Martin County Single Family Homes May 2021 Market Report

The Martin County Single Family Homes Market Report had mixed sales activity when compared to last May. Closed sales were up by 105.3% from last year(were up by 58.9% in April).  While new pending sales decreased by 20.4% as compared to last year (increased by 92.6% last month).

Prices were up significantly for May.  The median sales price was up from last year by 28.7% (it was up by 39.2% in April) while the average sales price increased by 84.7% (it was up by 100.8% last month).

The inventory of available single-family homes increased by 12 homes from last month to 352 homes. This is 61.0% less inventory than last May.  The current supply of homes is only 1.4 months.  For May of last year, it was a 4.8 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.

The Florida Single Family Home showed improved activity when compared to last year. Closed and new pending sales were both up for the month when compared to last year. Closed sales were up by 57.9% (were up by 55.4% in April). New sales under contract (new pending sales) were up by 0.1% (were up by 60.7% in April).

Prices were also up for May.  The median sales price rose by 27.7% (it was up by 22.4% in April). And, the average sales price was up by 47.3% (it was up by 46.1% last month).

The inventory of available homes for sale decreased by 58.2% from last year.  This represents only a 1.1 month supply of inventory. Florida remains in an extreme seller’s market with a major advantage for sellers. (May 2020 had a 3.3 months supply)  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

Closed sales were up by 55.4% (were up by 23.3% in March). New sales under contract (new pending sales) were up by 60.7% (were up by 48.2% in March).

Prices were also up for April.  The median sales price rose by 22.4% (it was up by 18.9% in March). And, the average sales price was up by 46.1% (it was up by 37.6% last month).

The inventory of available homes for sale decreased by 61.8% from last year.  This represents only a 1.1 month supply of inventory. Florida remains in an extreme seller’s market with a major advantage for sellers. (April 2020 had a 3.4 months supply)  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

For March 2021, there are no homes for sale in the Pines and Windemere communities in Jensen Beach FL.

4 homes are under contract awaiting settlement at this time.  List prices range from a low of $435,000 up to a high of $539,000.  This works out to an average list price of $472,000 or $205.95 per sq. ft. of living area.  These homes averaged only 9 days on the market before going under contract.

In the past 12 months, 41 homes have sold in the Pines and Windemere.  Sales prices ranged from a low of $265,000 up to a high of $561,000. Adjacent to the Pines is the smaller community of Windemere and the Preserves.  D.R. Horton has recently completed building brand new homes in both the Pines and Windemere subdivisions at some very affordable prices.

Neither the Pines or Windemere offers the amenities of a community pool or clubhouse which keeps the HOA fees quite low at $55.00 and $60.00 a month respectively.

When these developments were planned the original intent was to combine the two for ease of access.  However, the County decided to nix these plans as they felt that out of area residents would use Windemere Drive as a shortcut between US-1 and Jensen Beach and making a lot of congestion in this community.

Florida Single Family Homes January 2021 Market Report

The Florida Single Family Home continues to show strong activity. Closed and pending sales were both up for the month when compared to last year. Closed sales were up by 18.0% (were up by 21.0% in December). New sales under contract (new pending sales) were up by 16.9% (were up by 30.7% in December).

Prices were also up for January.  The median sales price rose by 15.1% (it was up by 14.4% in December). And, the average sales price was up by 25.6% (it was up by 29.5% last month).

The inventory of available homes for sale decreased by 51.1% from last year.  This represents a 1.6 month supply of inventory. Florida remains in an extreme seller’s market with a major advantage for sellers. (January 2020 had a 3.4 months supply)  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

St Lucie County Townhouse and Condo Sales 2020 Yearly Review

The St Lucie County Townhouse and Condo Sales for 2020 had stronger sales activity when compared to 2019.  Initially, after the pandemic hit, market activity slowed to a near standstill. This was followed by a very strong sellers’ market for the remainder of the year. Year to year closed sales were up by 11.7% as compared to 2019 which saw a decrease of 9.9% and new sales under contract (new pending sales) increased by 19.3% (2019 saw a decrease of 4.7%).

Prices were also up when compared to last year. The median sales price increased by 19.1% as compared to the 2.1% rise last year. The average sales price was up by 17.4% as compared to the 3.2% decrease in 2019.

Inventory decreased by 45.2% as compared to 2019’s increase of 5.1%. While the monthly supply of inventory decreased to 2.9 months as compared to 5.9 months for 2019.  A strong seller’s market for Saint Lucie County townhouses and condos but approaching a balanced one.

St Lucie County Single Family Home Sales 2020 Yearly Review

The St Lucie County Single Family Home Sales for 2020 as reported by Florida Realtors indicates that Saint Lucie County had a stronger market activity for single family home sales throughout the year of 2020 when compared to 2019.  Initially, after the pandemic hit, market activity slowed to a near standstill. This was followed by a very strong sellers’ market for the remainder of the year. Year to year closed sales were up by 8.3% (were up by 6.7% in 2019) and new sales under contract (new pending sales) increased by 17.8% (were up by 6.1% in 2019).

Both median and average sales prices were up for 2020 by 7.3% and 9.1% respectively.   These numbers were 5.9% and 4.0% respectively in 2019.

The inventory of available homes for sale decreased by 46.4% from 2019 (When there was a 9.3% decrease).  While the monthly supply of homes decreased to 1.8 months from 3.5 months for 2019.  Remaining in an extreme seller’s market for Saint Lucie County.

The Martin County Townhouse and Condo Sales for 2020 showed stronger sales activity when compared to 2019.   Initially, after the pandemic hit, market activity slowed to a near standstill. This was followed by a very strong sellers’ market for the remainder of the year. Year to year closed sales were up by 10.5% as compared to 2019 which were down by 9.6% and new sales under contract (new pending sales) increased by 15.7% (2019 saw a decrease of 8.2%).

Both median and average sales prices were up (year to year) by 12.5% and 13.0% respectively (2019 numbers were 6.7% and 8.5%).  Stronger than the increases of the previous year.

Inventory decreased by 25.1% as compared to the 2019’s decrease of 8.8%. And the supply of inventory dropped to 2.9 months as compared to 4.2 months for 2018.  Even a stronger seller’s market for Martin County townhouses and condos.

The Martin County Single Family Home Sales for 2020 as reported by Florida Realtors showed stronger sales activity when compared to 2019.  Initially, after the pandemic hit, market activity slowed to a near standstill. This was followed by a very strong sellers’ market for the remainder of the year. Year to year closed sales were up by 10.5% (were down by 0.2% in 2019) and new sales under contract (new pending sales) increased by 17.7% (was up by 2.6% in 2019).

Both median and average sales prices continued to rise (2019 to 2020) by 3.4% and 7.8% respectively.  This rate while positive is not as high as last year which was 3.1% and 1.1% respectively in 2019.

The inventory of available homes for sale decreased by 45.7% from 2019.  While the monthly supply of homes decreased to 2.2 months. A very strong seller’s market.  Typically a 6-month inventory indicates a balanced market where neither the seller nor buyer has an advantage.
