Florida Townhouse and Condo Sales 2020 Yearly Review

The Florida Townhouse and Condo Sales for 2020 showed stronger sales results from last year.   Initially, after the pandemic hit, market activity slowed to a near standstill. This was followed by a very strong sellers’ market for the remainder of the year. Year to year closed sales were up by 2.5% as compared to 2019 which saw a decrease of 0.8% and new sales under contract (new pending sales) increased by 6.2% (2019 saw an increase of 0.2%).

Both median and average sales prices were up (year to year) by 12.0% and 10.9% respectively (2019 numbers were 3.8% and 2.7%).  A considerably higher rate of increase than for the previous year.

Inventory decreased by 18.3% as compared to 2019’s decrease of 9.7%. And, the supply of properties dropped to 4.2 months as compared to 5.2 months for 2019.  Remaining in a sellers’ market for Florida townhouses and condos.

Florida Single Family Home Sales 2020 Yearly Review

The Florida Single Family Home Sales for 2020 as reported by Florida Realtors shows that this last year continued the positive momentum with an improved rate from the previous year.   Initially, after the pandemic hit, market activity slowed to a near standstill. This was followed by a very strong sellers market for the remainder of the year. Year to year closed sales were up by 5.8% (was up by 5.9% in 2019) and new sales under contract (new pending sales) increased by 9.2% (was up by 5.2% in 2019).

Both median and average sales prices were up (2019 to 2020) by 9.6% and 15.8% respectively.   These numbers were 3.7% and 2.3% respectively for 2019.

The inventory of available homes for sale decreased by 44.1% from 2019.  While the month’s supply of homes decreased to 1.8 months.  Indicating that Florida single-family homes remain in a strong seller’s market.

The Martin County Single Family Homes Market Report continues to show strong activity. Closed sales were up by 35.1% from last month (were up by 38.5% in November).  While new pending sales increased by 69.2% as compared to last month when they increased by 43.8%.

Prices were also up for December.  The median sales price was up from last year by 8.0% (it was up by 22.6% in November) while the average sales price increased by 24.4% (it was up by 48.4% last month).

The inventory of available single-family homes decreased from last month by 8 homes to 490 homes for December. This is 45.7% less inventory than last December.  The current supply of homes is only 2.2 months.  For December of last year, it was a 4.5 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.

The Florida Single Family Home continues to show strong activity. Closed and pending sales were both up for the month when compared to last year. Closed sales were up by 21.0% (were up by 22.9% in November). New sales under contract (new pending sales) were up by 30.7% (were up by 16.7% in November).

Prices were also up for December.  The median sales price rose by 14.4% (it was up by 14.1% in November). And, the average sales price was up by 29.5% (it was up by 25.9% last month).

The inventory of available homes for sale decreased by 44.1% from last year.  This represents a 1.8 month supply of inventory. Florida remains in an extreme seller’s market with a major advantage for sellers. (December 2019 had a 3.3 months supply)  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes Market Report continues to show strong activity. Closed sales were up by 38.5% from last month (were up by 34.0% in October).  While new pending sales increased by 43.8% as compared to last month when they increased by 36.9%.

Prices were also up for November.  The median sales price was up from last year by 22.6% (it was up by 9.3% in October) while the average sales price increased by 48.4% (it was up by 28.2% last month).

The inventory of available single-family homes decreased from last month by 9 homes to 498 homes for November. This is 42.4% less inventory than last November.  The current supply of homes is only 2.3 months.  For November of last year, it was a 4.4 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.

Prices were also up for November.  The median sales price rose by 14.1% (it was up by 15.6% in October). And, the average sales price was up by 25.9% (it was up by 27.2% last month).

The inventory of available homes for sale decreased by 41.3% from last year.  This represents a 2.0 month supply of inventory. Florida remains in an extreme seller’s market with a major advantage for sellers. (November 2019 had a 3.5 months supply)  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

Prices were also up for September.  The median sales price was up from last year by 4.9% (it was up by 15.2% in August) while the average sales price increased by a whopping 7.4% (it was up by 57.4% last month).

