For March 2016, there is only one listing in Bayview.  This condo is listed for $439,000 or $319.51 per sq. ft. of living area.

There are no condos under contract and awaiting settlement.

In the past 12 months, 8 condos have sold in Bayview with sales prices ranging from $282,500 to $475,000.  The average sales price was $351,250 which equals a $217.21 price per sq. ft. of living area.  Sales averaged a 93% list to sales price ratio with these condos staying on the market for an average of 155 days prior to accepting the last offer.

For March 2016 there are two condos available for sale in Vista Pines.  Both are only one bedroom units.  List prices are $49,900 and $52,000 for an average list price of $50,950 or $75.04 per sq. ft. of living area.

There are also two condos pending, awaiting settlement.  Prices are $57,000 and $62,500 or an average of $59,750 which equals $63.71 per sq. ft. of living area.   These two condos averaged only 5 days on the market before going under contract.

In the past 12 months, there have been 18 sales in Vista Pines.  Sales prices ranged from $39,000 to $81,800 for an average sales price of $57,238 or $60.36 per sq. ft. of living area.  These sales averaged in at 99% of list price and only averaged 27 days on the market prior to going under contract.

The January 2016 Monthly Market Detail St Lucie County Townhouses and Condos continues to show strong activity but not quite as robust as compared to January of last year.  Closed sales were up 4.9% from last year (was down 2.8% in December) while new sales under contract (new pending sales) decreased by 33.3% (was up by 5.6% in December).

The median sales price increased by 3.2% (up by 0.9% in December) while the average sales price was up by 10.0% (decreased 9.9% in December).  Somewhat mixed signals for the first month of 2016 for prices for St Lucie County townhouses and condos.

The inventory of available townhouses and condos increased by 90 units from last month to 543 units, which is 8.8% less than January 2015. The current supply of inventory increased to 5.9 months as compared to last month’s 5.1 months, which is still 21.2% lower than last year.  The St Lucie County townhouses and condos market continues as a sellers’ market but just barely. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

January 2016 Monthly Market Detail Martin County Townhouses and Condos  began 2016 with dissapointing closed volumes while also showing some very heft price increases.  Closed sales were down by 20.2% (was up by 1.8% in December) and new sales under contract (new pending sales) were down by 33.9% from January 2014 (decreased by 23.9% in December).  These decreases in closed and pending sales are a bit troubling for future months.

Even though the sales volume is off, prices continue to rise and very strong rates.  The median sales price was up by 39.1% (was up by 27.1% in December) while the average sales price increased by 36.8% (was up by 9.2% in December) as compared to January of 2015.

The inventory of available townhouses and condos jumped up by 57 units to 468 properties as compared to last month.  The third straight month of increased inventory, though this is still 14.4% below the January 2015 inventory.  Currently, there’s a 4.4 month supply of inventory (a 6.4% decrease from last year).  Still in a strong sellers market for townhouses and condos for Martin County.  It will be interesting to see what happens as the inventory increases if sales continue their slower pace.

The December 2015 Monthly Market Detail St Lucie County Townhouses and Condos eased a bit from a quite strong November.  Closed sales were down 2.8% from last year (was up 26.1% in November) while new sales under contract (new pending sales) increased by 5.6% (was up by 39.0% in November).

The median sales price increased by 0.9% (up by 12.4% in November) while the average sales price was down by 9.9% (increased 3.2% in November).  Somewhat mixed signals for the final month of 2015 for prices for St Lucie County townhouses and condos.

The inventory of available townhouses and condos decreased by 19 units from last month to 543 units, which is 20.5% less than December 2014. The current supply of inventory decreased to 5.1 months as compared to last month’s 5.3 months, which is 21.2% lower than last year.  The St Lucie County townhouses and condos market continues as a sellers’ market. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

December 2015 Monthly Market Detail Martin County Townhouses and Condos  showed a somewhat slight improvement after two slower months of sales activity.  Closed sales were up by 1.8% (was down by 18.7% in November) and new sales under contract (new pending sales) were down by 23.9% from December 2014 (decreased by 5.7% in November).  The decrease in pending sales is a bit troubling for future months.

