Martin County Single Family Homes March 2018 Market Report

The Martin County Single Family Homes March 2018 Market Report showed mixed sales reports as compared to last March.  Closed sales were up by 0.4% (was down by 8.6% in February).  While new pending sales decreased by 7.4% as compared to March 2017 (Decreased by 11.1% in February).

Prices, however, continue to go up though at a more moderate rate. The median sales price up by 3.8% from last year (up by 5.7% in February) while the average price increased by 4.5% (was up by 8.5% last month).

The inventory of available single-family homes increased from last month by 5 homes to 1041 units for March,  this is 4.8% less than last March.  The current supply of homes is 5.1 months, for March of last year, it was a 5.5 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

This 1 bedroom 1 and 1/2 bathroom condo in building 116 Unit 7 has sold for $55,000.  This  Cedar Pointe Village 7, second-floor condo didn’t even have a chance to make it to the MLS.  Both the buyer and the seller introduced through Gabe Sanders, Stuart Florida Real Estate and made a mutually acceptable sale.

The Florida Single Family Homes March 2018 Market Report showed somewhat weaker activity when compared to last year, but still remains a very active market. Closed sales were down by 3.5% (were up by 3.3% in February) and new sales under contract (new pending sales) were down by 2.2% (were down by 1.0% in February).

Prices though, continue with their upward march.  The median and average sales prices up by 8.2% and 8.7% respectively, compared to February’s 9.6% and 7.4%.

The inventory of available homes for sale fell by 7.5% from last year.  For March there was a 3.8 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (March of 2017 had a 4.1 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

The Pines and Windemere Real estate Market Update March 2018

There are currently 14 homes for sale in the Pines and Windemere in Jensen Beach FL.  Prices range from a low of $299,900 up to $459,888 for an average list price of $385,108 which is equal to $185.54 per sq. ft. of living area.

6 homes are under contract awaiting settlement.  Listing prices range from $319,900 up to $420,000 for an average list price of $361,117 or $184.93 per sq. ft. of living area.  These homes averaged 116 days on the market before going under contract.

In the past 12 months 31 homes have sold in the Pines and Windemere.  Sales prices ranged from a low of $234,379 up to a high of $570,000 representing an average sales price of $372,364 which equates to $171.20 per sq. ft. of living area.  These homes were on the market for an average of 88 days before going under contract and sold for 98% of list price.

About the Pines and Windemere in Jensen Beach FL:

Located adjacent to the new Jensen Beach High School, and Felix A. Williams elementary school, among Martin County’s best schools, is only one reason why The Pines and Windemere Real estate Market Update March 2018 is so desirable.

Adjacent to the Pines, is the smaller community of Windemere and the Preserves.  D.R. Horton has recently completed building brand new homes in both the Pines and Windemere subdivisions at some very affordable prices.

Neither the Pines or Windemere offer the amenities of a community pool or clubhouse which keeps the HOA fees quite low at $55.00 and $60.00 a month respectively.

 When these developments were planned the original intent was to combine the two for ease of access.  However the County decided to nix these plans as they felt that out of area residents would use Windemere Drive as a shortcut between US-1 and Jensen Beach and making a lot of congestion in this community.

The Martin County Single Family Homes February 2018 Market Report had weaker closed sales for the month but an increase in pending sales as compared to last February.  Closed sales were down by 8.6% (was up by 11.0% in January).  While new pending sales decreased by 11.1% as compared to February 2017 (Decreased by 22.0% in January).

Prices were mixed with the median sales price up by 5.7% from last year (down by 2.4% in January) while the average price decreased by 8.5% (was up by 1.2% last month).

The inventory of available single-family homes increased from last month by 3 homes to 1036 units for January,  this is  9.2% less than last February.  The current supply of homes is 5.1 months, for February of last year, it was a 5.8 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

(February of 2017 had a 4.2 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

For the St Lucie County Townhouse and Condo Sales 2017 Yearly Review had stronger activity when compared to 2016.  Year to year closed sales was up by 5.4% as compared to 2016 which saw a decrease of 6.6% and new sales under contract (new pending sales) increased by 6.0% (2016 saw a decrease of 11.5%).

Both median and average sales prices increased significantly (year to year) by 18.9% and 13.0% respectively (2016 numbers were 5.9% and 2.9%).  Prices continue to rise.

