St Lucie County Townhouses and Condos June 2019 Market Report

The St Lucie County Townhouses and Condos market for June 2019 continued with the second month of weaker sales activity.  Closed sales were down by 4.6% from last year (were down by 17.7% in May) while new pending sales were down by 5.8% for June (they were up by 11.7% in May).

Prices, though, rose for June.  The median price increased by 10.4% from last year (was down by 5.4% in May) while the average sales price increased by 4.2% (was down by 0.9% in May).

The inventory of available townhouses and condos decreased by 42 units from last month to 545 units, which is still 4.0% greater than June 2018. The current inventory is 5.4 months, as compared to 5.2 months of inventory last year.  The St Lucie County townhouses and condos market slipped back into a slight seller’s market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

The Martin County Townhouses and Condos June Market Report shows weaker sales activity when compared to last year.  Closed sales for the month were down by 17.1%.  They were down by 17.3% in May.  While new sales under contract (new pending sales) were down by 2.2% from June 2018.  They also decreased by 13.1% in May.

Prices, though, continue to rise at surprisingly strong rates.  The median sales price increased by 25.1% (was up by 10.2% in May) while the average sales price increased by 32.5% (was up by 5.1% in May).

The inventory of available townhouses and condos decreased by 37 units to 394 properties.  This is still a 9.7% greater inventory then we had for in June 2018.  Currently, there’s a 4.3 month supply of inventory (compared to 3.5 months for June 2018).  Remaining in a seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The St Lucie County Townhouses and Condos May 2019 Market Report reversed the gains it showed in April for May with weaker closed sales when compared to last month and last year.  Closed sales were down by 17.7% from last year (were up by 12.3% in April) while new pending sales were up by 11.7% for May (they were down by 11.2% in April).

Prices also declined for May.  The median price decreased by 5.4% from last year (was up by 13.3% in April) while the average sales price decreased by 0.9% (was up by 10.7% in April).

The inventory of available townhouses and condos decreased by 30 units from last month to 587 units, which is still 10.5% greater than May 2018. The current inventory is 5.8 months, as compared to 5.1 months of inventory last year.  The St Lucie County townhouses and condos market slipped back into a slight seller’s market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

Prices, though, continue to head higher.  The median price increased by 13.3% from last year (was up by 15.3% in March) while the average sales price increased by 10.7% (was up by 10.1% in March).

The inventory of available townhouses and condos decreased by 6 units from last month to 617 units, which is still 12.6% greater than April 2018. The current inventory is 6.0 months, as compared to 5.3 months of inventory last year.  The St Lucie County townhouses and condos market remains in a balanced market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

These Lakeside Condos are condos located just off the golf course and surrounded by the Atlantic Ocean to the east and the Indian River (Intracoastal) to the west.  Situated on a private peninsula in the middle of the Marriott Resort Complex at Indian River Plantation.  There are 74 units built in 1980.  Sizes range from 1 bedroom, 1 bath units of 596 sq. ft. up to 2 bedroom, 3 bath units with 1323 sq. ft. of living area.  This is a pet-friendly complex that will allow up to two large pets.  At the time of this writing, the condo association fees were $375.00 a month.

The St Lucie County Townhouses and Condos December 2018 Market Report had weaker activity when compared to last year but remains an active market.  Closed sales were down by 22.0% from last year (was down by 11.2% in November) while new pending sales were unchanged for December (were up by 1.1% in November).

Prices were mixed for the month.  The median price increased by 22.4% from last year (was down by 10.3% in November) while the average sales price decreased by 6.9% (was down by 7.7% in November).

The inventory of available townhouses and condos increased by 7 units from last month to 554 units, which is 7.4% greater than December 2017. The current inventory is 5.4 months, which is 5.9% greater than the 5.1 months of inventory last year.  The St Lucie County townhouses and condos market continues to be a seller’s market though it appears to be drifting towards a balanced market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

Martin County Townhouses and Condos December 2018 Market Report had a second month of weaker sales activity when compared to last year.  Closed sales for the month were down by 8.8% (were down by 21.2% in November) while new sales under contract (new pending sales) were down by 13.0% from December 2017 (increased by 2.4% in November).

Prices were mixed for December.  The median sales price increased by 9.3% (was up by 2.5% in November) while the average sales price decreased by 5.7% (was up by 2.2% in November) as compared to December of 2017.

The inventory of available townhouses and condos decreased by 2 units to 351 properties as compared to last month.  This is 11.4% less inventory then the December 2017 data.  Currently, there’s a 3.5 month supply of inventory (compared to 4.0 months for December 2017).  Remaining in a strong seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The St Lucie County Townhouses and Condos November 2018 Market Report had weaker activity when compared to last year but is still an active market.  Closed sales were down by 11.2% from last year (was down by 1.0% in October) while new pending sales were up by 1.1% for November (were down by 24.6% in October).

Prices were down for the month.  The median price decreased by 10.3% from last year (was up by 11.0% in October) while the average sales price decreased by 7.7% (was down by 3.1% in October).

The inventory of available townhouses and condos increased by 8 units from last month to 547 units, which is 10.1% greater than November 2017. The current inventory is 5.3 months, which is 10.1% grweater than the 5.0 months of inventory last year.  The St Lucie County townhouses and condos market continues to be a seller’s market though it appears to be drifting towards a balanced market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

Martin County Townhouses and Condos November 2018 Market Report is showing signs of a slowdown with weaker closed sales when compared to last year.  Closed sales for the month were down by 21.2%(were unchanged in October) while new sales under contract (new pending sales) were up by 2.4% from November 2017 (decreased by 25.0% in October).

Prices continue to rise but at a slower rate.  The median sales price increased by 2.5% (was up by 4.4% in October) while the average sales price increased by 2.2% (was up by 4.4% in October) as compared to November of 2017.

The inventory of available townhouses and condos increased by 6 units to 353 properties as compared to last month.  This is 9.0% less inventory then the November 2017 data.  Currently, there’s a 3.5 month supply of inventory (compared to 4.0 months for November 2017).  Remaining in a strong seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.
