The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  With only 4 actively listed condos, there’s just not that many options out there for buyers.  Amazingly, there were no changes from last month at all.

The current absorption rate is 4 months (Unchanged from last month).  This absorption rate should be taken with a liberal grain of salt, as small changes in activity make for very large changes on percentages that may not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The December 2014 numbers were: 13 active listings, 6 pending sales and 5 closed sales.  Much better activity last year with considerably more inventory to work with.

 The Jensen Beach FL 34957 Condo Market Report December 2015 remains a small sector as far as condos in Martin County and making meaningful comparisons with such small numbers can be problematic.  Pending sales were down for December while there was a nice increase in closed sales.

The one month absorption rate for the December 2015, Jensen Beach Florida Market Report ZIP Code 34957 plunged to 5.3  months (from  18 months in November), bringing this segment of the Martin County condo market back into a sellers market again, after one month as a buyers market.   A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.

The December 2014 numbers were: 44 active listings, 15 pending sales and 5 condos closed.  Very similar numbers when compared to last year’s activity.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  With only 4 actively listed condos, there’s just not that many options out there for buyers.  Any one considering selling their Hobe Sound condo, the time couldn’t be better than right now.

The current absorption rate is 4 months (Last month it was 1.3 months).  This absorption rate should be taken with a liberal grain of salt, as small changes in activity make for very large changes on percentages that may not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The November 2014 numbers were: 9 active listings, 4 pending sales and 4 closed sales.  Much better volume last year.  But there was over twice the inventory as well.