Inventory decreased by 5.7% as compared to 2016’s increase of 8.1%. While the supply of inventory decreased to 5.1 months as compared to 5.7 months for 2016.  An even stronger seller’s market for Saint Lucie County townhouses and condos but approaching a balanced one.

The St Lucie County Single Family Home Sales 2017 Yearly Review as reported by Florida Realtors indicates that Saint Lucie County had improved market activity for single family homes throughout the year of 2017.   Year to year closed sales was up by 4.3% (was down by 1.6% in 2016) and new sales under contract (new pending sales) increased by 0.8% (was down by 3.8% in 2016).

Both median and average sales prices were up (2016 to 2017) by 13.9% and 10.6% respectively.   Showing strong gains in value, but not quite as much as in the last two years.  These numbers were 16.1% and 15.9% respectively in 2016.

The inventory of available homes for sale decreased by 8.5% from 2016 (When there was a 6.6% increase).  While the months supply of homes dropped to 3.4 months from 3.9 months for 2016.  Still in a strong sellers market for Saint Lucie County.

For the Martin County Townhouse and Condo Sales 2017 Yearly Review showed considerably better activity when compared to 2016 for this segment of the Martin County real estate market.   Year to year closed sales was up by 6.7% as compared to 2016 which was down by 8.6% and new sales under contract (new pending sales) increased by 1.0% (2016 saw a decrease of 6.2%).

Both median and average sales prices were up (year to year) by 3.3% and 2.4% respectively (2016 numbers were 4.2% and 7.5%). Not as large an increase as in previous years which is much more sustainable.

Inventory decreased by 7.3% as compared to 2016’s decrease of 14.2%. While the supply of inventory dropped to 4.0 months as compared to 4.6 months for 2016.  Remaining in a seller’s market for Martin County townhouses and condos.

The inventory of available homes for sale decreased by 7.3% from 2016.  While the months supply of homes decreased to 4.5 months.  Still a seller’s market.  Typically a 6 month inventory indicates a balanced market where neither the seller or buyer has an advantage.

Florida Townhouse and Condo Sales 2017 Yearly Review

The Florida Townhouse and Condo Sales 2017 Yearly Review showed improved results from last year.   Year to year closed sales were up by 2.9% as compared to 2016 which saw a decrease of 4.2% and new sales under contract (new pending sales) decreased by 2.3% (2016 saw a decrease of 7.4%).

Both median and average sales prices were up (year to year) by 7.8% and 6.5% respectively (2016 numbers were 6.7% and 1.1%).

Inventory decreased by 4.0% as compared to 2016’s increase of 7.9%. While the supply of inventory dipped to 5.6 months as compared to 6.0 months for 2016.  A seller’s market for Florida townhouses and condos.

Florida Single Family Home Sales 2017 Yearly Review

The Florida Single Family Home Sales 2017 Yearly Review as reported by Florida Realtors shows that this last year continued the positive momentum with slightly greater rate than last year.   Year to year closed sales were up by 1.2% (was up by 0.9% in 2016) and new sales under contract (new pending sales) increased by 0.1% (was down by 4.1% in 2016).

Both median and average sales prices were up (2016 to 2017) by 8.0% and 7.8% respectively.   Showing continued gains in value.  These numbers were 12.2% and 6.2% respectively in 2016.

The inventory of available homes for sale decreased by 7.1% from 2016.  While the months supply of homes decreased to 3.6 months.  Indicating that Florida single-family homes are still in a seller’s market.

Martin County Single Family Homes December 2017 Market Report

The Martin County Single Family Homes December 2017 Market Report had weaker closed sales for December but a very strong number of new pending sales.  Closed sales were down by 7.2% (was up by 11.9% in November).  While new pending sales increased by 23.1% as compared to December of 2016 (Decreased by 4.7% in November).

Prices were mixed with the median sales price up by 8.8% from last year (up by 13.1% in November) while the average price decreased by 0.6% (was down by 4.3% last month).

The inventory of available single family homes decreased from last month by 61 homes to 925 units for December,  this is  7.1% less than last December.  The current supply of homes is 4.5 months, for December of last year it was also 5.0 months supply.  A strong seller’s market for Martin County single family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.
