Martin County Single Family Homes February 2019 Market Report

The Martin County Single Family Homes February 2019 Market Report continued with weaker sales activity when compared to last year.  Closed sales were down by 0.6% (were down by 18.4% in January).  While new pending sales decreased by 6.0% as compared to February 2018 (Increased by 7.3% in January).

Prices were mixed for February.  The median sales price was down by 7.9% from last year (up by 10.8% in January) while the average sales price increased by 2.0% (was up by 49.3% last month).

The inventory of available single-family homes increased from last month by 48 homes to 1178 units for February,  this is 13.4% greater than last February.  The current supply of homes is 5.9 months, for February of last year, it was 5.1 months supply.  We’re still in a seller’s market for Martin County single-family home sales, but only barely.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Florida Single Family Homes February 2019 Market Report

The Florida Single Family Homes Market Report for January 2019 produced slightly stronger sales activity when compared to last year.  The closed sales were up by 1.9% (were down by 6.2% in January) and new sales under contract (new pending sales) were unchanged  (were down by 2.4% in January).

Prices were mixed for February.  The median sales price rose by 1.3% (it was up by 4.1% in January) and the average sales prices dropped by 0.4% (it was up by 4.1% last month).

The inventory of available homes for sale increased by 11.8% from last year.  This is a 4.3 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (February 2017 had a 3.9 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

The Pines and Windemere Real estate Market Update March 2019

There are currently 14 homes for sale in the Pines and Windemere in Jensen Beach FL.  Prices range from a low of $298,000 up to $465,000.  This is an average list price of $389,007 which is equal to $192.40 per sq. ft. of living area.

Four homes are under contract awaiting settlement.  List prices range from a low of $289,000 up to $424,900.  This works out to an average list price of $348,450 or $169.20 per sq. ft. of living area.  These homes averaged 73 days on the market before going under contract.

In the past 12 months, 35 homes have sold in the Pines and Windemere.  Sales prices ranged from a low of $274,000 up to a high of $500,000. This equals an average sales price of $361,380 which equates to $176.41 per sq. ft. of living area.  These homes were on the market for an average of 73 days before going under contract and sold for 96% of list price.

When these developments were planned the original intent was to combine the two for ease of access.  However, the County decided to nix these plans as they felt that out of area residents would use Windemere Drive as a shortcut between US-1 and Jensen Beach and making a lot of congestion in this community.

The Martin County Single Family Homes January 2019 Market Report continued with weaker sales activity when compared to last year.  Closed sales were down by 18.4% (were down by 9.4% in December).  While new pending sales increased by 7.3% as compared to January 2018 (Decreased by 21.8% in December).

However, prices continued their upward march for January.  The median sales price was up by 10.8% from last year (up by 13.8% in December) while the average sales price also increased by 49.3% (was up by 13.8% last month).

The inventory of available single-family homes increased from last month by 154 homes to 1130 units for January,  this is 9.4% greater than last January.  The current supply of homes is 5.7 months, for January of last year, it was 5.0 months supply.  We’re still in a seller’s market for Martin County single-family home sales, though very close to a balanced market.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Single Family Homes Market Report for January 2019 had weaker sales activity when compared to last year.  The closed sales were down by 6.2% (were down by 9.9% in December) and new sales under contract (new pending sales) were down by 2.4% (was down by 9.0% in December).

Prices, though, continue to rise for January, though at a slower rate.  The median and average sales prices up by 4.1% and 1.8% respectively, compared to December’s 4.2% and 3.3%.

The inventory of available homes for sale increased by 13.8% from last year.  This is now a 4.3 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (January of 2017 had a 3.9 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

For the St Lucie County Townhouse and Condo Sales 2018 Yearly Review had mixed sales activity when compared to 2017.  Year to year closed sales were up by 1.1% as compared to 2017 which saw an increase of 5.4% and new sales under contract (new pending sales) decreased by 1.7% (2017 saw an increase of 6.0%).

Both median and average sales prices increased (year to year) by 4.0% and 6.3% respectively (2017 numbers were 18.9% and 13.0%).  Prices continue to rise though at a slower rate than in the past few years.

Inventory increased by 7.4% as compared to 2017’s increase of 5.7%. While the supply of inventory increased to 5.4 months as compared to 5.1 months for 2017.  Still a seller’s market for Saint Lucie County townhouses and condos but approaching a balanced one.

The St Lucie County Single Family Home Sales 2018 Yearly Review as reported by Florida Realtors indicates that Saint Lucie County had weaker market activity for single family homes throughout the year of 2018 when compared to last year.   Year to year closed sales were down by 0.6% (were up by 4.3% in 2017) and new sales under contract (new pending sales) decreased by 1.5% (were up by 0.8% in 2017).

