The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County has finally had a couple of months of increased inventory.  This was sorely needed as the pool of available homes for sale was getting to a historically low level.  And, activity continues to be very strong in this market, even as we approach our slower off season.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 dropped down to 3.9 months (5.1 months in September).  Even a stronger sellers’ market for Hobe Sound, after edging closer to a healthier balanced market last month.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The numbers for October 2014 were:  250 active listings, 55 pending sales and 58 closed sales. Better closed activity last year, though our pending numbers are higher for 2015.  All of this with a considerably reduced inventory.

 The Jensen Beach FL 34957 Condo Market Report October 2015 remains a small sector as far as condos in Martin County and making meaningful comparisons with such small numbers can be problematic.  It was good to see an increase in inventory, though it is still at historically low levels.  Activity remains quite strong.

The one month absorption rate for the October 2015, Jensen Beach Florida Market Report ZIP Code 34957 rose to 6  months (from 3.7 months in September), bringing this segment of the Martin County condo market back into a balanced one.   A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.

 The current absorption rate increased slightly to to 6.5 months from 6 months in September.  Still a balanced market for the Palm City zip code 34990 area for residential sales.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The October 2014 numbers were:  455 active listings, 122 pending sales and 58 closed sales.  Same closed activity as last year and higher pending numbers even with reduced inventory.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 plunged to 3.0 months from September’s 2.6 months.  Continuing as a very strong sellers market.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for October 2014 were: 152 active listings, 50 pending sales and 15 closed sales.  We have a long way to go to get inventory levels close to what they were last year.  Though even with the reduced inventory, market activity remains very strong.

The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County continues to show very strong activity.  It is good to see a small increase in inventory for September, though we still remain quite far below historical averages.  Both pending and closed sales remain quite strong as we head into our typically slower sales months.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 increased to 5.1 months (4.4 months in August).  Still a sellers’ market for Hobe Sound, though edging closer to a healthier balanced market.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The numbers for September 2014 were:  250 active listings, 74 pending sales and 25 closed sales. Considerably stronger activity this year even with a much reduced inventory.

 The Jensen Beach FL 34957 Condo Market Report September 2015 remains a small sector as far as condos in Martin County and making meaningful comparisons with such small numbers can be problematic.  Activity remains remarkably strong in Jensen Beach condos even though the inventory is now very, very low.  As we head into the slower months (historically), I’m hoping to see some more product come on the market.

The one month absorption rate for the September 2015, Jensen Beach Florida Market Report ZIP Code 34957 dropped to 3.7  months (from 4.4 months in August), even a stronger sellers’ market than last month.   A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.

The September 2014 numbers were: 34 active listings, 8 pending sales and 10 condos closed.  Better closed numbers from last year, though pending sales are better this year.

The Jensen Beach FL 34957 Residential Market remains quite strong.  This is one of the few areas in our County with increased inventory from last year.  Pending sales were off from month to month as well as last year, but closed sales have remained very strong.  And, prices continue to go up.
The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 decreased slightly to 3.8 months (was 3.9 months in August).  Remaining in a strong sellers market for Jensen Beach residential home sales.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
The September 2014 numbers were: 112 active listings, 74 pending sales and 39 home sales closed.   Better activity last year, but this is still a strong market favoring sellers.

After a very strong August, the Palm City FL 34990 residential real estate market continues to show excellent sales activity. Also nice to see an increase in inventory for this month. This could be a result of the continuing fairly strong gains in prices in the past two years.
 The current absorption rate increased slightly to to 6 months from 4.8 months in August.  Into a balanced market for the Palm City zip code 34990 area for residential sales.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The September 2014 numbers were:  433 active listings, 120 pending sales and 70 closed sales.  Better closed numbers last year, but even with the reduced inventory there is a greater number of pending sales for this year.

The Stuart FL 34996 Condo Market is bucking the trend for the off season with increased activity for September.  As we head into the off season for condo sales, this segment of the Stuart condo market has seen some very strong activity, though the greatly reduced active inventory is cause for some serious concern.  This will impact future numbers if we don’t see more units come on the market soon.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 plunged to 2.6 months from August’s 3.9 months.  Continuing as a very strong sellers market.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for September 2014 were: 147 active listings, 37 pending sales and 28 closed sales.  Stronger activity this year as compared to last with significantly less inventory.
