The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County continues to show very strong activity. It is good to see a small increase in inventory for September, though we still remain quite far below historical averages. Both pending and closed sales remain quite strong as we head into our typically slower sales months.
The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 increased to 5.1 months (4.4 months in August). Still a sellers’ market for Hobe Sound, though edging closer to a healthier balanced market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.
The numbers for September 2014 were: 250 active listings, 74 pending sales and 25 closed sales. Considerably stronger activity this year even with a much reduced inventory.

The Jensen Beach FL 34957 Condo Market Report September 2015 remains a small sector as far as condos in Martin County and making meaningful comparisons with such small numbers can be problematic. Activity remains remarkably strong in Jensen Beach condos even though the inventory is now very, very low. As we head into the slower months (historically), I’m hoping to see some more product come on the market.
The one month absorption rate for the September 2015, Jensen Beach Florida Market Report ZIP Code 34957 dropped to 3.7 months (from 4.4 months in August), even a stronger sellers’ market than last month. A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.
The September 2014 numbers were: 34 active listings, 8 pending sales and 10 condos closed. Better closed numbers from last year, though pending sales are better this year.

The Stuart FL 34996 Condo Market is bucking the trend for the off season with increased activity for September. As we head into the off season for condo sales, this segment of the Stuart condo market has seen some very strong activity, though the greatly reduced active inventory is cause for some serious concern. This will impact future numbers if we don’t see more units come on the market soon.
The current absorption rate for the Stuart Florida condos in ZIP Code 34996 plunged to 2.6 months from August’s 3.9 months. Continuing as a very strong sellers market. A balanced market is considered to occur when the absorption rate is from 6 to 7 months.
The numbers for September 2014 were: 147 active listings, 37 pending sales and 28 closed sales. Stronger activity this year as compared to last with significantly less inventory.

The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County remains very strong even if activity has eased a bit for the past couple of months. Of great concern to me is the greatly reduced inventory of available Hobe Sound homes for sale. Buyers have a limited choice of available homes. Anyone considering a move in the near future in Hobe Sound, please give me a call as you have some quite exciting options.

Inventory levels are now at historic lows and unless we get some more condos on the market, I suspect this will be a quiet fall and early winter for the Jensen Beach condo market.
The one month absorption rate for the August 2015, Jensen Beach Florida Market Report ZIP Code 34957 plunged to 4.4 months (from 8.3 months in July), back into a sellers’ market after after a one month buyers’ market. A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.
The August 2014 numbers were: 26 active listings, 16 pending sales and 3 condos closed. Better closed numbers for this year, though pending sales were better last year.

The Stuart FL 34996 Condo Market is bucking the trend for the off season with increased activity for August. Both closed and pending sales increased while the level of inventory decreases to very low numbers. This level of activity will be unsustainable if the inventory doesn’t rise soon. This is good news for sellers as the prices continue to rise and demand seems to be strong.
The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – increased to 3.9 months from July’s 5.8 months. Back into a strong sellers’ market. A balanced market is considered to occur when the absorption rate is from 6 to 7 months.
The numbers for August 2014 were: 149 active listings, 48 pending sales and 14 closed sales. Pretty impressive activity this year, with better volume of both sales and pending sales at just about half the available inventory.

In the past 12 months, there have been no sales in the Plantation at Sewalls Point.
The Plantation at Sewalls Point is an exclusive private community of only 21 home sites. The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County remains very strong. Both sales and pending sales retreated a bit from last month, but still remain very strong. The inventory took a slight increase from last month. This is a much needed statistic that will hopefully continue in the months ahead.