Both median and average sales prices were up (2017 to 2018) by 7.3% and 7.1% respectively.   Showing strong gains in value, but not quite as much as in the last few years.  These numbers were 13.9% and 10.6% respectively in 2017.

The inventory of available homes for sale decreased by 20.8% from 2017 (When there was an 8.5% increase).  While the supply of homes increased to 4.2 months from 3.4 months for 2017.  Still in a strong seller’s market for Saint Lucie County.

For the Martin County Townhouse and Condo Sales 2018 Yearly Review showed mixed sales activity when compared to 2017 for this segment of the Martin County real estate market.   Year to year closed sales were up by 1.5% as compared to 2017 which were up by 6.7% and new sales under contract (new pending sales) decreased by 2.7% (2017 saw an increase of 1.0%).

Inventory decreased by 11.4% as compared to 2017’s decrease of 7.3%. And the supply of inventory dropped to 3.5 months as compared to 4.0 months for 2017.  Even a stronger seller’s market for Martin County townhouses and condos.

The Martin County Single Family Home Sales 2018 Yearly Review as reported by Florida Realtors showed weaker sales activity when compared to 2017 for the Martin County single-family housing market.   Year to year closed sales were down by 2.0% (were up by 2.7% in 2017) and new sales under contract (new pending sales) decreased by 7.1% (was down by 0.3% in 2017).

Both median and average sales prices continued to rise (2017 to 2018) by 5.2% and 3.5% respectively.  This rate while positive is not as high as last year which was 8.7% and 9.4% respectively in 2017.

The inventory of available homes for sale increased by 2.2% from 2017.  While the supply of homes increased to 4.7 months.  Still a seller’s market.  Typically a 6-month inventory indicates a balanced market where neither the seller or buyer has an advantage.

The Florida Townhouse and Condo Sales 2018 Yearly Review continued to show improved results from last year.   Year to year closed sales were up by 4.9% as compared to 2017 which saw a decrease of 2.9% and new sales under contract (new pending sales) increased by 2.2% (2017 saw a decrease of 2.3%).

Inventory increased by 1.8% as compared to 2017’s decrease of 4.0%. While the supply of inventory inched up to 5.7 months as compared to 5.6 months for 2017.  A seller’s market for Florida townhouses and condos.

The Martin County Single Family Homes December 2018 Market Report continued with weaker sales activity when compared to last year.  Closed sales were down by 9.4% (were down by 23.0% in November).  While new pending sales decreased by 21.8% as compared to December 2017 (Decreased by 13.1% in November).

However, prices continued their upward march for December.  The median sales price was up by 13.8% from last year (up by 11.3% in November) while the average sales price also increased by 13.8% (was down by 5.6% last month).

The inventory of available single-family homes decreased from last month by 32 homes to 976 units for December,  this is 2.1% greater than last December.  The current supply of homes is 4.7 months, for December of last year, it was also a 4.5 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

As of January 2019, there is only 1  home available for sale in Lake Tuscany in Stuart FL.  This home is listed for $449,900 which is an average price per square foot of living area of $125.67.

There is 1 home currently under contract.  This home was listed for $369,900 or $177.50 per sq. ft. of living area and was on the market for 18 days prior to going under contract.

In the past 12 months, 10 homes have sold in Lake Tuscany ranging in sales price from $375,000 up to $543,250.  This works out to an average sales price of $454,425 which equals $153.26 per sq. ft. of living area.  These homes took an average of 94 days on market to go under contract and sold at 97% of list price.

The Martin County Single Family Homes November 2018 Market Report had considerably weaker sales activity when compared to last year.  Closed sales were down by 23.0% (were up by 24.1% in October).  While new pending sales decreased by 13.1% as compared to November 2017 (Decreased by 14.0% in October).

Prices were mixed for November.  The median sales price was up by 11.3% from last year (up by 15.9% in October) while the average sales price decreased by 5.6% (was up by 10.4% last month).

The inventory of available single-family homes decreased from last month by 9 homes to 976 units for November,  this is 1.0% less than last November.  The current supply of homes is 4.8 months, for November of last year, it was also a 4.8 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Single Family Homes November 2018 Market Report showed some mixed signals when compared to last year. Closed sales was up by 3.0% (was up by 8.5% in October) and new sales under contract (new pending sales) was down by 8.0% (was down by 4.2% in October).

Prices are still continuing to rise for November.  The median and average sales prices up by 6.3% and 5.4% respectively, compared to October’s 7.6% and 7.4%.

The inventory of available homes for sale increased by 11.9% from last year.  This is now a 4.1 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (November of 2017 had a 3.8 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.
