 The Jensen Beach FL 34957 Condo Market Report March 2015 remains a small sector as far as condos in Martin County and making meaningful comparisons with such small numbers can be problematic.   The inventory remains low, while pending sales (a sign of future activity) improved and closed sales decreased.

The one month absorption rate for the March 2015, Jensen Beach Florida Market Report ZIP Code 34957 rose to 6 months (from 4.4 months in February), back into a balanced market.   A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.

The March 2014 numbers were: 23 active listings, 18 pending sales and 16 condos closed.  Not as strong a month as we had in March of 2014.

The Jensen Beach FL 34957 Residential Market continues to show good strong activity with a strong increase in pending sales for this month and a slight drop in closed sales.  The available inventory also took a slight decrease.
The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 decreased to 4.9 months (was 5.6 months in February).  Still in a sellers market for Jensen Beach home sales.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
The March 2013 numbers were: 124 active listings, 97 pending sales and 29 home sales closed.   Similar activity to last year.  Though, interestingly Jensen Beach is one of the few areas in Martin County with increased inventory for 2015 as compared to last year.

The Palm City FL 34990 residential real estate rebounded for March with some strong gains in both pending and closed sales.  Unfortunately, a decrease in inventory bringing us below last years levels.
 The current absorption rate dropped to 6.4 months from 8.2 months in February. Back into a balanced buyer’s market for Palm City residential real estate market.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The March 2013 numbers were:  440 active listings, 169 pending sales and 48 closed sales.  Considerably stronger activity for 2015 than as compared to last year, which started out fairly slow after a very heated 2013.

The Stuart FL 34996 Condo Market was very strong for March.  This is the height of our condo season for those purchasing second home getaways from the cold and snowy conditions up north as well as those moving here permanently for a more relaxed and convenient Florida lifestyle.  Sales and pending sales both increased and remained strong.  Unfortunately our inventory is down to historically low levels.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – decreased to 3.1 months from February’s 4.9 months .  Moving to a pretty extreme sellers’ market for March.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for March 2013 were: 150 active listings, 55 pending sales and 34 closed sales.  Even with close to 30% less inventory, there was better sales and pending activity for this year as opposed to March 2014.

The Palm City FL 34990 residential real estate continued with some fairly sluggish sold numbers while pending sales remain quite strong, so I’m anticipating a return to a more balanced market soon.  The inventory also rose for the second month in a row, giving buyers more choices of homes.
 The current absorption rate jumped to 8.2 months from 8.1 months in January. The second month in a row of a buyer’s market for Palm City residential real estate.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The February 2013 numbers were:  472 active listings, 131 pending sales and 49 closed sales.  Better activity for 2015 than as compared to last year, which started out fairly slow after a very heated 2013.

The Stuart FL 34996 Condo Market continues to show strong results for 2015.  My biggest concern is the continued decrease in inventory from last year.  This is somewhat surprising as prices are going up and I would have thought more condo owners would be listing during our peak season.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – decreased to 4.9 months from January’s 5.4 months .  Moving to an even stronger sellers’ market for February.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for February 2013 were: 171 active listings, 52 pending sales and 30 closed sales.  When the decreased inventory for this year is factored into the data, the sales activity is better this year by percentage of available condos.

 The Jensen Beach FL 34957 Condo Market Report January 2015 remains a small sector as far as condos in Martin County.  Inventory decreased for the first of the year after a couple of months of small gains, but this may be due to the great activity in this segment of the market with both pending and closed sales up for the month.

The Jensen Beach FL 34957 Residential Market Report continued strong positive sales results into the start of 2015.  Inventory has gone above 2014 levels, after almost a year of lower available homes.  Sales were off by a little for January but pending sales continue to be very strong.  This part of the Martin County residential market remains very active.

The North River Shores February 2015 Market Update for Stuart Florida:

There are currently 17 active listings in North River Shores.  List prices range from $120,000 to $2,595,000.  The average list price is $637,129 based on $237.44 per square foot of living area.  There is one foreclosure and one short sale in this set of listings.

4 homes are under contract (pending sales). List prices range from $98,000 to $475,000 for an average of  $267,450 which equates to a $117.61 price per sq. ft. of living area.  One of these pending sales is a short sale.

In the past 12 months, 16 homes have sold in North River Shores at an average sales price of $411,562 at $182.81 per square foot of living area. Sales prices ranged from $142,00 to $800,000 and averaged 96% of list price.  There were 2 foreclosures and one short sale in this set of sold homes.

North River Shores
