Florida Townhouses and Condos September 2019 Market Report

For September 2019, Florida Townhouses and Condos had mixed sales results when compared to last September.  Closed sales were up by 6.1% as compared to last month’s decrease of 2.9%.  New sales under contract (new pending sales) decreased by 0.4% (In August there was a 1.4% decrease).

Prices, though, were up for September.  The median sales price was up by 5.8% (was up by 2.7% in August), while the average sales price increased by 1.3% (was up 3.1% in August).

The inventory of active listings decreased by 0.6% from September of last year.  We now have 5.3 months of inventory which is the same as the 5.3 months for September 2018.  Remaining in a seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The August Florida Townhouses and Condos Market Report had a slightly less active month for sales when compared to last August.  Closed sales were down by 2.9% as compared to last month’s increase of 4.3% and new sales under contract (new pending sales) decreased by 1.4% (In July there was a 3.3% increase).

Prices, though, were up for August.  The median sales price was up by 2.7% (was up by 4.4% in July), while the average sales price increased by 3.1% (was up 4.1% in July).

The inventory of active listings increased by 0.5% from August of last year.  We now have 5.4 months of inventory as compared to 5.3 months for August 2018.  Remaining in a seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

There is 1 condo for sale in the Jensen Beach Club on Hutchinson Island in September 2019.  The list price is $190,000 which equals $174.31 per sq. ft. of living area.

There are 3 condos currently under contract.  List prices ranged from $185,000 up to $220,000.  This is an average list price of $198,333 or $181.95 per sq. ft. of living area.  These condos were on the market for an average of 37 days before going under contract.

In the past 12 months, 4 condos have sold in the Jensen Beach Club. Sales prices ranged from $165,000 up to $199,000.  This equals an average sales price of $182,250 which is $167.20 per sq. ft. of living area. These condos sold in an average of 13 days and sold for 96% of list price.

The Jensen Beach Club is a complex consisting of 9 buildings surrounding a lake on Hutchinson Island and lying on a pristine 21 acres. Located directly across the street from the Ocean at the Jensen Beach Public Beach. There are 196 condos which are all 1,090 sq. ft. of living area with 2 bedrooms and 2 bathrooms with private balconies or patios. The Jensen Beach Club complex was built between 1986 and 1987 and has a community pool, clubhouse, and tennis courts. These are three-story buildings with the most desirable condos being the end units with lake views.

The Jensen Beach Club will allow up to 25 lb. or smaller pet and rentals are also allowed with some restrictions. The maintenance fee at the time of this post was around $300 per month, which includes the insurance and maintenance for the building exterior as well as the common areas, pest control, management and water, and sewer charges.

There are two designated parking spots for each unit and ample guest parking as well. Jensen Beach Club residents enjoy the convenience of having ocean access just across the street and also being a short drive or bicycle ride to restaurants, shopping and the wonderful amenities of Jensen Beach and Martin County FL. All at a very affordable price.
