Florida Single Family Homes January 2021 Market Report

The Florida Single Family Home continues to show strong activity. Closed and pending sales were both up for the month when compared to last year. Closed sales were up by 18.0% (were up by 21.0% in December). New sales under contract (new pending sales) were up by 16.9% (were up by 30.7% in December).

Prices were also up for January.  The median sales price rose by 15.1% (it was up by 14.4% in December). And, the average sales price was up by 25.6% (it was up by 29.5% last month).

The inventory of available homes for sale decreased by 51.1% from last year.  This represents a 1.6 month supply of inventory. Florida remains in an extreme seller’s market with a major advantage for sellers. (January 2020 had a 3.4 months supply)  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

St Lucie County Townhouse and Condo Sales 2020 Yearly Review

The St Lucie County Townhouse and Condo Sales for 2020 had stronger sales activity when compared to 2019.  Initially, after the pandemic hit, market activity slowed to a near standstill. This was followed by a very strong sellers’ market for the remainder of the year. Year to year closed sales were up by 11.7% as compared to 2019 which saw a decrease of 9.9% and new sales under contract (new pending sales) increased by 19.3% (2019 saw a decrease of 4.7%).

Prices were also up when compared to last year. The median sales price increased by 19.1% as compared to the 2.1% rise last year. The average sales price was up by 17.4% as compared to the 3.2% decrease in 2019.

Inventory decreased by 45.2% as compared to 2019’s increase of 5.1%. While the monthly supply of inventory decreased to 2.9 months as compared to 5.9 months for 2019.  A strong seller’s market for Saint Lucie County townhouses and condos but approaching a balanced one.

The St Lucie County Single Family Home Sales for 2020 as reported by Florida Realtors indicates that Saint Lucie County had a stronger market activity for single family home sales throughout the year of 2020 when compared to 2019.  Initially, after the pandemic hit, market activity slowed to a near standstill. This was followed by a very strong sellers’ market for the remainder of the year. Year to year closed sales were up by 8.3% (were up by 6.7% in 2019) and new sales under contract (new pending sales) increased by 17.8% (were up by 6.1% in 2019).

Both median and average sales prices were up for 2020 by 7.3% and 9.1% respectively.   These numbers were 5.9% and 4.0% respectively in 2019.

The inventory of available homes for sale decreased by 46.4% from 2019 (When there was a 9.3% decrease).  While the monthly supply of homes decreased to 1.8 months from 3.5 months for 2019.  Remaining in an extreme seller’s market for Saint Lucie County.

Year to year closed sales were up by 10.5% as compared to 2019 which were down by 9.6% and new sales under contract (new pending sales) increased by 15.7% (2019 saw a decrease of 8.2%).

Both median and average sales prices were up (year to year) by 12.5% and 13.0% respectively (2019 numbers were 6.7% and 8.5%).  Stronger than the increases of the previous year.

Inventory decreased by 25.1% as compared to the 2019’s decrease of 8.8%. And the supply of inventory dropped to 2.9 months as compared to 4.2 months for 2018.  Even a stronger seller’s market for Martin County townhouses and condos.

Year to year closed sales were up by 10.5% (were down by 0.2% in 2019) and new sales under contract (new pending sales) increased by 17.7% (was up by 2.6% in 2019).

Both median and average sales prices continued to rise (2019 to 2020) by 3.4% and 7.8% respectively.  This rate while positive is not as high as last year which was 3.1% and 1.1% respectively in 2019.

The inventory of available homes for sale decreased by 45.7% from 2019.  While the monthly supply of homes decreased to 2.2 months. A very strong seller’s market.  Typically a 6-month inventory indicates a balanced market where neither the seller nor buyer has an advantage.

Year to year closed sales were up by 2.5% as compared to 2019 which saw a decrease of 0.8% and new sales under contract (new pending sales) increased by 6.2% (2019 saw an increase of 0.2%).

Both median and average sales prices were up (year to year) by 12.0% and 10.9% respectively (2019 numbers were 3.8% and 2.7%).  A considerably higher rate of increase than for the previous year.

Inventory decreased by 18.3% as compared to 2019’s decrease of 9.7%. And, the supply of properties dropped to 4.2 months as compared to 5.2 months for 2019.  Remaining in a sellers’ market for Florida townhouses and condos.

