Martin County Single Family Homes June 2020 Market Report

The Martin County Single Family Homes Market Report seems to have shaken the negative effects of the current Covid-19 pandemic. Closed sales were up by 3.0% from last month (were down by 50.0% in May).  While new pending sales increased by 57.5% as compared to last month when they increased by 21.8%.

Prices were also up for June.  The median sales price was up from last year by 6.5% (it was down by 3.9% in May) while the average sales price increased by a whopping 45.5% (it was up by 9.4% last month).

The inventory of available single-family homes decreased from last month by 190 homes to 712 homes for June. This is 37.0% less inventory than last June.  The current supply of homes is 3.8 months.  For June of last year, it was a 5.1 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be a 6 to 7 month supply of inventory.

The Florida Single Family Home markets eems to have overcome the effects of the current pandemic. Closed and pending sales are up for the month when compared to last year. Closed sales were up by 1.3% (were down by 36.2% in April). New sales under contract (new pending sales) were up by 23.2% (were up by 2.3% in May).

Prices were were also up for June.  The median sales price rose by 4.4% (it was up by 1.5% in May). The average sales price was up by 8.8% (it was down by 0.3% last month).

The inventory of available homes for sale decreased by 27.2% from last year.  This represents a 2.8 months supply of inventory. Florida remains in a seller’s market with the advantage for sellers. (June 2019 had a 3.9 months supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Martin County Single Family Homes May 2020 Market Report

The Martin County Single Family Homes Market Report is now showing the effects of the current pandemic. Closed sales are down for the month when compared to last year. Though there is a glimmer of hope as new pending sales rose. Closed sales were down by 50.0% from last month (were down by 25.3% in March).  While new pending sales increased by 21.8% as compared to last month when they decreased by 49.8%.

Prices were mixed for April.  The median sales price was down from last year by 3.9% (it was down by 3.6% in April) while the average sales price increased by 9.4% (it was down by 3.7% last month).

The inventory of available single-family homes decreased from last month by 63 homes to 902 homes for May. This is 15.8% less inventory than last May.  The current supply of homes is 4.8 months.  For April of last year, it was a 5.4 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be a 6 to 7 month supply of inventory.

The Florida Single Family Home market is now showing the effects of the current pandemic. Closed sales are down for the month when compared to last year, but pending sales saw a slight rise. Closed sales were down by 36.2% (were down by 20.7% in April). New sales under contract (new pending sales) were up by 2.3% (were down by 35.1% in April).

Prices were mixed for April.  The median sales price rose by 1.5% (it was up by 6.0% in April). The average sales price was down by 0.3% (it was up by 3.0% last month).

The inventory of available homes for sale decreased by 18.3% from last year.  This represents a 3.3 months supply of inventory. Florida remains in a seller’s market with the advantage for sellers. (May 2019 had a 4.0 months supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Closed sales were down by 25.3% from last month (were up by 7.8% in March).  While new pending sales decreased by 49.8% as compared to last month when they decreased by 31.9%.

Prices were lower for April.  The median sales price was down from last year by 3.6% (it was unchanged in March) while the average sales price decreased by 3.7% (it was down by 7.8% last month).

The inventory of available single-family homes decreased from last month by 5 homes to 965 homes for March. This is 12.6% less inventory than last April.  The current supply of homes is 4.8 months.  For April of last year, it was a 5.6 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be a 6 to 7 month supply of inventory.

Prices, however, were up for April.  The median sales price rose by 6.0% (it was up by 7.4% in March). The average sales price was up by 3.0% (it was up by 8.9% last month).

The inventory of available homes for sale decreased by 26.5% from last year.  This represents a 3.4 months supply of inventory. Florida remains in a seller’s market with the advantage for sellers. (April 2019 had a 4.1 months supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes Market Report had stronger closed sales activity for March, but new pending sales are off considerably and I’m afraid this indicates some challenging months to come in this real estate sector. Closed sales were up by 7.8% from last month (were up by 1.2% in January).  While new pending sales decreased by 31.9% as compared to last month when they increased by 6.4%.

Prices were mostly lower for March.  The median sales price was unchanged from last year (it was up by 13.8% in February) while the average sales price decreased by 7.8% (it was down by 37.1% last month).

The inventory of available single-family homes increased from last month by 46 homes to 969 homes for March. This is 15.6% less inventory than last January.  The current supply of homes is 4.7 months.  For February of last year, it was a 5.7 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be a 6 to 7 month supply of inventory.

The Martin County Single Family Homes Market Report had stronger sales activity than last year, but not as robust as last month.  Closed sales were up by 1.2% from last month (were up by 25.2% in January).  While new pending sales increased by 6.4% as compared to last month when they increased by 23.4%.