Even though the sales volume is off, prices continue to rise and very strong rates.  The median sales price was up by 27.1% (was up by 18.4% in November) while the average sales price increased by 9.2% (was up by 38.2% in November) as compared to December of 2014.

The inventory of available townhouses and condos has increased by 13 units to 411 properties from last month.  The second month of increased inventory, though this is still 19.3% below the December 2014 inventory.  Currently, there’s a 3.8 month supply of inventory (a 19.3% decrease from last year).  Still in a strong sellers market for townhouses and condos for Martin County.  The reduced inventory along with the strong demand continues to impact prices in Martin County.

The median sales price increased by 12.4% (down 6.1% in October) while the average sales price was u[p by 3.2% (was unchanged in October).  After an off October, prices have once again resumed their climb.

The inventory of available townhouses and condos increased by 6 units from last month to 562 units, which is still down from last November by 16.7%. Current supply of inventory remained unchanged from last month’s 5.3 months. This is 19.3% lower than last year. The St Lucie County townhouse and condo market continues as a sellers’ market, though approaching a balanced one. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

Even though the sales volume is off, prices continue to rise and very strong rates.  The median sales price was up by 18.4% (was up by 4.0% in October) while the average sales price increased by 38.2% (was down by 2.2% in October) as compared to November of 2014.

The inventory of available townhouses and condos has increased by 25 units to 398 properties from last month.  It’s good to see some increased inventory, though this is still 20.3% below the November 2014 inventory.  Currently, there’s a 3.7 month supply of inventory (a 20.3% decrease from last year).  Still in a strong sellers market for townhouses and condos for Martin County.  We are heading into the slower season for condo sales and I expect to see a little more weakening for our market until after the holidays.

The October 2015 Monthly Market Detail St Lucie County Townhouses and Condos had a decreased volume of closed sales.  These were down 5.4% from last year (was up 2.1% in September) while new sales under contract (new pending sales) increased by 1.8% (was down by 23.0% in September).

The median sales price decreased by 6.1% (down 5.4% in September) while the average sales price was unchanged (was up by 9.5% in September).  Prices have now stopped increasing and are correcting a bot from their previous values.

The inventory of available townhouses and condos decreased by 6 units from last month to 556 units, which is also down from last October by 16.3%. Current supply of inventory remained unchanged from last month’s 5.3 months. This is 16.3% lower than last year. The St Lucie County townhouse and condo market continues as a sellers’ market, though approaching a balanced one. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.  This market is one of the only Treasure Coast segments to see a drop in inventory for October.

October 2015 Monthly Market Detail Martin County Townhouses and Condos  is showing weaker closed activity year to year.  Closed sales were down by 5.7% (was down by 13.6% in September) and new sales under contract (new pending sales) were down by 12.9% from October 2014 (decreased by 17.4% in September).

Prices continue to increase, though at a greatly reduced rate from the previous two months.  The median sales price was up by 4.0% (was up by 13.7% in September) while the average sales price decreased by 2.2% (was up by 10.2% in September) as compared to October of 2014.

The inventory of available townhouses and condos has increased by 31 units to 373 properties from last month.  It’s good to see some increased inventory, though this is still 33.5% less than was available in October of 2014.  For October there was a 3.4 month supply of inventory (a 26.5% decrease from last year).  Still in a strong sellers market for townhouses and condos for Martin County.  We are heading into the slower season for condo sales and I expect to see a little more weakening for our market until after the holidays.

The September 2015 Monthly Market Detail St Lucie County Townhouses and Condos continues to gain in some aspects though at a slower pace than the past few months.  Closed sales were up 2.1% from last year (was up 6% in August) while new sales under contract (new pending sales) decreased by 23.0% (was down by 13.3% in August).

