St Lucie County Townhouses and Condos March 2022 Market Report

The St Lucie County Townhouses and Condos market had weaker sales activity when compared to last March. Until the unprecedented low inventory levels ease, I don’t expect much-improved sales activity. People can’t buy what doesn’t exist! Closed sales were down by 11.5% from last year (were down by 3.0% in February). New pending sales were down by 36.6% for March (they were down by 25.1% last month).

Prices continued to rise in March. The median price increased by 11.5% from last year (was up by 11.8% in February) and the average sales price increased by 13.9% (was up by 24.4% in February).

The inventory of available townhouses and condos decreased by 6 units from last month to 135 residences. This is 42.8% less inventory than we had in March 2021. The current inventory supply is 1.0 months, as compared to 2.0 months of inventory last year.  The St Lucie County townhouses and condos real estate market remains in a tight sellers’ market, mainly because of the decrease in inventory. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

The Martin County Townhouses and Condos had weaker sales volume when compared to last March. This is quite surprising considering the extremely low inventory of available homes. Closed sales for the month were down by 27.6%.  They were down by 10.7% in February.  New sales under contract (new pending sales) were down by 20.7% from last year.  They were down by 25.0% in February.

Prices, however, continued to rise for March.  The median sales price increased by 23.9% (was up by 28.3% last month). While the average sales price increased by 8.5% (was up by 40.9% in February).

The inventory of available townhouses and condos increased by 10 units to 117 properties.  This is a 44.5% smaller supply of inventory than we had in March 2021.  Currently, there’s a 1.0 months supply of inventory (compared to 2.0 months for March 2022).  We remain in a very extreme seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

The St Lucie County Townhouses and Condos market had slightly weaker sales activity when compared to last February. Until the unprecedented low inventory levels ease, I don’t expect much-improved sales activity. People can’t buy what doesn’t exist! Closed sales were down by 3.0% from last year (were up by 1.0% in January). New pending sales were down by 25.1% for February(they were down by 4.8% last month).

Prices continued to rise in February. The median price increased by 11.8% from last year (was down by 7.2% in January) and the average sales price increased by 24.4% (was up by 21.7% in January).

The inventory of available townhouses and condos increased by 5 units from last month to 141 residences. This is 50.0% less inventory than we had in February 2021. The current inventory supply is 1.1 months, as compared to 2.5 months of inventory last year.  The St Lucie County townhouses and condos real estate market remains in a tight sellers’ market, mainly because of the decrease in inventory. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

The Martin County Townhouses and Condos had weaker sales volume when compared to last February. This is quite surprising considering the extremely low inventory of available homes. Closed sales for the month were down by 10.7%.  They were up by 23.6% in January.  New sales under contract (new pending sales) were down by 25.0% from last year.  They were down by 28.7% in January.

Prices continued to rise for February.  The median sales price increased by 28.3% (was up by 18.5% last month). While the average sales price increased by 40.9% (was up by 27.4% in January).

The inventory of available townhouses and condos increased by 14 units to 107 properties.  This is a 57.5% smaller supply of inventory than we had in February 2021.  Currently, there’s a 0.9 months supply of inventory (compared to 2.5 months for February 2022).  We remain in a very extreme seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

Vista Pines condos were first built in 1970 and the last one was completed in 1973.   All the buildings are two-story and contain both 2 Bedroom, 2 Bath and 1 Bedroom 1 Bath units.  Sizes range from 1,089 sq. ft. of living space down to 679 sq. ft. 1 bedroom units.  Buildings are situated to maximize privacy and for serene views of green space.

There’s an active clubhouse with a large swimming pool as well as shuffleboard courts.  No pets are permitted in Vista Pines and this is an age restricted (55+) community.  The HOA fees as of August 2014 were from the low $200’s for a 1 Bedroom unit to just over $300 per month for 2 Bedroom condos.

St Lucie County Townhouses and Condos September 2021 Market Report

The St Lucie County Townhouses and Condos market had weaker sales activity than last September. Mostly because of the low inventory of available homes as well as the rapid appreciation of prices. Closed sales were down by 26.9% from last year (were down by 16.9% in August). New pending sales were down by 35.6% for September (they were down by 16.2% last month).

Prices, however, rose in September. The median price increased by 20.5% from last year (was up by 11.0% in August) and the average sales price increased by 23.5% (was down by 0.3% in August).

The inventory of available townhouses and condos increased by 1 unit from last month to 175 residences. This is 54.8% less inventory than we had in September 2020. The current inventory supply is 1.2 months, as compared to 4.0 months of inventory last year.  The St Lucie County townhouses and condos real estate market remains in a sellers’ market, mainly because of the decrease in inventory. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

Martin County Townhouses and Condos September 2021 Market Report

The Martin County Townhouses and Condos had weaker sales activity than last September. Mostly because of the low inventory of available homes as well as the rapid appreciation of prices. Closed sales for the month were down by 2.5%.  They were down by 2.8% in August.  New sales under contract (new pending sales) were down by 17.0% from last year.  They were up by 6.6% in August.

Prices, however, continued to rise in September.  The median sales price increased by 21.3% (was up by 14.0% last month). While the average sales price increased by 35.3% (was up by 31.4% in August).

The inventory of available townhouses and condos decreased by 18 units to 117 properties.  This is a 60.9% smaller supply of inventory than we had in September 2020.  Currently, there’s a 1.0 month supply of inventory (compared to 3.3 months for September 2020).  We remain in a seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

St Lucie County Townhouses and Condos August 2021 Market Report

The St Lucie County Townhouses and Condos market for August 2021 showed fewer closed and new pending sales when compared to last year. This is most likely a result of the historically low inventory of properties available for sale. There appear to be many buyers but not enough available or affordable listings. Closed sales were down by 16.9% from last year (were up by 5.1% in July). New pending sales were down by 16.2% for August (they were down by 19.5% last month).

Prices were down for August.  This is the first month of decreasing prices in quite some time. The median price decreased by 11.0% from last year (was down by 3.9% in July) and the average sales price decreased by 0.3% (was up by 22.8% in July).

The inventory of available townhouses and condos increased by 36 units from last month to 174 residences. This is 56.7% less inventory than we had in August 2020. The current inventory supply is 1.2 months, as compared to 4.3 months of inventory last year.  The St Lucie County townhouses and condos real estate market remains in a sellers’ market, mainly because of the decrease in inventory. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

The Martin County Townhouses and Condos showed less closed sales when compared to last year. New pending sales, however, did show a small improvement. Currently, the inventory is very low and prices are quite high making this a difficult market. Closed sales for the month were down by 2.8%.  They were up by 8.9% in July.  New sales under contract (new pending sales) were up by 6.6% from last year.  They were down by 25.0% in July.

Prices continued to rise in August.  The median sales price increased by 14.0% (was up by 17.8% last month). While the average sales price increased by 31.4% (was up by 26.9% in July).

The inventory of available townhouses and condos increased by 4 units to 135 properties.  This is a 57.5% smaller supply of inventory than we had in August 2020.  Currently, there’s a 1.1 months supply of inventory (compared to 3.6 months for August 2020).  We remain in a seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.
