Martin County Single Family Homes June 2020 Market Report
The Martin County Single Family Homes Market Report seems to have shaken the negative effects of the current Covid-19 pandemic. Closed sales were up by 3.0% from last month (were down by 50.0% in May). While new pending sales increased by 57.5% as compared to last month when they increased by 21.8%.
Prices were also up for June. The median sales price was up from last year by 6.5% (it was down by 3.9% in May) while the average sales price increased by a whopping 45.5% (it was up by 9.4% last month).
The inventory of available single-family homes decreased from last month by 190 homes to 712 homes for June. This is 37.0% less inventory than last June. The current supply of homes is 3.8 months. For June of last year, it was a 5.1 months supply. We remain in a seller’s market for Martin County single-family home sales. A balanced market favoring neither buyers or sellers is considered to be a 6 to 7 month supply of inventory.
