands Reserve with an average sales price of $393,276 at $117.64 per square foot of living area.  Actual sales prices ranged from $255,000 to $402,500.  No short sales and 3 bank owned properties were in these sales.

12 homes are under contract (pending sales).    Listing prices ranged from $111,100 to $899,000 for an average of $145.40 per square foot.  These include 4 bank owned properties and no short sales.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 increased slightly to 6.5 months (5.8 months in May).  Back into an almost balanced market for Hobe Sound after over a year of being in a sellers market.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

Following an exceptionally strong May, the Jensen Beach FL 34957 Residential Market Report cooled a bit for June 2014.  Pending sales dropped for the third month in a row, which way be an indication of some future weakness in the number of sales.  Closed sales unfortunately declined.  There was also a nice little increase in inventory making a greater choice of homes for those looking in Jensen Beach.
 
The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 increased to 4.9 months (2.7 months in May).  Still a strong sellers market for Jensen Beach home sales.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
 
The June 2012 numbers were: 112 active listings, 75 pending sales and 31 home sales closed.  Last years activity was still better for Jensen Beach.  This is a hot segment of the Martin County residential real estate market.

     The current absorption rate decreased to 4.7 months from 6.1 months in May, putting the Palm City residential real estate market back into a sellers market.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

     The June 2012 numbers were:  382 active listings, 162 pending sales and 69 closed sales.  Considerably grater closed activity this year, but weaker pending sales figures.

A second month in a row for decreasing activity in the Stuart FL 34996 Condo Market.   Both pending and closed sales were off from last month.  Unfortunately this segment of the Stuart condo market has slipped back into a bit of the doldrums.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – increased to 8.2 months from May’s 5.6 months .  Now back into a buyers market after more than a year of strong activity.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for June 2012 were: 184 active listings, 31 pending sales and 17 closed sales.  Comparing this activity to last year, we are still more active when the reduced inventory is factored into the mix.

The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County for May had excellent market activity across the board.  Unfortunately the inventory continues to declines which could have an effect on the total number of sales in the future as there is less to choose from for buyers.  Closed sales were up for May while pending sales were off slightly.  However both sets of activity remain quite healthy.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 increased slightly to 5.8 months (5.4 months in April).  A slight sellers market for Hobe Sound, which is where we were for most of 2013.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The numbers for May 2013 were:  228 active listings, 105 pending sales and 50 closed sales.   Not as robust a sellers market as it was in 2013, but still very good activity.

After dropping down to very low levels, the active inventory has started to rise now for two months in a row.  Unfortunately pending sales remain fairly low as well as a slower volume of closed sales.

The one month absorption rate for the May 2014, Jensen Beach Florida Market Report ZIP Code 34957 rose to 6.2 months (3.2 months in April), back into a balanced market after an exceptionally active spring.  A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.

The May 2012 numbers were: 44 active listings, 24 pending sales and 7 condos closed.   Even though the Jensen Beach Condo market activity was better last year, this remains a strong segment for Martin County real estate.

Continued strong closed sales numbers for the Jensen Beach FL 34957 Residential Market Report May 2014.  Unfortunately pending sales dropped for the second month in a row, which way be an indication of some future weakness in the number of sales.  The inventory also dropped significantly making fewer homes available for buyers to have access to.
 
The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 decreased to 2.7 months (3.4 months in April).  An exceptionally strong sellers market for Jensen Beach home sales.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
 
The May 2012 numbers were: 103 active listings, 76 pending sales and 27 home sales closed.   Considerably stronger closed sales this year as compared to 2013.  I don’t believe this level of activity is sustainable in Jensen Beach, as I’m expecting a gradual move back towards a balanced market in the coming months.