This was followed by a very strong sellers market for the remainder of the year. Year to year closed sales were up by 5.8% (was up by 5.9% in 2019) and new sales under contract (new pending sales) increased by 9.2% (was up by 5.2% in 2019).

Both median and average sales prices were up (2019 to 2020) by 9.6% and 15.8% respectively.   These numbers were 3.7% and 2.3% respectively for 2019.

The inventory of available homes for sale decreased by 44.1% from 2019.  While the month’s supply of homes decreased to 1.8 months.  Indicating that Florida single-family homes remain in a strong seller’s market.

The Martin County Single Family Homes Market Report continues to show strong activity. Closed sales were up by 35.1% from last month (were up by 38.5% in November).  While new pending sales increased by 69.2% as compared to last month when they increased by 43.8%.

Prices were also up for December.  The median sales price was up from last year by 8.0% (it was up by 22.6% in November) while the average sales price increased by 24.4% (it was up by 48.4% last month).

The inventory of available single-family homes decreased from last month by 8 homes to 490 homes for December. This is 45.7% less inventory than last December.  The current supply of homes is only 2.2 months.  For December of last year, it was a 4.5 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.

The Martin County Single Family Homes Market Report continues to show strong activity. Closed sales were up by 38.5% from last month (were up by 34.0% in October).  While new pending sales increased by 43.8% as compared to last month when they increased by 36.9%.

Prices were also up for November.  The median sales price was up from last year by 22.6% (it was up by 9.3% in October) while the average sales price increased by 48.4% (it was up by 28.2% last month).

The inventory of available single-family homes decreased from last month by 9 homes to 498 homes for November. This is 42.4% less inventory than last November.  The current supply of homes is only 2.3 months.  For November of last year, it was a 4.4 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.

The inventory of available homes for sale decreased by 41.3% from last year.  This represents a 2.0 month supply of inventory. Florida remains in an extreme seller’s market with a major advantage for sellers. (November 2019 had a 3.5 months supply)  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

Martin County Single Family Homes September 2020 Market Report

The Martin County Single Family Homes Market Report continues to show strong activity. The current Covid-19 pandemic is not having any effect other than depressing inventory. Closed sales were up by 27.9% from last month (were up by 24.6% in August).  While new pending sales increased by 41.0% as compared to last month when they increased by 24.0%.

Prices were also up for September.  The median sales price was up from last year by 4.9% (it was up by 15.2% in August) while the average sales price increased by a whopping 7.4% (it was up by 57.4% last month).

The inventory of available single-family homes decreased from last month by 21 homes to 538 homes for September. This is 38.2% less inventory than last September.  The current supply of homes is 2.6 months.  For September of last year, it was a 4.5 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.

Florida Single Family Homes September 2020 Market Report

The Florida Single Family Home markets seem to have overcome the effects of the current pandemic. Closed and pending sales are up for the month when compared to last year. Closed sales were up by 22.0% (were up by 8.8% in August). New sales under contract (new pending sales) were up by 31.4% (were up by 21.5% in August).

Prices were also up for September.  The median sales price rose by 13.2% (it was up by 10.1% in August). The average sales price was up by 23.0% (it was up by 22.3% last month).

The inventory of available homes for sale decreased by 37.4% from last year.  This represents a 2.2 month supply of inventory. Florida remains in an extreme seller’s market with a major advantage for sellers. (September 2019 had a 3.6 months supply)  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

Martin County Single Family Homes August 2020 Market Report

The Martin County Single Family Homes Market Report seems to have shaken the negative effects of the current Covid-19 pandemic. Closed sales were up by 24.6% from last month (were up by 42.6% in July).  While new pending sales increased by 24.0% as compared to last month when they increased by 32.1%.

Prices were also up for August.  The median sales price was up from last year by 15.2% (it was up by 6.7% in July) while the average sales price increased by a whopping 57.4% (it was up by 24.6% last month).

The inventory of available single-family homes decreased from last month by 120 homes to 559 homes for August. This is 41.0% less inventory than last August.  The current supply of homes is 2.8 months.  For August of last year, it was a 4.9 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.
