The Hobe Sound condo market (Zip Code 33455) is tied now ith the Jensen Beach area as the smallest segment of the Martin County real estate market.  October showed very little change from last month (which showed very little change from August).  Only an increase of 1 condos in inventory with both pending and closed sales remaining unchanged from September.

The one month absorption rate is 14.5 months, signifying that it’s still a buyers market.  Generally, a 6 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.  But, with such low numbers, these indicators can easily be misleading.  With the holidays approaching, I’m not expecting any significant change in the Hobe Sound condo market in the coming months.

The October 2011 numbers were:  42 active listings, 3 pending sales and 2 closed sales.  Other than a lower inventory, very similar results to this year’s activity.

No pending sales at this time.
In the past 12 months 9 condos have sold.  7 river side and 2 on the ocean side.
River side sales were from $125,000 to $240,000 averaging $200,485 or $189 per square foot of living area.
On the ocean side the two sales were for $300,000 and $326,000 averaging $218 per square foot of living area.

For October 2012: There are 2 active listings in the Admiralty

There are currently two condos under contract and awaiting the closing date. (list prices are $649,000 and $650,000)

In the past 12 months, only 1 condo sold.  Closed for $595,000 (or $201.00 per square foot of living area)

 

There are five buildings which make up the Admiralty condo complex in Palm City, Florida.  Three of which were built in 1989-1990.  The two newer buildings were completed in 2005.  These condos offer unparalleled luxury and spaciousness for the price.  Equivalent condos on the Ocean with these amenities are either non-existent or will cost well over $1 million dollars.  Current Condo association fees in the Admiralty range from the $700 to under $900 dollars per month depending on the unit size.

The Admiralty condos boast superior construction and wide water views of the Saint Lucie River along with individual 2 car garages for each unit located under each building along with additional storage.

An active adult community of 62, 2 story buildings divided into 8 villages with numerous clubhouses and pools as well as recreational areas.  One of the prime locations in the city of Stuart only minutes away from the pristine beaches of the Atlantic Ocean and close to shopping, restaurants and medical facilities.

Last June there were 61 active listings, 17 pending sales and 5 closed sales.  Fairly similar results last year.  We now have a lower inventory and more pending sales though.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market. June showed excellent activity with 6 closed sales and a further decrease in inventory to only 30 available units. pending sales were down slightly.  I don’t expect to see any great movement in this segment of the Treasure Coast Florida condo market with such a small inventory.

Last June’s numbers were 41 active listings, 10 pending sales and 1 closed sales. With the exception of pending sales, much better numbers this year as compared to last.
