There are 3 Atlantis condos that are under contract and haven’t sold to date.  The list prices ranged from $184,995 up to $329,000 for an average list price of $260,998 which equates to $238.75 per sq. ft. of living area. The one month absorption rate for the February 2018, Jensen Beach Florida Market Report ZIP Code 34957 rose to 3.7 months (from 7.9 months in January), back into a seller’s market after a short two months outside of this.   A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.

The February 2017 numbers were: 123 active listings, 59 pending sales and 16 condos closed.  Better closed sales volume for this year, but higher pending sales volume last February.

March 2018 Market Update for the Sandpebble Condo and Beach Club on Hutchinson Island in Stuart, Florida:

There are currently 3 condos for sale in Sandpebble. The list prices range from $299,000 up to $319,000 for an average of $306,000 which equals $296.51 per sq. ft. of living area.

There are 5 pending Sandpebble condo sales.  Three on the riverside and two are oceanfront.  List prices range from $300,000 up to $450,000 which averages to $361,980 or $282.09 per sq. ft. of living area.  These condos averaged only 18 days on the market before going under contract.

In the past 12 months, 11 Sandpebble condos have sold.  7 on the riverside and 4 on the ocean side.  Sales prices ranged from $255,000 to $450,000 for an average sales price of $325,300 which works equals $262.42 per sq. ft.  These sales averaged 96% of list price and went under contract after an average of 99 days on market.