The median sales price decreased by 5.4% (up 9.7% in August) while the average sales price increased by 9.5% (was up by 19.6% in August).  Still rising, though at a slightly slower rate of increase.

The inventory of available townhouses and condos increased by 8 units from last month to 562 properties, which is still down from last September by 11.1%. Current supply of inventory increased slightly to 5.3 months, from August’s 5.2 months. This is 12.3% lower than last year. The St Lucie County townhouse and condo market continues as a sellers’ market, typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.  The shortage of inventory is hurting the sales volume and continues to impart strong upward pressure on prices.

September 2015 Monthly Market Detail Martin County Townhouses and Condos had a another slow month as compared to last year (as well as previous months).  Year to year closed sales were down by 13.6% (was down by 14.4% in August) and new sales under contract (new pending sales) were down by 17.4% from September 2014 (decreased by 17.5% in August).

The median sales price was up by 13.7% (was up by 33.2% in August) while the average sales price increased by 10.2% (was up by 22% in August) as compared to September of 2014.   Prices continue to go up as volume decreases, though at a reduced rate from last month.

The inventory of available townhouses and condos has increased by 5 units to 342 properties from last month, this is 33.5% less inventory than was available in September of 2014.  For September there was a 3.1 month supply of inventory (a 37.1% decrease from last year).  Continuing as a very strong sellers market for townhouses and condos in Martin County.  We are heading into the slower season for condo sales and I expect to see a little more weakening here until after the holidays.

The August 2015 Monthly Market Detail St Lucie County Townhouses and Condos continues to gain in some aspects though at a slower pace than the past few months.  Closed sales were up 6% from last year (was up 12.6% in July) while new sales under contract (new pending sales) decreased by 13.3% (was down by 3.3% in July).

The median sales price decreased by 9.7% (up 16.1% in July) while the average sales price increased by 19.6% (was up by 16.8% in July).

The inventory of available townhouses and condos decreased by 17 units from last month to 554 properties, which is also down from last August by 18.3%. Current supply of inventory decreased to 5.2 months, from July’s 5.4 months. This is 20% lower than last year. The St Lucie County townhouse and condo market continues as a sellers’ market, typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.  The shortage of inventory is hurting the sales volume and continues to impart strong upward pressure on prices.

August 2015 Monthly Market Detail Martin County Townhouses and Condos showed weaker activity from last year as well as last month.  Year to year closed sales were down by 14.4% (was down by 11% in July) and new sales under contract (new pending sales) were down by 17.5% from August 2014 (decreased by 10% in July).

The median sales price was up by 33.2% (was up by 14.5% in July) while the average sales price increased by 22% (was up by 15.8% in July) as compared to August of 2014.  With so liitle inventory, pressure is high for increasing prices in Martin County.

The inventory of available townhouses and condos has decreased by 37 units to 337 properties from last month, this is 34.6% less inventory than was available in August of 2014.  For August there was a 3.1 month supply of inventory (a 39.9% decrease from last year).  Continuing as a very strong sellers market for townhouses and condos in Martin County.  I am hoping with the increase in prices, many potential sellers will enter the market and bring inventory levels up.

The July 2015 Monthly Market Detail St Lucie County Townhouses and Condos showed some strong gains as compared to last year as well as last month.  Closed sales were up 12.6% from last year (was unchanged in June) while new sales under contract (new pending sales) decreased by 3.3% (was down by 5.3% in June).

The median sales price increased by 16.1% (down 17.5% in June) and the average sales price increased by 16.8% (was up by 20.3% in June).  Continuing the trend of price increases in the Saint Lucie County real estate market.

The inventory of available townhouses and condos decreased by 7 units from last month to 571 properties, which is also down from last July by 20.7%. Current supply of inventory decreased to 5.4 months, from June’s 5.5 months. This is 21.3% lower than last year. The St Lucie County townhouse and condo market continues as a sellers’ market, typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.  Unfortunately, there’s not enough inventory to sustain a strong increase in the number of sales.