The inventory of available single-family homes decreased from last month by 21 homes to 538 homes for September. Closed sales were up by 24.6% from last month (were up by 42.6% in July).  While new pending sales increased by 24.0% as compared to last month when they increased by 32.1%.

Prices were also up for August.  The median sales price was up from last year by 15.2% (it was up by 6.7% in July) while the average sales price increased by a whopping 57.4% (it was up by 24.6% last month).

The inventory of available single-family homes decreased from last month by 120 homes to 559 homes for August. This is 41.0% less inventory than last August.  The current supply of homes is 2.8 months.  For August of last year, it was a 4.9 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.

6 homes are under contract awaiting settlement at this time.  List prices range from a low of $329,000 up to a high of $435,000.  This works out to an average list price of $400,550 or $181.88 per sq. ft. of living area.  These homes averaged 23 days on the market before going under contract.

In the past 12 months, 43 homes have sold in the Pines and Windemere.  Sales prices ranged from a low of $246,250 up to a high of $561,000. This equals an average sales price of $377,860 which equates to $181.19 per sq. ft. of living area.  These homes were on the market for an average of 132 days before going under contract and sold for an average of 97% of list price.

Adjacent to the Pines is the smaller community of Windemere and the Preserves.  D.R. Horton has recently completed building brand new homes in both the Pines and Windemere subdivisions at some very affordable prices.

Neither the Pines or Windemere offers the amenities of a community pool or clubhouse which keeps the HOA fees quite low at $55.00 and $60.00 a month respectively.

Some Extra History:

When these developments were planned the original intent was to combine the two for ease of access.  However, the County decided to nix these plans as they felt that out of area residents would use Windemere Drive as a shortcut between US-1 and Jensen Beach and making a lot of congestion in this community.

As of early March 2020, there are no homes for sale in Moon River on Hutchinson Island in Jensen Beach FL.

There are also no homes currently pending (under contract).

There have been 3 homes sold in the past 12 months in Moon River.  The sales prices ranged from $368,500 up to $450,000. This is an average sales price of $414,500 which equals $166.15 per sq. ft. of living area. These homes sold for an average of 85% of list price and were on the market for an average of 75 days before going under contract.

Moon River is a community of 51 attached and 3 detached homes that were built from 1998 to 2003. This is a gated waterfront community with ocean access docks as well as a community pool and clubhouse. Two tennis courts are also available and shared with the neighboring community of Fairwinds Cove.

This is a pet-friendly community allowing for up to two pets that are no larger than 50 lbs. HOA fees at the time of this post were $343 per month (payable quarterly).

Moon River lies on the east side of the Jensen Beach Causeway in Martin County Florida. It’s only a short walk or bike ride to the public beach on the Atlantic Ocean. It’s also close to shopping, restaurants and the remaining wonderful amenities that Martin County has to offer.

Martin County Single Family Homes July 2020 Market Report

The Martin County Single Family Homes Market Report seems to have shaken the negative effects of the current Covid-19 pandemic. Closed sales were up by 42.6% from last month (were up by 3.0% in June).  While new pending sales increased by 32.1% as compared to last month when they increased by 57.5%.

Prices were also up for July.  The median sales price was up from last year by 6.7% (it was down by 6.5% in June) while the average sales price increased by a whopping 24.6% (it was up by 45.5% last month).

The inventory of available single-family homes decreased from last month by 33 homes to 679 homes for July. This is 29.4% less inventory than last July.  The current supply of homes is 3.5 months.  For July of last year, it was a 4.9 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.

Florida Single Family Homes July 2020 Market Report

The Florida Single Family Home markets seems to have overcome the effects of the current pandemic. Closed and pending sales are up for the month when compared to last year. Closed sales were up by 11.3% (were up by 1.3% in June). New sales under contract (new pending sales) were up by 21.7% (were up by 23.2% in June).

Prices were also up for July.  The median sales price rose by 10.1% (it was up by 4.4% in June). The average sales price was up by 14.9% (it was up by 8.8% last month).

The inventory of available homes for sale decreased by 31.8% from last year.  This represents a 2.5 months supply of inventory. Florida remains in a seller’s market with the advantage for sellers. (July 2019 had a 3.8 months supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.