Prices rose sharply for February.  The median sales price was up by 13.8% from last year (it was down by 12.9% in January) while the average sales price increased by 37.1% (it was down by 24.2% last month).

The inventory of available single-family homes decreased from last month by 3 homes to 923 homes for January. This is 21.6% less inventory than last January.  The current supply of homes is 4.6 months.  For February of last year, it was a 5.9 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be a 6 to 7 month supply of inventory.

The Florida Single Family Home sales continued with strong activity into February.  Closed sales were up by 9.1% (were up by 17.9% in December). New sales under contract (new pending sales) were up by 12.5% (were up by 12.4% in January).

Prices were also up for February .  The median sales price rose by 8.0% (it was up by 5.9% in January). The average sales price was up by 7.9% (it was up by 6.3% last month).

The inventory of available homes for sale decreased by 19.1% from last year.  This represents a 3.3 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (February 2019 had a 4.3 months supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

For March 2020, there are currently 14 homes for sale in the Pines and Windemere in Jensen Beach FL.  Prices range from a low of $$274,000 up to $599,900.  This is an average list price of $440,136 which is equal to $184.10 per sq. ft. of living area.

3 homes are under contract awaiting settlement at this time.  List prices range from a low of $300,000 up to a high of $550,000.  This works out to an average list price of $400,000 or $192.27 per sq. ft. of living area.  These homes averaged 223 days on the market before going under contract.

In the past 12 months, 50 homes have sold in the Pines and Windemere.  Sales prices ranged from a low of $246,250 up to a high of $590,000. This equals an average sales price of $367,172 which equates to $175.31 per sq. ft. of living area.  These homes were on the market for an average of 97 days before going under contract and sold for an average of 96% of list price.

Adjacent to the Pines is the smaller community of Windemere and the Preserves.  D.R. Horton has recently completed building brand new homes in both the Pines and Windemere subdivisions at some very affordable prices.

Neither the Pines or Windemere offers the amenities of a community pool or clubhouse which keeps the HOA fees quite low at $55.00 and $60.00 a month respectively.

Some Extra History:

When these developments were planned the original intent was to combine the two for ease of access.  However, the County decided to nix these plans as they felt that out of area residents would use Windemere Drive as a shortcut between US-1 and Jensen Beach and making a lot of congestion in this community.

Martin County Single Family Homes January 2020 Market Report

The Martin County Single Family Homes Market Report had a another strong month of sales activity when compared to last year.  Closed sales were up by 25.2% from last month (were up by 18.3% in December).  While new pending sales increased by 23.4% as compared to December 2019 when they increased by 7.0%.

Prices were mixed for January.  The median sales price was up by 12.9% from last year (it was down by 4.3% in December) while the average sales price decreased by 24.2% (it was down by 0.8% last month).

The inventory of available single-family homes increased from last month by 24 homes to 926 units for December. This is 18.1% less inventory than last December.  The current supply of homes is 4.6 months.  For January of last year, it was a 5.7 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be a 6 to 7 month supply of inventory.

Florida Single Family Homes January 2020 Market Report

The Florida Single Family Home sales had a strong start to 2020.  Closed sales were up by 17.9% (were up by 23.8% in December). New sales under contract (new pending sales) were up by 12.4% (were up by 11.9% in December).

Prices were also up for January.  The median sales price rose by 5.9% (it was up by 6.0% in December). The average sales price was up by 6.3% (it was up by 6.9% last month).

The inventory of available homes for sale decreased by 16.4% from last year.  This represents a 3.4 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (January 2019 had a 4.3 months supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

Currently, Florida has a shortage of inventory of homes for sale. Affordable homes are the most scarce in the state at this time and builders are not in a position to alleviate this shortage. At least, any time soon.

St Lucie County Townhouse and Condo Sales 2019 Yearly Review

The St Lucie County Townhouse and Condo Sales for 2019 had slower sales activity when compared to 2018.  Year to year closed sales were down by 9.9% as compared to 2018 which saw an increase of 1.1% and new sales under contract (new pending sales) decreased by 4.7% (2018 saw an decrease of 1.7%).

Prices were mixed when compared to last year. The median sales price increased by 2.1% as compared to the 4.0% rise last year. The average sales price was down by 3.2% as compared to the 6.3% increase in 2018.

Inventory increased by 5.1% as compared to 2018’s increase of 7.4%. While the monthly supply of inventory increased to 5.9 months as compared to 5.4 months for 2018.  Still a seller’s market for Saint Lucie County townhouses and condos but approaching a balanced one.
